LOCAL STATISTICS
The summer selling season in Central Oregon is still in full swing. The local inventory has
gained momentum and we now have 3.1 months worth, according to statistics. The number
of homes sold under $500,000 has significantly decreased over the last 3 years while those
over $1,000,000 have tremendously grown. While the overall number of Bend homes sold
have not grown that much, the change between the lower and upper end in price is great
and those Bend residents who have lived in the community more than just a few years can
be amazed at the selling prices of Bend homes.
Figures now on Bend single family homes on less than an acre compared with last year at this time are as follows:
Homes for sale up 3.1% to 833
Homes sold down 8.8% to 271
Homes pending down 5.1% to 277
The average price per square foot for sold homes up 4.1% to $252
The average active price is down 2.4% to $618,000
The average sold price is up 6.6% to $488,000

We get it—and the good news is, it’s not too late. Summer doesn’t officially end until September 22, and the weather is still decent, which means there’s still time to squeeze in a few more weekend projects. To help narrow down your options, here’s a list of prime home improvements to try before summer’s end. In fact, this is the perfect time for many of these projects, since you can score deals on materials as home improvement stores try to clear out their summer inventory. In other words, slacking off was the smart thing to do!
1. Plant a vegetable garden
Spring and summer aren’t the only times to plant produce. Fall is also a great time to start a vege-table garden, but since the weather has cooled, you’ll want to focus on autumn crops—think carrots, cabbage, beets, and kale.
2. Upgrade your patio furnishings
As fall approaches and the warm weather recedes, many retailers slash prices on patio furniture to free up floor space for indoor furniture. That makes September a great month for scoring deals on all-weather chairs, wrought-iron dining tables, umbrellas, and other outdoor furniture.
3. Spruce up your landscaping
To keep your yard looking pristine going into fall, it’s time to touch up your landscaping. Many local garden centers provide landscaping consultants for free or for a small additional cost if you buy plants from them. This summer home improvement task is particularly important if you’re planning to sell your home soon, since good landscaping can add up to 28% to the overall value of a home.

4. Install an outdoor shower
Before the warm temperatures dip too much, another timely summer home improvement project is to build an outdoor shower. When designing yours, think about size (what best fits the space?), plumbing (do you need to install a water line?), and materials. Don’t forget to leave extra space where towels and clothes can hang without getting wet.
5. Renovate your deck
Depending on where you live, you can continue using your deck for outdoor entertaining during the fall and winter months—if you keep it in good condition.
Wood decks need yearly maintenance. Give your deck’s structure a close inspection. Specifically, look for signs of rot or cracks in the decking boards. If you spot issues, consult an expert by ordering a professional deck inspection, which costs on average from $50 to $199.
6. Replace your old grill
Still using that rickety outdoor grill you purchased ages ago? It’s time to upgrade to a new one. As barbeque season comes to a close, you can nab great deals on grills and grilling supplies.
7. Install a swimming pool
You heard me right! As counterintuitive as it seems, installing a swimming pool is an ideal late summer home improvement project, for a variety of reasons. One, business for pool builders has slowed by now, which means they’ll be eager to cut you a deal that could save you a lot on the price of your pool. Plus, soil tends to be drier in late summer and fall, and dry dirt makes for easier digging. And besides, you probably aren’t using your yard as much anyway! So why not take this opportunity to set yourself up for a great summer next year?

Spring features the highest number of homes that are newly listed, making it the right time to buy for buyers most interested in finding the perfect home.
Spring is also the time of year when buyers will face the most competition, meaning homes sell faster and for a higher premium than at any other point in the year.
Buying towards the end of summer offers patient buyers both selection and bargains.
The start of the busy home shopping season in early spring is a time of optimism for would-be home buyers—more new listings come on the market in spring than any other time of the year. Come late spring however, that optimism may turn into desperation as fear of missing out on the season’s newly listed homes leads many to pay more for a home than they otherwise may have.
Buyers seeking the best time to buy—looking to hit the market both when selection is good and deals are abundant—should remember that patience is a virtue and consider opening their home shopping window in late summer instead.
Certainly, if you’re a buyer interested only in finding the most homes listed for sale, spring is the time to shop and make an offer. More new listings hit the market nationwide in April of last year than in any other month.
While spring offers the most new selection, it is also the season in which buyers face the most competition—and competition drives up prices. A higher share of homes sold in the spring months sell for a higher premium than homes sold at any other point in the year.
One in four U.S. homes sell above initial list price in March through May, which is higher than at any other point in the year. This pattern is consistent market-to-market. In parts of the Pacific Northwest, over half of homes sold between March and May will sell above list price. By late summer this falls to one in three.
For would-be home buyers, this poses a dilemma. Should they purchase in the spring when they have the greatest number of choices? Or should they sacrifice selection in favor of less competi-tion in the latter half of the year? Lucky for them, the data shows that late summer offers a nice compromise between reasonable prices and selection.
Not every home listed for sale in spring will ultimately sell, and many of these not-so-spring-chicken listings can often be had for a discount. The combination of new homes initially listed in summer and these leftover spring listings means there’s almost as much overall for-sale inventory at the end of summer as there is during spring.
The fierce competition that bites buyers in spring comes full-circle and begins to squeeze sellers in the summer. Sellers, wary of the impending return of cold weather, school and all the other factors that annually signal the end of the spring-summer home shopping season, begin to worry

about selling their home this season instead of having to re-list and try again next year. The competition with all those other lingering listings leads many sellers to slash prices in late summer and early fall in hopes of finally attracting a buyer. In almost every market, the highest share of listings with at least one price reduction were in August and September of last year.
When potential buyers visit your home, they often feel like they are invading your home. After all, they usually don’t know you personally. There they are, walking through your home, looking in your closets, checking out the cabinet space of your bathrooms.
For obvious reasons, you want buyers to feel like they are in their home when they are viewing your house. How can you accomplish this?
Here are a couple of great ideas:
First, store family photos and other personal memorabilia you likely have on display throughout the home. How does this help? Why is it important? When a buyer sees an award on the mantle or bookshelf, they are reminded that “someone else lives here” which distances them from feeling at home and as a home seller you want them feeling at home, right?
Second, arrange to be out of the house during showings. Visit a coffee shop, go shopping, or take the kids to the park. Buyers feel really uncomfortable viewing a home when the owners are there. As a result, they may feel rushed and leave without giving your property serious consideration. Further make sure you are out of the house before they arrive if you leave as they enter they feel as if they have forced you out, creating a greater sense that they are intruding on your privacy.
If you can’t avoid being home during a particular showing, remain out of the way. Don’t volunteer information or attempt to give buyers “the tour”. Instead, be available to answer questions only, if asked.

THE REAL MEANING...
The Dog Days of Summer are known for being among the hottest of the season. Such days conjure up listless
floating in the pool, scrambling to find shade and, of course, dogs panting even though they haven’t been
running around. It’s too hot for running, after all.
Despite the phrase’s association with heat-struck canines, it has nothing to do with them. Well, it has nothing
to do with earthbound dogs anyway.
Summer Under The Star Sirius. These hot days were considered among the worst in Western antiquity, a time
when, according to folklore scholar Eleanor R. Long, “all liquids are poisonous, when bathing, swimming, or
even drinking water can be dangerous, and a time when no sore or wound will heal properly. It is also a time
when we are likely to be ‘dog-tired,’ if not ‘sick as a dog,’ to ‘dog it’ at work and ‘go to the dogs’ in our leisure
hours-in short, to lead a ‘dog’s life’ until the miserable period is over.”
Both the ancient Greeks and Romans noticed that the star Sirius—the dog star, Canis major in the Orion
constellation—began to rise with the sun not long after the summer solstice. While this is often the hottest time
of the summer, and publications like the Farmer’s Almanac placed the dog days as occurring between July 3 and
Aug. 11 each year, Long points out that Sirius doesn’t rise and set with the sun until mid-August now.
