concrete haS taken ona neW life
Being an industry leader is not just a matter of turnover. It also implies a certain ability to address the main challenges and to identify and exploit the specifi c opportunities. In the case of Consolis, they are two sides of the same coin.
On one side, our greatest challenge is to continue to convince our customers - owners, contractors, public companies, builder merchants, and their clients - of the many benefi ts that building with precast products will bring them:• less disruption around the construction sites and faster work completion; • reduced need for less qualifi ed workers for on-site activities;• less exposure to weather conditions;• quality assurance linked to production in a controlled environment;• limited environmental impact due to reduced on-site activity.
On the other side, an equally important opportunity is to enhance the image of concrete products. Over the past few years, concrete has taken on a new life. Many original formulations have been developed, from self-compacting to ultra-high performance, composite with glass fi bre … even
fl exible, extrudable or “transparent“ concrete (many of them will probably only be usable in the controlled environment of precast plants). Thanks to these innovations and the eff orts of our engineering and marketing experts, we have a unique opportunity to place our products in new applications with new, previously unimaginable functionalities.
All this, plus the fact that concrete is perhaps the most environmentally friendly construction material, thanks to its unrivalled recyclability, will give this unique material the status it deserves in the industry.
Penetration of precast is usually measured by the percentage of cement production used this way. It ranges from less than 5% to close to 50% within the twenty countries where we operate. That certainly leaves us with some room for growth! That certainly leaves us with some room for growth!

keyStone100 yearS of SucceSS have made conSoliS a market leader in precaSt concrete
WorldWide reach
With a heritage stretching back over 100 years,
the Consolis companies today are leaders in their
respective markets. In fact, the merger of Finnish
Consolis and French Bonna Sabla in 2005 turns
the new Consolis into the European leader
in prefabricated concrete. It off ers its customers
superior comprehensive solutions for building
and civil works projects based on concrete products
with over 100,000 references.
Products range from fl oor and wall elements to railway
sleepers, infrastructural products, sanitation pipes,
and structures for bridges and tunnels. In addition,
Consolis provides services from the design of ele-
ments and buildings to actual construction projects.
Consolis is a success story in terms of geographic
spread, too. Anchored in Europe - with operations
in practically every European country, from Finland
to Portugal and from the UK to Russia - Consolis
has over 8,000 people working in over 100 plants
and as many sales offi ces. But the company is not
limited by Europe’s borders. It also has facilities in
North Africa and Asia.
Consolis pays special attention to effi cient produc-
tion processes and a long product life span. In so
doing, it is dedicated to reducing the environmental
burden.
more groWth
Historically, Consolis has grown largely through
acquisitions. Over the past few years, they have
accelerated and will continue. Expansion will
occur primarily in Europe through growth in
existing markets, as well as entering new ones.
External growth will be fueled by organic growth.
This implies promoting prefabricated products within
the construction industry. It will also require that
Consolis actively continue to develop products, pro-
duction processes, building systems and services.
At the same time, profi table growth is only possible
by the successful integration of the companies in
the new Consolis and by leveraging cross-selling
and synergies across the organisation.
But most of all, success will be obtained by a total
commitment to customer satisfaction.
3over a century of experience and excellence
Consolis has roots set in concrete. Its powerful track record in concrete products is the result of a combination of organic growth and acquisitions.
Looking back, the group’s French fl avour, Bonna and Sabla, were both founded in the 1890s as supplier of pressure pipes and lime manufacturer, respectively. They expanded rapidly, both geographically and vertically, gaining expertise in waste water engineering, civil engineering, railway sleepers and other areas. By the end of the 1990s, they had merged to form Bonna Sabla.
On the Consolis Oy side of the family, the history of precast technology in the construc-tion business started in the 1940s. Consolis companies created at this time, such as DW Beton in Germany, Strängbetong in Sweden and Spanbeton in the Netherlands, were forerunners in the introduction of this technology, which today has reached a high level of penetration in the European building sector. The Finnish group Consolis Oy was formed in 1997 from the amalgamation of companies in Finnish Partek Precast Concrete and Swedish Strängbetong. Through acquisitions and organic growth, Consolis subsequently rose to leadership in many new markets, such as the Baltic countries and Poland.
This long history has now come together in one concrete company - Consolis.ro

Strong groWth in the reSidential Sector
Around half of Consolis’ activity is dedicated to
the building sector. Over the past three decades,
precast technology has become the most
econo mic and rapid construction method,
combining the benefi ts of serial production
with customisability.
The residential building sector has also experienced
rapid penetration of prefabricated technology,
and Consolis, as market leader, is riding this wave.
Industrialised manufacturing technology helps
speed up construction while off ering systematic
quality control and cost effi ciency.
At the same time, living standards in terms
of thermal and acoustic insulation, fi re resistance
and air quality are maintained at a high level.
Consolis has developed construction systems for
high-rise apartment buildings as well as for low-rise
and single-family houses. Consolis supplies the ele-
ments, such as hollow-core slabs and ready-made
sandwich walls, enabling fast erection and better
quality of houses. Precast apartment buildings of up
to 25 storeys or in some cases even 40 storeys are
possible with Consolis’ prefabricated elements.
With industrial innovations such as pipe fl oors,
integrated hollow-core slabs and FlexCasco walls
with space for pipes and conduits, Consolis makes
it easy for the builder, designer and buyer to confi g-
ure the accommodation freely.
concrete iS not dull and not only grey
Numerous references show that prefab concrete
buildings at their best are not dull at all. In fact,
they are colourful and stylish. The building design
is very fl exible - every building can be adapted
to the requirements of the builder or architect,
which means elegance and effi ciency go hand
in hand. Today, Consolis can also off er jointless
facades with traditional plaster fi nishing, made
with precast technology.

In Sweden, Consolis subsidiary Strängbetong has in recent years developed to a leading provider of elements to apartment houses. Strängbetong has come up with a new concept in building apartment houses. In addition to manufacturing and delivering elements, the concept may include design, assembly and completing frame of building in order to create a weatherproof building shell. Facades can be completed with nearly any kind of surface, and fl oors are made ready for carpeting or parquet.Strängbetong has delivered a block of apartment houses made of prefabricated elements in the town of Varberg on the west coast of Sweden. Varberg has got a sensitive small town environment, hence the architects wanted to keep a small-scale appearance. Altogether these apartment houses consist of 75 fl ats. At ground fl oor the houses have 1,650 m2 of space for shops. The delivered elements consisted mainly of hollow-core slabs and sandwich facade elements, but also of inner walls and structural elements. To create the right atmosphere, a variety of expressions, e.g., polished or painted concrete and tiled brick surface were used in the facades.

Serving commerce and induStry needS
Offices, factories, shopping centres, car parks
- these are all key client sectors for Consolis. With
its vast experience in manufacturing, design and
on-site erection, Consolis can offer tailored, cost-
effective solutions.
Consolis has developed complete precast systems
for office buildings, including structures, floors,
façades, lift shafts and stairs. The elements are
made in quality controlled factory environment,
enabling short construction time independent of
weather conditions.
Because space is at a premium, the Consolis
systems use extra-long-span hollow-core
slabs as floors to provide freedom in positioning
office areas.
Similarly, Consolis prefabricated concrete struc-
tures are perfectly suited to all types of commercial
building - small and large shopping centres,
supermarkets, shopping malls - as well as
to industrial buildings of all sizes. A key advantage
of the system developed by Consolis is the
extra-large open floor space with high loading
and durability and a minimum of columns - or none
at all.
Consolis also has wide experience in the design
and construction of car parks. Meaning that it can
combine speed and cost-effectiveness with maxi-
mized use of space and freedom of expression.
learning and leiSure, too
The Consolis group also offers precast solutions
for schools, libraries, theatres and churches.
Hotels and hospitals are also well suited for pre-
fabrication.
Consolis equally has a long list of references in
sports facilities. It has provided precast concrete
elements for stadiums, grandstands, ice-skating
rinks and even bob-sleigh runs.
The flexibility of the Consolis state-of-the-art
production techniques enables the company to
create a considerable diversity of structures and
solutions, which means that each project can be
individualised.
3Building eStonia’S firSt pulp mill
Consolis was called in to participate in a unique project - the construction of Estonia’s first pulp mill near the town of Kunda, targeted to produce millions of tons of bleached chemi-thermo mechanical pulp.
Consolis’ Estonian subsidiary E-Betoonelement designed, manufactured and supplied the precast concrete structures for the plant and the wood-room building. In fact, the scope of the E-Betoonelement involvement was very broad; including complete engineering design, manufacturing, transportation and assembly. Plus, meeting all the test and war-ranty criteria.
In all, around 3,000 concrete elements had to be erected, the heaviest columns weighing some 50 tons.
Co-operation with the client was smooth and supportive throughout the project, including the on-site erection process. And all quality requirements were naturally, fully satisfied.c

SolutionS SleeperS defining the Standard for Sleeper Quality
the pioneering Spirit
Consolis was a pioneer in the production of
concrete railway sleepers. The group companies
(most of them leaders in their national markets)
have over 40 years’ experience in this fi eld and
have indeed defi ned the standard for this product
type in the majority of European countries. The
experience goes back to the 1920s. For example,
in France, the engineer Edmond Vagneux invented
in 1924 the twin-block sleeper.
Consolis produces approximately three million
railway sleepers annually.
mixing local and gloBal railWay culture
On the strength of its long experience in some 13
diff erent countries, Consolis has developed a strong
international railway culture. This translates into
a signifi cant technological capability, both in the
design and production fi elds. As a result, Consolis’
railway activity is not limited to standard sleepers.
The product range includes high-speed technology
(equipment of tracks for the TGV, ICE and CTRL),
concrete bearers for switches and crossings, con-
crete sleepers for slab track, and associated railway
products such as railway crossing systems, railway
platforms, foundation systems for poles and others.
Clients also include urban tramway operators
and underground mass transit systems. Here, very
specifi c custom-designed products are needed,
in particular to reduce noise and vibration or to
provide a more aesthetic fi nish. The many years’
know-how accumulated from the extremely broad
range of products and market segments served
enables Consolis to provide customers with
tailored solutions which are produced with
the highest standards in quality and effi ciency.

A brand new high-speed railway line will soon connect Paris to Strasbourg in the north-east of France at a speed of 350 km/hour - the highest speed on the French network.Track laying for the line’s fi rst stage was completed in early 2006.
By then, Sateba and Sotradest, the two French companies of the Consolis railway branch, will have supplied 700,000 of the sleepers required for this 300 km long section, that is, 600,000 reinforced concrete twin-block sleepers and 100,000 prestressed concrete monoblock sleepers. Deliveries started at the end of 2004 and production a year before that.
The two companies also manufactured and delivered all of the 60,000 linear metres of prestressed concrete bearers for switches and crossings. Furthermore, for a 3 km zone of slab track to be covered at 320 km/hour, the patented Sateba slab track sleeper system was selected by the contractors, RFF/SNCF.

3upgrading the SeWage SyStem of nice
The city of Nice on the French Riviera took the opportunity of the construction of its new tramway network to upgrade its sewage and rainwater draining network. Consolis was called in to supply the culverts for a key segment of this project costing 20 million euros and covering a total distance of 23 km.
Consolis supplied the precast concrete culverts, some of them as large as 4.4 m long with 1900 mm diameter and weighing anywhere between 7 and 12 tons each. For the sewage system, Moduloval culverts were used each side of the city’s main thoroughfare, because of their flexibility allowing for horizontal or vertical installation in either shallow or narrow trenches.
Consolis also provided support services, both at the project definition stage and during construction.c

expertiSeinnovation - a Strategic priority
conSoliS technology at the cutting edge
Innovative solutions play a central role in Consolis’
continued success. That is why the Consolis
Technology R&D community is at the forefront of
developing precast concrete concepts, products,
manufacturing processes with new contributions
of raw materials.
Its efforts focus on product development itself, but
also design using the latest CAD tools, concrete
properties (per application) including the quest
for new materials that fit the market needs, and
production processes to improve productivity
and quality.
Consolis has developed a Technology Roadmap,
that is, an analysis of what technology and what
market trends will impact the Consolis business
in the future. Since Consolis operates interna-
tionally while producing and selling locally, the
roadmap will give further impetus to inter-group
co-operation.
In addition to the roadmap, a Consolis Innovation
Training (CIT) has also been set up. Its objectives
are to intensify the innovation processes, improve
the transfer of best practices and create proce-
dures and practices for managing innovation.
The overall aim is to bring more new products
to market - products in their broadest sense
encompassing services or new concepts.
flexcaSco - a vBi innovation
Among Consolis’ innovative products can be found
the FlexCasco system from VBI in the Netherlands.
It received the award as “The Best Innovation
of the Year 2005 in the Building Business” from
Cobouw, the most important building trade
newspaper in the Netherlands.
Building for the future is becoming a ‘must’, both
from an economic and ecological standpoint.
This is the big advantage of FlexCasco. It offers
huge flexibility for future changes in the building,
significantly increasing its usability and life span.
It is simply a question of moving the internal walls,
changing the layout of pipes and wiring,
and the building is ready for a new life.
elematic - one-Stop Supplier
Elematic, part of the Consolis group, is a little
special. It is the world’s leading supplier of precast
concrete machinery and equipment as well as the
only supplier capable of delivering complete pro-
duction plants anywhere in the world. It provides
technology for manufacturing all types of precast
elements, for housing, industrial and infrastructure
construction, e.g. walls and façades, floors,
partition walls, columns and railway sleepers.
Elematic’s technology is currently in use in more
than 100 countries across five continents. In 2005,
Elematic delivered 30 complete plants to custom-
ers in Europe, the USA and Africa.

After 20 years, it was time for the 3 Orly-Ouest car parks and access hall to be renovated. The architects wanted a new look, with attractive colours per storey and curved contours.
Ductal® * concrete was chosen for its robustness and shock-resistance (trolleys, luggage, etc.), but also for its flexibility.
Consolis was brought in to produce the 600 panels, each between 2.50 m and 3.00 m high. Some were curved, meaning that they had to be prefabricated in quarter curves for some of the pillars. A major challenge was to meet a specific time-line to ensure that the colours of the different elements remained uniform.
The renovation project started in September 2005 and the first stage was completed early January 2006. Work will continue through 2008.

neW ideaS for SuStainaBility
Concrete is by nature recyclable and low energy
consuming. And prefabrication helps to reduce
energy and raw material consumption during con-
struction. Consolis is showing the way by develop-
ing new ideas for sustainability over the entire life
cycle of products. Key focus areas include better
use of materials, production systems with reduced
environmental burden, design for re-use, design for
dismantling and recycling rather than demolition.
environmentally friendly production
Precast structures are economic and effi cient,
so they lead to savings of natural resources.
At the same time, production of precast concrete
takes place under controlled climatic conditions in
enclosed factories, facilitating the control of waste,
emissions and noise levels.
Consolis solutions for buildings furthermore
integrate adaptability to permit full reconfi guration
of spaces. This prolongs the economic use of the
building, making renovation a real option instead of
demolition. In fact, diff erent elements are designed
for diff erent renovation/replacement periods.
re-uSe and recycling
A maximum proportion of waste is recovered
and re-used in Consolis’ production processes.
This applies to fresh concrete residue as well as
hardened concrete. Consolis already has several
years’ experience in closed production systems in
which all waste material is processed and re-used.
This process will be generalized to all of Consolis
plants in the coming years.
At Consolis, we take our environmental
responsibility seriously - through the whole life
cycle of the product.

3thermal maSS to reduce energy conSumption
The construction industry is playing its part in reducing energy consumption. Consolis has invested considerable eff ort to fi nd ways of using a building’s thermal mass to reduce energy consumption. Strängbetong has many years’ experience with its Termo Decksystem, and Parma is developing its Terma system.
Using the thermal mass of a building’s components is a very cost-eff ective way of redu-cing energy consumption. Passive utilization of thermal mass reduces energy consump-tion for heating by up to 10% and for cooling by even 30%. In advanced solutions, the thermal mass of concrete structures is used actively, that is, the additional heat or coolness is transferred to and stored in the structures. Savings can be signifi cant.

enrichmentcuStomer-oriented management
priority to training
Competence development has always been given
pride of place at Consolis. This fact is reflected
in the responses to the employee/manager opinion
survey – almost 76% of around 400 respondents
see competence development as very important
to the company and employee success.
So training – in particular management training – is a
major investment and covers a wide range of techni-
cal, personal development and managerial topics.
As an example, project management training has
been established. Its main purpose is to improve the
key competencies of people involved in the various
stages of project management and customer service
(design, sales, production and site works). Another
aim is to encourage co-operation and mutual com-
munication to achieve better results more efficiently.
tranSfer of BeSt practiceS
Transfer of best practices (TOB) is a key pro-
gramme for sharing experience among Consolis
companies. It was initiated back in 1992 and since
then, many improvements have been introduced,
be they cost savings, productivity enhancements
or accelerated processes. And they have operated
across all disciplines – material technology, design,
production, products and applications, transporta-
tion and installation, marketing, and information
technology – all areas where Consolis strives
for best-class service to its customers.
Formal TOB groups have been set up and meet
regularly. Best practices are made available
through the TOB handbook.
conSoliS netWorkS
A series of international functional networks have
been established across the company – HR, com-
munication, IT, purchasing, finance, marketing, etc.
The networks meet on a regular basis. Their
purpose is to give support to line management
and streamline the operations. But most of all,
their mission is to share knowledge and experience
and build synergies among the companies.
Networks are an expression of the dynamism
and teamworking that nourish the Consolis
business operations for better quality and customer
satisfaction.

3advanced academy: looking to the future
The objective of Consolis Advanced Academy management programme is to prepare young managers to meet the needs of today and the challenges of tomorrow. More precisely, its objective is to develop management skills in the areas of strategy, leadership, business processes and economics.
The programme started in 2001 and so far about 100 managers have attended the sessions led by Consolis experts, backed up by world-class academics and consultants.
The programme is divided into four modules :• creating winning strategies, research and analysis in support of strategic planning;• developing leadership, leaders in a multicultural context, leaders as coaches, leading change;• understanding the Consolis business processes;• financial planning, target setting, analysis and the reporting system.
Over and above the formal learning, the programme has a broader purpose - to create a sense of shared purpose and to build a strong network within the group. And the learning continues: new management training programme is in a planning phase.
