The subject property is a 2,500 square foot Jack in the Box fast food restaurant located on a 12,000 square foot lot in the city of Montebello, CA. The property is currently leased to Jack in the Box, Inc. under a 20 year NNN lease that commenced in 2005. The lease includes fixed rent increases of 10% every five years and during the four 5-year options to renew. The property was constructed in 2005 and remodeled in 2009 to its new look. It is located on a signalized corner lot at the intersection of North Garfield Ave. and Via Campo just off the 60 freeway. The intersection boasts traffic counts in excess of 37,000 vehicles/day. The subject property has reciprocal parking with the adjacent bank.
