HAPPY NEW YEAR! 2019 is here and its time to make sure your home is in tip top shape! Homeowners are responsible for every aspect of their house, from the roof, to the paint to the backyard. Homeowners should inspect their roofs on an annual basis for cracked, missing and broken tiles. The felt underneath your roof tiles should be inspected by a professional to ensure that the material has not degraded. Investing a few hundred dollars in a roof inspection can potentially save you thousands in roof repairs and internal damage. Homeowners should also clean their rain gutters on an annual basis to ensure that rain water does not cause damage to their wood trim and fascia. Over 75% of the Association has painted their homes and they look amazing. If you haven’t painted yours, it is time. If you have painted, thank you. Please make sure you have completed your Notice of Completion after the painting has been completed. Backyards should be maintained and kept clean. Check on your fencing and repair and replace if needed. Trim your trees and plants in the backyard as they may be hanging over into your neighbors yards or Association Property. Roots may also damage a neighbors backyard or your own.
SAFELISTING VEHICLES Safelisting of vehicles is limited to 56 days per calendar year for each address. Safelisting is for guest vehicles only. Homeowner vehicles are not allowed to be safelisted unless you are going on vacation and your vehicle won’t be moving off the street, or if there is an issue in your home where you won’t be able to utilize your garage for a vehicle for a short period of time. These requests need to be made in writing to Management at [email protected]. Phone requests will not be honored.

EXTERIOR PAINTING IS REQUIRED It is so exciting to head into the Los Abanicos Community and see so many of the houses looking so freshly updated with the new color schemes. 75% of Los Abanicos has painted their homes. Please ensure that if you have not painted, that you make it a priority to paint your home. It is a requirement. Please ensure that your fences and gates are in good shape and painted BONE WHITE. If you wish to replace your fence or gate, you will need to submit an architectural application. If you want to replace with vinyl, that will also need to be submitted for architectural approval. Please note that the vinyl fencing must match the BONE WHITE paint color of a painted wood fence. SAMLARC is switching color palettes for some of their areas, but Los Abanicos is not affected and will retain its current color schemes. A Notice of Completion is required at the end of your painting project to close it out in our systems. Please ensure you submit to both SAMLARC and Los Abanicos separately. Notice of Completions are in your original application packet or you can download one at www.mylosabanicos.com.
HOMEOWNERS ARE RESPONSIBLE FOR THEIR TENANTS Owners, if you are renting out your property, please ensure that your tenants have a copy of the Rules and Regulations and adhere to them. As the homeowner, you are ultimately responsible for their actions. If you do not have a copy of the Rules and Regulations, please contact Keystone Pacific Property Management and one can be provided to you. You may also want to provide them with a copy of the monthly newsletter.
