WINDCREST EAST HOA BOD MEETING
DECEMBER 22, 2014 - REDACTED
The meeting was called to order by Felicia Ayoub at 10:00 A.M.
The attendees were Felicia Ayoub, Walter Blanck, Barbara Caramore, Linda Nemeth and Jack Tyniec. Linda Nemeth chose not to run for re-election; Frank Cavallaro is the new BOD member effective 01/01/2015. A Motion was made by Jack and seconded by Felicia to adjust the existing slate of officers for the year 2015 as follows: Felicia Ayoub – President, Barbara Caramore – Vice President, Jack Tyniec – Treasurer, Frank Cavallaro – Secretary and Walter Blanck – Assistant Treasurer. Barbara will also continue to act as Recording Secretary. All in favor, Motion approved. The Minutes of the meeting of November 20, 2014 were reviewed, Motion made by Jack and seconded by Linda to accept the Minutes; all in favor, Motion approved. Financial Report November income was $48,746 and operating expenses were $43,148 for a variance of $5,598. Year to date income was $628,030 and expenses were $654,599 for a variance of $(26,569). Year to date expenses are over budget due to several unexpected repairs and do not include capital items, which were paid from the working capital (reserve) account. Some of these were detailed in the September report and a full explanation was provided at the annual meeting. December checks issued through December 23 totaled: $49,042.23. In response to a question at the annual meeting regarding the difference between end of 2013 and projected end of 2014 capital reserve account balances, there were two withdrawals from working capital in 2014, one for $25,000 on Sept. 30th and another for $26,000 on Nov. 10th. Both were necessary to repair rotted home columns with Azek, however the latest figures were not available in time for the annual meeting. The actual difference in working capital account balances between 11/30/2013 ($124,955) and 11/30/2014 ($227,161) for the Working Capital account was $102,205.84. We deposited $152,910 in from December 2013 to November 2014. The December 2013 and January 2014 deposits were $11,000, (the monthly amount for 2013) and (10x$13,091=130,910) from Feb.-Nov. 2014. Subtracting the $51,000 from $152,910 equals $101,910. The $705.84 difference between the actual balance and the deposits less withdrawals equals the interest earnings on the account.

Old Business Drainage work at the rear of (address) is scheduled to be completed before the end of the year. Bills for roadway repairs completed by North Fork Seal Coat will be paid; a percentage of the amount will be held back until they are able to make adjustments to the repairs. They have agreed to make the necessary adjustments when weather conditions permit and, at that time, the amount withheld will be due. New Business The holiday lighting decorations will be removed by Decorative Gardens in early January. Maintenance and repair work on the pool is expected to be started in April 2015. Luis Cali has submitted a proposal in the amount of $9,600.00 to do necessary repair work on the Clubhouse front porch. The only additional cost for this work will be the cost for replacement stones, if any are needed. DC Electric is scheduled to repair the street lights that are currently not working. Homeowner at (address) has requested permission to have a dumpster placed in the driveway at the rear of the residence while preparing for improvements to the interior of the residence. The dumpster is estimated to be required for approximately three days. Motion made by Jack, seconded by Linda to permit the placement of the dumpster; all in favor, Motion approved. Jack will be contacting the Professional Engineer to schedule a meeting to begin the next Capital Reserve Review. We will need a completed report from him by September 2015. The next meeting of the BOD will be Tuesday, January 20, 2015 at 10:00 A.M. The meeting was adjourned at 11:15 P.M.

PAST EVENTS
THE HOLIDAY DINNER DANCE: (The 10thAnnual ) On December 3, 2014, a crowd of Windcrest residents gathered at Majestic Gardens to usher in the Christmas and Hanukah seasons. They generated a host of memories that will remain: good friends old and new; smiles, laughter, good cheer; delicious food and drink; music to sometimes sooth and sometimes excite the soul; a beautiful holiday setting. I even heard Tiny Tim saying "God Bless us every one".
COOKIE EXCHANGE for 2014
Our cookie exchange was held in the Clubhouse, in front of a beautifully decorated
Christmas tree and a cozy fireplace on December 8th
. Thirteen ladies attended and
exchanged delicious, beautifully wrapped cookies to take home. We also had many
cookies to sample along with hot mulled cider, coffee and tea. It was a relaxing get
together for those who attended. We enjoyed beautiful Christmas music, thanks to
Linda Clark and her “I-pod”. Also, thanks to Dolores Griemsmann for her “once
again” humorous Christmas cookie baking experience with the help of her husband,
Bob. We can’t wait to hear about next years’ “cookie baking tale of woe”. We also
had a Christmas gift swap of kitchen items which was a lot of fun since the ladies
could “steal” from one another. We want to thank all of you who took time out
from their busy schedule to make this affair so nice. For those who did not attend
this year, won’t you join us next year and enjoy this festive get together and some
delicious cookies? Dee and Elaine
Didn’t the clubhouse look wonderful this year? Thanks to the efforts of a talented group of “elves”, everything was put up in one morning. The mantle was the result of the work of Janet Herd who creates a new design every year. We also need to express a heartfelt thank you to Joan Alfano who came up with the idea for the Holiday Card Boxes. She and her husband George, store the boxes and set them up for us each Christmas. It is a great way to exchange wishes within the community. Thank you everyone for your time and talents.
I also want to say how pretty our community looked this year with the addition of the decorations by many of our new neighbors. Windcrest East knows how to decorate for all holidays! <><><>

FAMILIES IN OUR COMMUNITY.
Once again the AARP Defensive Driving Course will be offered in our community on Saturday, April 10th and a second class on April 17th if the first is filled. This is a 6
hour class with a half hour lunch break and is limited to 30 people. Cost is $20 for AARP Members and $25 for non-members. Call Rosalie or Stuart Rock (369-3430) or
e-mail them at [email protected]. You must let them know if you wish to attend.
Pizza Night will continue on the first Wednesday of each month. The next
will be on February 4th
at 6PM. Join your neighbors for this friendly meal.

Don’t forget when cleaning out your closets, if you have any clean, usable clothing you no longer
want, call Bruno Meloni at 369-3069. He will collect them and take them to the Living Waters Church, Riverhead, for use by the needy in the town. Winter clothes are needed. They will take shoes as well.
A Reminder--all beverages stocked in the clubhouse--soda, water, coffee or tea cost $.50 each. Please put your money in the box on the counter next to the refrigerator... The Keurig® Coffee maker is currently not available for use as it is part of a recall.
Also, if you have any bottles or cans (5 cent deposit) you wish to recycle, put them in a bag and leave them at Linda Nemeth’s garage door (9 Black Pine St.) and she will cash them in and give the proceeds to the Social Committee.

NOTICE TO HOMEOWNERS---HOW TO AVOID FROZEN WATER
PIPES IN COLD WEATHER
With the cold weather, the BOD would like to remind homeowners that all homes are vulnerable to freezing pipes bursting unless precautions are taken. Following are a few actions to take if leaving the home for an extended period:
Turn off main water valve and open kitchen faucet.
Turn off outside hose spigots and close valves inside the house
Turn thermostats down to not less than 55 degrees (preferably higher)
