During May 17th through May 20th, the seventh annual Habitat Expo 2007 was held in Mexico City’s World Trade

Center. For four days all manner of home-related goods were on display. Everything from fine furniture to kitchen sinks, Habitat Expo featured everything a home buyer could need for decoration or inspiration. A dazzling array of temptations delighted the crowds of interior design enthusiasts and serious shoppers. Habitat Expo showcased the latest high design trends alongside internationally noted firms and new up and coming Mexican Industrial Designers. In addition to 8,000 meters of display space chock-full of colorful booths, Habitat Expo also offered an interesting array of seminars, where experts in their fields, Architects and Interior Designers, discussed themes as varied as sustainable architecture, automated lighting systems, and ecological office environments. Industrial Design, the design of products to be manufactured, in general, and Furniture Design, specifically, with their small scale, ease pf prototype creation, diverse use of materials, and market-driven

ingenuity, are often the fields that lead design movements, which then go on to influence everything else: From Interior Design and Architecture, to fashion, art and popular culture. The Annual Milan Furniture Fair, Salone Internazionale del Mobile, held in April each year brings together Industrial Designers and their buyers from all over the world. After 46 years, it has gotten the reputation for cutting edge design, where trends in home and office design first appear. Fresh from the Milan Furniture Fair, and appearing at Mexico’s own Habitat Expo, Tamara Kitain Talamas, expert in 20th century design and founder of Centro de Diseño Aleman in Mexico City, presented a Retrospective of International Furniture Design and Design icons of the 20th century, focusing on the long-lasting Influence of the Bauhaus school, and ending with a projection of the coming trends in Interiors.

and Fibers; some unusual like cactus fibers, paper, card board, recyclables.

5. Multi-functional, convertible furniture. Way beyond the sofa beds of the past, these couches swivel, rotate, adjust, become beds, chaise lounges, desks, tables, and more.

6. Honoring Design Icons. Putting one furniture design icon in each space, to interact/play off other design elements. High design originals (not fakes) are selling better now than ever before, leading one to speculate if the public has been getting a better design education or if a more sophisticated design aesthetic has come into vogue.

8. Clean light spaces with one bold colorful lamp, in fun or dynamic shapes.

9. More focus on Home Offices and accessorizing the home for home offices.

You have probably seen them before--in licensed and unlicensed forms--in shops and houses across the globe. These are the shapes and designs one

thinks of most when they think of the furniture design of the last hundred years. Wildly innovative (or just wild), they have withstood the test of time to become modern standards. Here are a few of the design icons--and their iconic designs--that most define the 20th century in furniture design.

Ludwig Mies van der Rohe (born Maria Ludwig Michael Mies) (1886 - 1969) was a German architect who was widely regarded as one of the pioneering masters of modern architecture. His style was based on simplicity and clarity and he used modern materials like steel and glass to define his spaces. Known for his methodical approach, he was prone to using sayings like, “Less is more,” and he contributed two of perhaps the most famous pieces of the simply elegant style of 20th century furniture design

Charles Eames (1907–1978) and wife, Ray Eames (1912–1988), also architects, were joint creators of the Eames Lounge and ottoman, which they designed for the Herman Miller furniture company. It was built using the thoroughly modern material, molded plywood. Examples of their work are part of the permanent collection of New York’s Museum of Modern Art.

Eero Aarnio (born 1932) is a Finnish interior and industrial designer who designs innovative modern furniture. Known for his whimsical and functional design, he is most famous for his Ball and Bubble chairs. Because his designs so captured the spirit of the 1960’s, his furniture become popular culture icons of that time period and many are on display in the world’s most prestigious museums. He continues to work and create new designs, mainly in plastic, with fun colors and shapes.

Salvador Domingo Felipe Jacinto Dalí i Domènech, Marquis of Pubol (1904-1989) was a Spanish artist , most known as a surrealist painter, and is considered one of the most important painters of the 20th century. A well rounded artist, he was known for his sculpture, contributions to theater, fashion, and photography, among other areas. One of the most popular objects of the surrealist movement was the Mae West Lips Sofa, completed by Dalí in 1937. This monochromatic Lips sofa is an updated version from 1970.

Frank O. Gehry, Easy Edges cardboard chair, 1972.

Frank Owen Gehry (born Ephraim Owen Goldberg, February 28, 1929) is a Pritzer Prize winning architect based in California. His buildings are so distinctive and famous many have become tourist attractions in their own rights, think the Guggenheim Museum in Bilbao Spain, or Walt Disney Concert Hall in Los Angeles, CA. Gehry continues to tackle very large and well-publicized projects, contributing to him becoming somewhat of an architectural celebrity. He is often considered to be one of the largest modern architectural icons, but he got his start designing furniture when he came to the attention of the public in 1972 with his “Easy Edges” cardboard furniture.

Charles-Edouard Jeanneret (1887–1965), who adopted the name Le Corbusier in 1920, was a French pioneer of Modern Architecture. His career spanned 50 years in which he left a lasting impact as: architect, writer, urban planner, painter, sculptor and industrial designer. He had a very rigid philosophical basis to his design. Many of his urban design ambitions were controversial as he was a proponent of large housing projects, but his fluid and sleek furniture design always won him praise.

The summer season in Zihuatanejo means a lot of things to its residents, on the one hand it’s a chance to relax from the high

season tourism, and enjoy practically empty local beaches and restaurants. On the other hand, it’s a time of preparation for the rainy season—which dominates the months from June through September, turning streets into rivers and the brown hillsides into the lush green of the tropics. While rain is the source of our beautiful surroundings, for homeowners it can be a time of battling the elements, if the right steps are not taken early on. One architect who worked on a home in La Ropa, repairing damages caused by water seepage, offered a few preventative measures that can help eliminate sources of leakage in your home. The best way to prevent damage is to investigate, identify and repair all leaks and cracks, and to make sure that exterior materials are properly constructed and maintained.

Areas to check for leaks and cracks:

Windows and Doors: Check for peeling paint or discoloring, it can be a sign of water getting into the wood.

Roof: Leaks are particularly common around plumbing vents, make sure the impermeable materials have not become rotten.

Foundation and Exterior Walls: Seal any cracks and holes in external walls and foundations, in particular, areas where wiring extends through to the outside walls.

Plumbing: Check for leaking faucets, or dripping pipes.

Damaged Material: Check for termite damage in wood materials, especially if they are exposed to the outside.

Other preventative measures:Paint your exterior walls. A good exterior impermeable paint layer can act as a protective covering for your outside walls. Properly maintain or replace the impermeable layer on the roof. Add a small overhang along the eaves to divert rainwater away from your home.

Organic curves complement broad ocean vistas in new Ixtapa development

P almetto Ixtapa is the latest development from the Palmetto group, known for luxury residential condominium projects that utilize

innovative and contemporary architecture. Other country club and coastal Palmetto projects include: Bosque Real, Lomas Country, Palmetto Acapulco, Punta Mar, Pedreña, and Lomas del Rio. two-level apartments of between 287 to 485 square meters (2,850 to 5,390 square feet) each, in five towers. All units have at least three bedrooms and four baths with maid’s quarters, and all have large and very private ocean-facing terraces.

“What I like most about the project,” says listing agent Tim Sullivan, who is offering Palmetto Pre-Sales through his Ixtapa-based Ixtapa Real Estate, “is the way the site is laid out along the curve of the coastline, making the buildings wrap around. The contour of the land and [Architect Enrique] Muller’s unique curving design, guarantee privacy, not only from your neighbors on either side, but from above and below as well.” Privacy and exclusivity are the prominent features here, not only in the design, but in the location. You are two minutes from the Ixtapa strip, but tucked away on a cul-de-sac, in a gated community, on a cliff facing the ocean. You can’t see your neighbors and they can’t see you, and with Palmetto occupying the furthest point of the property, there will never be anyone else between you and the sunset.

Other amenities of the project include a spacious plot of land with ample outdoor common areas, tennis courts and a large Beach Club housing an infinity pool, two jacuzzis and fully equipped ocean view gym facilities.

The interior design, finishes, appliances, and accessories are all to be of the highest quality. There is a ground floor auditorium and cinema available for owners use. There is 24-hour security with a manned security booth at the gated entrance for exclusive access. And perhaps best of all, low maintenance fees.

Palmetto Ixtapa credits their high tech, energy saving design with allowing them to offer administrative fees substantially lower than average in Ixtapa. By having the individual units occupy the majority of each floor they minimized the amount of indoor common

areas, like hallways, which lowers the total electricity usage, and in outdoor common areas that do need lighting, the lighting is computer controlled. Security cameras, motion sensors, and controlled access, keep security tight with less manpower, and the elevators use energy efficient bands instead of cables. The projected completion date is set for the end of February 2008, but they are so far working two months ahead of schedule.

Ixtapa, even 30 years after its original development, is still luxuriously uncluttered compared to the proliferation of development in places like Cancun or Puerto Vallarta, and surprisingly affordable too, with prices $500 to $1,000 US dollars less per square meter than most other comparable destinations in Mexico and the United States. Palmetto Ixtapa quite literally stands alone on its perch above the Pacific Ocean and at less than half-finished and more than half-sold, it seems we are not the only ones who have noticed.

Apostille – The way in which a binding document from one country can be legalized or authenticated for accepted use in another country. A certification of authenticity that must accompany documents that have originated outside Mexico, for them to be accepted for use in Mexico. In cases where apostille documents are accepted in place of appearing in front of a Mexican notary to sign a document, the document to be signed, must be signed and notarized in the signer’s state of residence, and then sent to the official government office to be “apostilled”/certified. Usually involves fees and time delays, but can often be preferable then returning to Mexico to appear before a notary to sign a document. See ADIP March 2005 for more information.

Ejido, Ejidal, Ejiditario – In 1917, after the Mexican Revolution hundreds of millions of acres from the original Spanish land grants were expropriated by the government and classified as ejidal or agriculture properties, accounting for almost 50% of all land in Mexico. The state retains ownership of these lands and the Ejiditarios, the farmers who live on them, have the collective right to use them. The rights of usage pass from father to son, but this land can never be sold as private property. In the early 1990’s a decree was passed allowing Ejido land to be converted into private property, and thus able to be sold to third parties. The procedure is a multi-step and often lengthy process, where all members of the group must be in agreement. See ADIP February 2005 for more information.

Factura – Official receipt for goods or services that contains the buyer’s and seller’s RFC number and any IVA collected.

Federal Zone – Applies to land, and real property within land, that is 100 Km from any international border and 50 km from any coastal shore—which is the restricted zone and cannot be directly purchased by foreigners. See ADIP November 2004 for more information.

Fideicomiso – is a bank trust through which Foreigners can acquire indirect title to property. Per Article 27 of the Mexican constitution, any property located within the “restricted zone” (see above), acquired by a foreign person, must be held in a Mexican bank trust (fideicomiso). Essentially, the fideicomiso is a contract with a Mexican bank for it to hold title on behalf of the foreign person. For more information see ADIP February 2001, January 2004, February

Foreign Investment Act – Mexican Law governing investment activities by foreigners in Mexico, with the purpose to establish rules to attract foreign investment to the country and promote its contribution to national development. FM Documents - FM “Migratory Form” is a visa a foreigner can apply for, for permission to enter Mexico and which establishes how long they are able to stay and what type of activities they are permitted to perform while in Mexico. -FM-T Tourist Visa, non-immigrant, from 30 days to no more than 6 months, granted upon entering, no work or business activities allowed.-FM-3 Non-Immigrant Visitor, who wants to work and stay longer than six months, must be applied for at a Mexican Consulate before arriving in Mexico or at an Immigration office once in Mexico. -FM-2 is for immigrants who wish to obtain the rights to reside in Mexico permanently, usually granted after having an FM-3 for a period of years. IVA - (Impuesto al Valor Agregado or IVA) Value Added Tax

Mexican Capital Gains Tax – When a property is sold, capital gains taxes are calculated based on gains as determined by the deed declared value, regardless of what you actually paid for it, if what you actually paid for it is different that you declared on your deed….So, whatever sales price you declare when you buy a property will be the sales price used to calculate gains when you re-sell the property. See ADIP April 2004 for more information.

Notario (Notary) - American Notary Publics, in most states, are regular people who after a simple process have obtained a license to act as a witness to acknowledge something has happened before them, (i.e. the signing of a contract) but they do not need to know or understand the legal scope or duties that the parties are acquiring through that contract. Conversely, the Mexican notary (Notario) is required to be an expert of the Law, they have the obligation to make sure all parties understand the legal act they are entering into, and that the act is legal. Mexican notaries are held legally liable for their actions and are subject to harsh penalties if found to be acting incorrectly, their license can be revoked and they can even be legally persecuted. The services of a Mexican Notary, and the costs

associated with them, have little in common with those of American notaries. See ADIP January 2007 for more information.

Presta nombre – “Lend me a name,” the idea of using someone else’s name to buy property, usually to circumvent the prohibition of a foreigner owning property in the federal zone by putting the title in the name of a Mexican national. Not only it is totally illegal and not recommended, but it can be basically buying property for someone else, as you will have no legal recourse or rights to the property. See ADIP March 2004 for more information.

Private Contract between Buyer and Seller - A written and signed agreement between parties defining the purchase terms before official purchase proceedings begin. Keeping in mind a foreigner does not buy property in the federal zone, they buy beneficiary trust rights to property in the federal zone, thus a private contract that states property is being sold, can be null and void. See ADIP November 2006 for more information.

Over 7,500 Realtors® from inside and outside the U.S.A. gathered recently for the mid Year Meetings of the National Association of

Realtors.

Among the more interesting sessions at the mid-year meetings were; The International Operations Committee, The MLS Association Committee, The International Local Council Meeting and the International Forum and the Resort Forum and Second Home Real Estate Forum. Two other events were a tour of the new NAR®, “Green Building” close to Capital Hill at 500 New Jersey Avenue and International Night Out, a cruise on the Potomac River.

The leading issue at the International Operations Committee was the proposed creation of A Silver Visa Card. The subject sparked a lively debate. A major issue has to do with taxation based on “world-wide” income. Proponents cited the massive U.S. foreign trade deficit as well as the aggressive marketing of countries like Mexico and Panama. In Panama a buyer of property receives a twenty-year tax break. In the United Kingdom, a foreigner may own property and only be taxed on the income in his/her home country. It was decided to send the proposal back to the association’s economic research department for further research. Among the Highlights reported at the session were the NAR/AMPI Membership Alliance and AMPI/NAR meeting held in Monterrey last March

and the success of the Doing Business in Mexico class. (Linda Neil Founder of The Settlement Company is one of the three authors and an instructor for the class.)

At a special CIPS (Certified International Property Specialist) breakfast, 72 members received their Pin as qualified designees. There are now 1,590 CIPS designees. Of these 1,410 are from the U.S. and 180 are from 34 other countries with Italy, Mexico and Singapore representing the largest non-U.S. groups.

Not including Mexico, NAR ®currently has 315 International REALTOR® Members from 27 countries with Costa Rico, Canada and Honduras representing the largest groups. All 1,500 AMPI (Mexico) members are automatically in the process of becoming REALTORS® in 2007 as per the NAR®-AMPI bilateral agreement. In addition to 107 scheduled courses to date to be offered in the United Sates in 2007, CIPS courses are scheduled for the following locations; Nicaragua, South Korea, Spain, Austria, Latvia , Romania and Portugal; with Bangkok scheduled for January 2008. A new comprehensive resource guide, “Everything You’ve Ever Wanted to Know About International But Were Afraid to Ask.” was distributed at the meeting.

The Institute of Estate Agents of South Africa (IEASA), the Latvian Real estate Association( LANIDA) and the Camara Inmobiliaro de Venezuela. (The latter has submitted a letter ofre-

affiliation. The group had resigned in 2006 due to domestic matters.) Product Managers from Microsoft and Google presented new mapping programs at the MLS Association Committee meeting. The Seattle MLS Association invited everyone to come to their 50th Anniversary celebration this summer. At the International Council Forum several, “Ambassadors” for foreign countries, including those from Romania, The United Kingdom and Thailand, reported on incoming Trade Missions. A new book, “International Local Council Resource Guide,” was distributed. Due to so many similarities and problems, the International Forum and the Resort and Second Home Forum were combined into a single session. Immigration was a major topic.
