Average Sale Prices Going Up According to the preliminary trends, this market area has experienced some upward momentum with the increase of Average Price this month. Prices went up 4.11% in June 2014 to $176,772 versus the previous year at $169,800. Average Days on Market Shortens The average number of 65.37 days that homes spent on the market before selling decreased by 4.11 days or 5.91% in June 2014 compared to last year’s same month at 69.48 DOM. Sales Success for June 2014 is Positive Overall, with Average Prices going up and Days on Market decreasing, the Listed versus Closed Ratio finished strong this month. There were 6,587 New Listings in June 2014, down 2.63% from last year at 6,765. Furthermore, there were 4,538 Closed Listings this month versus last year at 4,107, a 10.49% increase. Closed versus Listed trends yielded a 68.9% ratio, up from last year’s June 2014 at 60.7%, a 13.48% upswing. This will certainly create pressure on a decreasing Month’s Supply of Inventory (MSI) in the following months to come. The total housing inventory at the end of June 2014 decreased10.06% to 20,544 existing homes available for sale. Over thelast 12 months this area has had an average of 3,693 closedsales per month. This represents an unsold inventory index of5.56 MSI for this period.

Average Sale Prices Going Up

According to the preliminary trends, this market area hasexperienced some upward momentum with the increase ofAverage Price this month. Prices went up 4.11% in June 2014to $176,772 versus the previous year at $169,800.

Average Days on Market Shortens

The average number of 65.37 days that homes spent on themarket before selling decreased by 4.11 days or 5.91% in June2014 compared to last year’s same month at 69.48 DOM.

Sales Success for June 2014 is Positive

Overall, with Average Prices going up and Days on Marketdecreasing, the Listed versus Closed Ratio finished strong thismonth.

There were 6,587 New Listings in June 2014, down 2.63%from last year at 6,765. Furthermore, there were 4,538 ClosedListings this month versus last year at 4,107, a 10.49%increase.

Closed versus Listed trends yielded a 68.9% ratio, up from lastyear’s June 2014 at 60.7%, a 13.48% upswing. This willcertainly create pressure on a decreasing Month’s Supply ofInventory (MSI) in the following months to come.
