“ The Kanata Town Centre will be an active, vibrant core area containing a diverse mix of urban uses arranged in a form and scale, which is both human and appropriate to its function.
It will be a uniquely identifiable place that caters to residents and attracts visitors and will be a constant source of pride for future generations. ”

Intent of Official Plan
“ Over time, it is the intent of this Official Plan to ensure that the major principles and policies be implemented but that the detailed form be adjusted to recognize more detailed studies, changing market conditions and community needs.”

Rationale for Concept Plan Review
l Established by the former City of Kanata in 1993; Vision was anchored by a significant public facility next to a community park (Kanata City Hall).
l No viable municipal facility anchor post-amalgamation.
l Financial feasibility of servicing Main Street for low scale retail & mixed-use.

Community Feedback (2013)
• Built form should reflect “Social infrastructure” with a
pedestrian focus.
• Concern about vehicle traffic (Main Street)
intersecting with Kanata Avenue at Stonecroft
Terrace.
• Growing need for common recreation areas due to
increasing number of retired residents and adjacent
apartment / condo developments.
• Park concept should be developed with the intent of
establishing a destination-related space that provides
community-building opportunities unique to the area.

Notional Concept Plan Revisions
l Remove central Main Street and re-locate along Kanata Avenue with low scale mixed-use, stepped back to higher density mixed uses.
l Increase permitted building heights along Kanata Avenue - 8 to 10 storeys, increasing to 10 to 30 storeys closer to Hwy 417 ramp.
l Retain green space through centre of land; and create extensive pathway network throughout green space and between adjacent Town Centre uses.
l Limit building heights along Campeau Drive to 3 storeys, stepped back to permit up to 6 storeys.

Central Park Concept
• Park designated for passive recreational use,
allowing for the preservation and enhancement of
natural features and open space.
• The original intent for design of the park will be to
encourage usable areas of public space that
support informal social activity, recreation and civic
gatherings throughout the year.
• A natural setting that is unique to the area.
