Accounting for the demographics

In 2012/13 CCDHB is projected to have a population of approximately 299,000 with 14% (41,860) living within the Kapiti Coast District boundary

Predicted population growth for the Kapiti Coast District TLA over the next 20 years is conservatively estimated at 7%

On average, CCDHB has an affluent population with the Kapiti population concentrated around the middle deciles

Accounting for the demographics

2006 Census showed that the median age was 44.3 years for people in Kapiti Coast District.

19.4 percent of people were aged under 15 years.

23.3 percent of people were aged 65 years and over (12.3% = total NZ popn)

More recently 65+ popn predicted to eclipse 1m in late 2020s

Future development potential

CCDHB Board recently considered (June meeting) a management paper: Decision Criteria for use of Kapiti Health Centre Land

A Management Decision Framework was presented, which provides guidance in deciding future use of land available

Detailed criteria to be further developed to help determine decision to proceed or not with any development opportunity/proposal put forward to CCDHB

Land at KHC site is overall 3.2675 hectares, divided into three Lots– Lot 1: 4572M2 (excludes WFA & Hospice)– Lot 2: 1.529Ha (Current Facility & Parking)– Lot 3: 1.277Ha

Site is residentially zoned, so alterations and/or additions will be subject to a Land Use Consent Application

Prior development consideration

2010 Business Case prepared on Land and potential for development

Focus was on Government’s Integrated Family Health Centre policy concept

High development cost and a lack of specific provider investment interest at the time meant that no further work was done

Increasing interest more recently, hence development of decision-making framework
