There are still more new listings coming on the market than are being sold as some sellers are taking advantage of where the Ken-Caryl Ranch market is currently. There were 24 new listings and the 18 sold listings in May 2014.

The average sales price of a single family detached home in Ken-Caryl Ranch in May 2014 was $521,056 and the median sales price was $469,000. The median sales price is lower because the way the average is calculated makes it more prone to upper end sales skewing the average upward.

MEDIAN CUMULATIVE DAYS ON MARKET - KEN CARYL RANCH

For May 2014 in Ken-Caryl Ranch, the median cumulative days on market for detached single family homes was 16 days. Translation - well marketed homes should sell within this time frame. This is a snapshot of the overall market; as you move into the higher end Ken-Caryl Ranch homes, the days on market goes slightly up by about 2 weeks additional.

BRIEF BIOGRAPHY

DAN TRAPP

Dan Trapp is a Colorado Licensed Broker Associate Realtor ® and is the leader of the Trapp Team with Cherry Creek Properties, LLC. Dan holds an Engineering degree from the prestigious Colorado School of Mines and has years of experience in real estate including appraising, investment, development, and buyer-seller transactions. Dan has been involved in the construction management of a large scale ($200 Million+) real estate development in the Colorado mountains and briefly designed/built high voltage substations. The mindset of an engineer, an achiever and determination to succeed above any circumstance are things that are ingrained in Dan. He is fact driven, and results oriented. Dan is very much technologically savvy and has a deep understanding of Internet marketing as he successfully ran a large scale company which marketed predominantly on the Internet. Dan first started in real estate almost 10 years ago by buying properties, renovating them and then re-selling them. Realizing that real estate was a passion, Dan began as a real estate appraiser and broker along the Colorado front range. Dan believes that a leader is a servant first and loves serving people through real estate and in the Colorado community. Dan is an Eagle Scout from Boy Scouts of America and has been married for almost 10 years. He is an avid runner, outdoorsman and enjoys spending time with his family.
