STEP INSIDE

This Grade II listed farmhouse dating back to 1647 and was originally thatched. It is in need of updating throughout to bring it up to modern day living, which gives a new owner the opportunity to create something really special. The house sits nicely along with the outbuildings in the centre of its land. The hallway is a through passage from one side of the house to the other, on one side of the passage there are the utility/storage spaces and on the other side is the accommodation. Seller Insight Our parents have farmed Kendon in their own right for 60 years. Father took on the farm when he was just 19, after having

farmed the opposite side of the valley with his parents at Langdon Farm. Kendon was in need of attention before he could live there, so much so you could see the stars through the roof! The house was renovated before Mum and Dad were married and it was their home until 2018.

The farmhouse is Grade II listed and dates back to 1674 and was even mentioned in the Doomsday book. It has been a working farmhouse over the last 60 years and now needs a new owner to renovate it and put their own stamp on it. It will make such a wonderful, unique home for someone.

Our parents farmed both cattle and sheep in the early years but also kept chickens and occasionally pigs. A field of potatoes were grown every year to be sold, plus cereals and swedes for the livestock. They went over to cattle only after a while, increasing the herd to around 90 head.

The farm is fortunate to have a drover’s lane running from the bottom of the farm, through the farmstead up to and onto the open moor to which there are included grazing rights. The great thing is that this lane is purely for the farm use and not a right of way to the public. The farm also has natural spring water and is flanked either side with natural running water. It has a mixture of pasture/arable fields, permanent pasture, areas of interest to wildlife (SSI) and woodland. There is a good depth of soil able to sustain very good grass ground and it has never dried out in a hot summer. The farm land has an interesting geology with a mix of granite and quartz stone. We have found several large quartz pieces over the years of farming. Kendon is in the shadow of King Tor which is part of the Hameldown ridge of Dartmoor.

Putting Kendon Farm on the market has been a very difficult decision, my brother and I have always known it and it holds many memories for us both. The Farm was Mum and Dad’s life and we hope the new owner will be able to improve, update and take the farm forward for many years to come. It’s the reason we have decided to sell as one lot – in the hope that it stays as we know and love it. It truly is a special place.”*

STEP OUTSIDE

The land at Kendon farm extends to approximately 67 acres over 22 fields. With hedgerow or fence boundaries and all with metal access gates. The land here would be perfectly suitable for equestrian (potential change of use required), or agricultural. The fields are relatively level with the upper fields more sloped going up onto open moorland. The fields are currently grassed and in good condition.

There are a range of outbuildings, some of which are old stone barns and others are more modern. They are mainly around the house, with a large open shed to one of the lower fields, which is useful for tractors and machinery.

There is just one known public footpath which crosses the lower fields and the driveway before the property.

The farmstead with its buildings is well laid out and in the middle of all the land. Mum was a very keen flower gardener with a well-established garden around the house and Dad enjoyed his vegetable growing in a separate plot including a poly tunnel.”
