3. ENTRY TO INTERNAL CORRIDOR + COURTYARD

ENHANCE MOVEMENTProvide opportunities towards greater connectivity and shared public amenity.

Open air corridors with skylights bisect the block, providing a pedestrian scaled ‘street’ at grade within the creative commercial community of the building.

The goal is to bring a sense of the city grid into the building at a pedestrian scale encouraging an integrated, more intimate connection with the site rather than a typical perimeter block commercial condition.

These connections bring the neighbourhood into the activity of the building during the day. The spaces provide an open, semi-public zone within the building for the outside community and the people working within the building to gather and interact.

§ Introduce and ensure ground–orientated vibrancy through visually interesting uses and activities.

§ Tall bi-fold doors open the production spaces to the street.

§ Canopies extend out over the doors to protect the openings and allow for uses to spill out of the internal space.

§ Production spaces are framed by strong brick columns.

§ The horizontal feeling of the building along East Georgia is broken up with strong vertical lines, and a considerable setback to match the adjacent homes at the east end of the building at-grade to provide a visual and physical transition between uses.

A PLACE OF MAKING § Introduce ‘eyes on the lane’ through greater building frontage and activation.

§ Introduce opportunities at-grade to showcase production activity in the public realm through the provision of building envelope systems that ‘open up’ the pedestrian experience.

Courtyard Space for families1134 East Georgia St

COURTYARD AMENITY The upper-level courtyard amenity is entered through a main open-air foyer at the east end of the building, visually connecting the ground level entry and commercial area with the residential area above. Stairs and elevators occupy either end of this foyer, bringing light and a pleasing sense of arrival into the courtyard. This foyer, at the mezzanine level, provides access to two smaller units and the amenity room.

Upper-level setbacks and a range of treatments to each entrance facing the courtyard will bring variation to the courtyard experience. The courtyard is 34’ in width, providing generous space for gathering, while the dedicated playground in the centre is 538 sf, surrounded by seating areas, various planting, and walkways.

Across the street to the north, Admiral Seymour Elementary School has extensive play facilities including:

§ Children’s playground, swings, basketball courts, and a playfield.

§ Three blocks to the south, Strathcona Park offers:

§ Full-size grass and all-weather playfields, tennis courts, skateboard park, and other recreational amenities.

The material palette is rich in texture with offset brick facades, metal Juliette balcony railings, entry canopies, address plates, lighting fixtures, corten steel guards and planter boxes, surface pavers and a variety of grasses and other plantings.

These elements will bring a simple yet sophisticated experience to the residents.

Materials + textures1134 East Georgia St

MATERIALS + TEXTURESThe strong building form is enhanced through the use of brick and metal. These materials hearken back to a former industrial era, but are utilized in a contemporary manner bringing a sense of texture and depth to the façade, with a crisp and carefully crafted sense of detail.
