TOPOGRAPHY The ranch lies on the gently sloping Harquahala Plain which drains to the Southeast. The only mountainous area is Lone Mountain and nearby small foothills totaling an approximately 640 acre area.
ELEVATION Elevation ranges from 1,390 -1,550 feet along the Harquahala Plain to 1,919 feet atop of Lone Mountain on the west side of the ranch. The majority of range land lies between 1,400 and 1,500 feet. The housing and shipping corrals are situated at 1,390 feet.
VEGETATION Vegetation is Sonoran Desertscrub, Arizona Upland and Lower Colorado Subdivisions. Rainfall averages 5 to 6.5 inches per year, depending on the area of the ranch. The vegetation mostly includes creossotebush, bursage and annual grasses & forbes. ThemainannualsincludeIndianWheat,filareeandsixweeksgrass.Ascatteringof mesquite, paloverde and iron wood trees are also located on the ranch mostly near livestockwatersanddrainages.

REMARKS The West Clem is primarily a seasonal desert ranch with an excellent location. The house, range improvements and shipping facilities are in very good condition. The ranch lies north of Interstate 10 with an Interchange located on the southeast corner of the ranch. The shipping corrals are 2½ miles from the interchange with easyaccessforcattletrucks.
TheheadquartersislocatedapproximatelyanhourfromPhoenixandWickenburg. Just as with most desert ranches, the capacity varies from year to year. The owner
has ran up to 250 adult cows year round and at a minimum (no spring or summer rain) 100 head. The 100 head plus that is legally allotted is an easy number for the ranch to handle. The availability of the additional unfenced adverse deeded land withintheallottedareaandtheirstockingratesmakesitpossibletoincreasethecapacity well over the 108 head approved by the State & Federal agencies.
Yearling cattle are rated at a fraction of that used for adults. Therefore, a given piece of land will run a greater number of yearlings than adult cattle. With good rainfall, yearlings will gain as much as 2 lb. per day during the spring.
The West Clem Ranch within the Clem Allotment can be placed in the USDA RiskManagementAgency’sPastureRangelandForageProgram“PRF”.PRFis commonly referred to as Drought insurance or Rainfall insurance.
