LOCATION: The property is located at the southeast corner of Lacey Avenue and 18th Avenue adjacent to the City of Lemoore, CA. Property is 30± miles south of Fresno, California. In the heart of San Joaquin Valley, 3± hours from San Francisco or Los Angeles.

DESCRIPTION: The property includes prime agricultural Class I soils, irrigation water from three irrigation wells including a 200HP diesel pump and deep well. The parcel is in an area of established permanent crops.

LEGAL: 155.85± acres zoned AL-10 limited agricultural uses with 10 acre minimum parcel size division. 25± acres of property lies adjacent to the City of Lemoore and is designated for future Low Density Single Family Residences and park and recreational land uses. WATER: The property is irrigated with both district and well water. The main well is a 200HP diesel motor pumping approximately 1100±GPM. There are two shallow wells with electric service. Additionally, Lemoore Irrigation Canal district water is available. Canal water is delivered by a 10HP lift pump. Irrigation water is delivered by a subsurface pipeline system that services the entire farm. New pump and well test will be ordered to establish current condition.

SOILS: The soils are uniform and consist of nearly all Nord complex, Storie Index Grade 1-Excellent. Suitable for the development to walnuts, almonds, pistachios, vines, tree fruit, other permanent crops or vegetable crops.

FARMING/LEASE: The property is currently being farmed to 2nd year alfalfa and leased to tenant until December 31, 2019.
