This is a great opportunity to hear from city officials and the LAHOA Board about issues affecting Lake Arbor. The meeting will include election of the 2017 officers. Please contact [email protected] if you are interested in serving on the Board in 2017. Tips on Winterizing Your Home Remove any piles of debris, stones, bricks, etc., if possible. If these are near the foundation of the building, they serve as harborages to attract rodents. y Do not allow piles of leaves to accumulate next to your home’s foundation or fence. Moisture can accumulate causing the woodwork to decay. y When on vacation, keep your thermostat set to at least 60 degrees to prevent pipes from freezing. y Disconnect any hoses attached to the outdoor water faucets. Water Leaks and their ImpactSeveral modern-day conveniences can develop problems that lead to water damage. Some of the most common trouble spots are:Appliances: Although the most common source for water damage is the water heater, clothes washers, dishwashers, refrigerators, and air conditioning units can also cause problems. The age of the appliance is a major factor. For example, over time, water heaters rust on the bottom. Water damage resulting from leaky water heaters located upstairs or in attics can be particularly destructive. So make it a practice to check these areas periodically.Washing Machine Hoses: Washing machine hoses can burst, allowing hundreds of gallons of water to escape and damage the building and personal property inside. Check to make sure the hoses are not kinked or have deteriorated to the point of becoming a hazard.Pipes and Drains: Plumbing systems are susceptible to clogs and stoppages, which can lead to overflowing appliances such as toilets, sinks, and clothes washers. Grease buildup in kitchen sinks, lint accumulation in clothes washers, and roots in sewer lines are some of the reasons for clogs and stoppages. In the wintertime, pipes can freeze, burst, and damage the building and the occupants’ personal property. An eighth-inch crack in a pipe can release up to 250 gallons of water a day.Roofing: Deteriorated, missing or damaged shingles, and ice dams can allow water to enter through the roof and damage ceilings, walls, and floors. Inadequate attic insulation and ventilation can speed up a roof’s decay and contribute to the formation of ice dams in the wintertime. Exposure to wind, snow, ice, rain and foot traffic can also affect a roof’s ability to keep water out.The best ways to protect yourself are to fix leaks immediately and to be sure you have proper insurance to cover your personal assets. Renters should purchase a renter’s insurance policy to protect their property while owners need homeowners insurance to protect their property and interior structures such as wall, carpet, doors, and light fixtures.

Shred Your DocumentsShred any document containing information that you don’t want others to see. Documents that may contain Social Security numbers, birth dates, your mother’s maiden name and any account numbers or online passwords. Some documents you may want to shred are: y Obsolete financial records, including loan

applications y Insurance forms y Investment transactions y ATM receipts y Credit card statements y Cancelled checks y Expired insurance and membership cards y Pre-approved credit card applications y Utility bills y Credit card charges y Pay stubs y Receipts for purchases y Bank statements

on neighborhood projects like the trail cleanup events or helping out with community activities. As volunteers; your neighbors invest their time in projects that benefit you. No association can thrive without them, so let them know you appreciate their efforts. If you wish to volunteer for community projects, attend a monthly board meeting or contact a member of the board listed on the Lake Arbor website.

New Sign at Discovery Trail If the new Lake Arbor sign on Chase Dr. at Discovery Trail looks familiar, it should! It was recycled from the old entrance sign that was at the Wadsworth-Pomona entrance until replacement last year.The sign was restored, reinforced, shortened in length, and repainted and will welcome people to our beautiful neighborhood. Thanks go to members of the Lake Arbor HOA board who worked on this “new” sign.

Your Lake Arbor Board of Directors and VolunteersThere is no doubt it is a challenge to serve on the association board and volunteer positions to maintain the health of our investment. This year starts out strong with nearly all positions filled. Your 2016 volunteers are Lake Arbor residents who work together to ensure the quality of life for everyone.
