FFor over four decades, the Deluca Family has been creating
homes that capture the traditions of craftsmanship, quality,
and family value, traditions passed down from father to son
which transcend time. The DeLuca House, Our House, is the
product of these traditions, and the culmination of our
heritage. Our House is waiting to become your home. The
castle you’ve dreamed of, and the home you truly deserve.
The emblem (crest) we have chosen both symbolizes Our
House and honors our family history. It presents our pride in
our rich past, our determination to meet the needs of today’s
homebuyer and to continue this vision into the future.
We’ve selected a castle as the centerpiece of the DeLuca
emblem and as a symbol of Our House. Like the magnificent
castles of old, Our House is built by passing down the
traditions of workmanship and attention to detail, from
generation to generation. Like the castles of old, Our House
can withstand the test of time with beauty, comfort and style.
The three stripes which transverse the castle represent the
three DeLuca sons who are carrying the family name
and business forward. They are guided by a fervent (heart-
felt) respect for their heritage and an uncompromising
dedication to quality, excellence and value. Our House is the
home they’ve created just for you, a home in the most
convenient locations, in neighborhoods close to the best
schools and services.
The vine which encircles the DeLuca emblem connects the
present to the past and weaves the traditions of three
generations into the fabric of today’s thriving DeLuca
enterprise. The vine is symbolic of the other member of the
DeLuca family whose love, support and understanding bind
the family together. This understanding forms the framework
for the DeLuca philosophy, a desire to listen to your needs,
and to translate your needs into the castle of your dreams.

When you think back to treasured memories of your favorite
town, it would most likely include the band playing on the
Fourth of July in the Town Square. That square became the
destination point for friends, family, and neighbors to gather
and socialize. You might also recall that neighbors shared
errands and responsibilities; sent their children walking to
school together; and told stories in coffee shops, on park
benches, on front porches and in the parlors of private homes.
There was a time when neighbors knew and genuinely cared
for one another. A time when homes defined streets, streets
defined blocks, blocks defined neighborhoods, and
neighborhoods made up towns. All the ingredients of a town
had a purpose and when blended, created a wonderful place
that everyone was proud to call home.
We admire these cities and towns because of their irresistible
charm; small town scale, pedestrian sensitivity, public parks,
sense of enclosure and attention to detail. We admire their
authentic beauty and visual coherence amongst its architecture
and public spaces. These places make us feel good and we long
to live in communities today that have the definable presence
of attractive buildings and livable spaces.
While we cannot turn back time
and return to those nostalgic
periods, we can build places
equivalent in beauty and function.
The remedy is to revive key
ingredients and revisit many of the features of urban
neighborhoods of years past. We cannot simply transfer old
towns and communities into today's suburbs. With
technological advances such as cars, home theaters, televisions
and Internet communication, it requires a new vision,
creativity and innovation.
There is no doubt that

character, and special features, the vision book sets an overall
visual tone for the community and fosters a sense of place by
providing visual design direction for the community.

LLake Nona South is a community of historical ambiance. It is
inspired by the distinctive character of European towns and
villages; some of the finest examples of social friendly living
form, where art and beauty marry form and function. Lake
Nona South embodies the spirit of community living and
reflects the best in suburban neighborhood design through it's
innovative architecture and land planning. The end result is
a beautiful blend of commercial, residential and
community features, offering future residents with a
variety of housing options.
The strategic land plan utilizes various traffic calming
techniques, featuring pedestrian-friendly streets and
sidewalks designed to energize community life and emphasize
the social needs of the residents. It is a walkable town, where
one can stroll through the parks from home to work, walk to
the corner drug store, or window shop at the town center.
Surrounded by water, the lakes
become more than a
shimmering back drop...
here, they become a part of
life. Residents will find
pleasure right around home
in many different forms.
From fishing to canoeing to
boating and skiing, there is
something for everyone.
Strategically designed, the
buildings are clustered along
a network of pedestrian
walkways, giving the feeling of a traditional "village" as might
be found in older European towns or early American
settlements. Small parks are interwoven into the
neighborhoods, allowing a place for children to gather and
play safely while others can gather at outdoor sitting areas.
Lake Nona South consists of twelve separate villages, each
with its own distinguishing entrance monument that will
promote neighborhood cohesiveness and identity. A series of
lakes throughout the community also separate and help
distinguish these individual neighborhoods.
The architectural and social anchor of the community is the
Village Center, a series of quaint store fronts where families
come to stroll, browse and shop while enjoying the feelings of
a true village atmosphere. Featuring close-to-home shops
and services, this center draws on a lively mix of color and
materials to further enhance inviting gathering places for
neighbors and events. Those seeking good food and fun will
be drawn to the center, a retail, dining and recreational
destination for all residents, where they can enjoy the
convenience and the excitement that the Village Center has
to offer.

The Village Center is a mix of main level retail or commercial
with upper levels for residential living. This unique design
contributes to the appearance of a traditional downtown area,
but also caters to the needs of today's modern lifestyles.
Great public spaces are the hallmark of great cities. Places
where people can gather for rest, recreation and the
enjoyment of the outdoors. Each village at Lake Nona South
features a community green, a place where kids can play
without having to worry about their safety. A large gazebo
stands in the clearing and will be a welcome spot for summer
concerts and neighborhood parties. The village parks provide
a sense of fellowship among the residents, fostering a sense of
community responsiveness.
The most prominent facilities in the community are the
community centers. Each village features it's individual
community center; a community gathering area that offers
more than just tennis, basketball, fitness clubs and
swimming. The clubs will also offer instruction on arts and
crafts, computers, photography, and music. With an
abundance of activities, such as a cyber library, a game room
for children, and a theatre, the community center will soon
become the sought after location for entertainment. The
swimming pool, tennis courts and golf putting green are
located behind the community centers. The club also features
dining facilities and grand parlor, perfect for intimate or large
social gatherings.
