Company Profile Welcome to Lambourn Contracts Ltd. We pride ourselves on being a leading

independent main contractor with the capability to deliver a wide variety of tailored

solutions to discerning commercial and corporate clients. Whilst we can operate

across a diverse range of construction scenarios, our business model focuses on new

build and refurbishment / fit out markets, whereby we are firmly established,

providing high-quality led solutions for the premium commercial and high-end

residential property market in London and the South-East.

The company was established in 1999 and is comprised of experienced construction

industry professional, such as Project & Contract Managers, Building & Quantity

Surveyors and estimators. Collectively, we have a wealth of experience in our

respective disciplines and work collaboratively alongside clients to provide a flawless

project that surpasses all expectations.

The current staff level is approximately 50+, operating from our own 5500 sq/ft

office premises, located in Coulsdon Surrey, approximately a 15 minute drive to the

M25 and a direct rail link into London Victoria. As a company, we can boast a less

than 1% staff turnover at management and administration level during the last 5

years. Even at site level we have a number of site managers and tradesmen that have

been with the organisation for a long time. A high percentage of these are employed

in the finishing trades such as carpenters, painters & decorators, ensuring that there

is no compromise in the quality of our finished product.

Relevant Experience Lambourn Contracts Ltd deliver tailored, new build, refurbishment and fit out

Contract: Refurbishment Client: Kuwait Royal Family

Contract Administrator: Andrew Paine Contract Value: £2.7 million Contract Duration: 52 weeks

Lambourn Contracts are proud to have been

awarded this prestigious refurbishment project to

provide a London residence for the Kuwaiti Royal

family. Currently working in progress we are due to

completion in late Summer 2014. When finished the

property will boast 4 reception rooms, 11 bedrooms,

10 bathrooms, staff quarters, jacuzzi and a state of

the art AV system.

Davis House Lambourn Contracts Ltd was delighted to have been successful in securing refurbishment of several floors of a 1960s purpose built office block. The works were carried out in connection with LB Croydon’s short term accommodation strategy providing an efficient, open-plan, high quality office space for a number of departments including Housing, Education & Car Parking.

Clockhouse Court, St Albans

Contract: D&B Office Refurbishment Client: St Albans (Maltings) Ltd

Contract Administrator: DBK Group Contract Value: £475,000 Contract Duration: 12 weeks

These offices were once an integral part of an industrial

estate called the Maltings during the Victorian period and

earlier. Although updated in the seventies, Lambourn

Contracts were briefed to fully upgrade the offices to

current regulations. This upgrade included the

replacement of the M&E services, the lift, new office

kitchens on each floor, new data connections throughout

as well as a new redesigned reception area.

Leon House

Contract: Office refurbishment Client: Capgemini

Contract Administrator: LBC Contract Value: £125,000 Contract Duration: 8 weeks

Lambourn Contracts Ltd were awarded this contract to

refurbishment the top floor of a 1960s purpose built block to

facilitate vacation of the Croydon Councils’ municipal building in

Fell Road.

Our brief was to provide a highly efficient, open-plan office for

the Council’s IT provider. Works were delivered ahead of

programme, on budget and to high expected quality standards.

Lantern Hall

Contract: Office refurbishment Client: London Borough of Croydon

Contract Administrator: LBC Contract Value: £517,000 Contract Duration: 15 weeks

Lambourn Contracts Ltd were appointed to carry out

refurbishment works to convert a disused day centre into a

new drug and alcohol support facility for people aged 18

and over. The new facility provided state of the art medical

and treatment rooms; interview, group and family rooms;

kitchen and breakout area and a suite of administration

and management offices as well as an open plan office

area.

Troy Court, Kensington

Contract: Courtyard refurbishment Client: Blenheim Estate Management

Contract Administrator: Botley Byrne Contract Value: £344,000 Contract Duration: 16 weeks

Lambourn Contracts Ltd has been carrying out

refurbishment works at this residential block in High

Street Kensington for a number of years and we are

currently refurbishing the courtyard to include new

marble cladding, lighting, canopies, drainage and

granite slabs.

Christchurch Avenue

Contract Administrator: Capita Symonds Contract Value: £2.5 million Contract Duration: 52 weeks

Recently completed towards the end of the 2013

summer, this hi-end residential project provided the

client with a superb 6-bedroom home, complete

with cinema room, gymnasium, steam room, wine

cellar and indoor pool.

Park Crescent W1B

Contract: External Decorations & Repairs Client: Amazon Properties PLC

Contract Administrator: DBK Contract Value: £200,000 Contract Duration: 12 weeks

Lambourn Contracts Ltd were very proud to have been

awarded a number of external decorations and repairs

contracts at this prestigious address, located at the north

end of Portland Place. The crescent consists of elegant

stuccoed terraced houses designed by John Nash, which

formed part of his town planning scheme linking central

London with Regents Park.

Hyde Park Mansions

Lambourn Contracts have completed a variety of

refurbishment programmes to this prestigious block, and

we are currently on site carrying out cyclical decorations

and repairs, including its sister property, Oxford &

Cambridge Mansions. The project requires high quality

resident liaison to ensure residents are fully informed of all

work activities and programme.

Jamie’s Kitchen

Client: Lions Property Maintenance Ltd Contract Administrator: DBK Group Contract Value: £439,000 Contract Duration: 14 weeks

Lambourn Contracts Ltd was tasked to convert the

Bell Inn Pub in the centre of St Albans to enable a

high spec, bespoke fit out solution for a new

branded restaurant. Due to the listed status many of

the internal and external features were protected

and retained.

The Park West residence is a large,

prestigious and iconic, art deco property

close to Edgeware Road. Lambourn

Contracts Ltd secured a multi-phased

contract to refurbish the external envelope

and all common areas, as well as some

internal apartment refurbishment works.

Again, given the occupation, resident liaison

and health and safety was of paramount

importance.

Lambourn Contracts Ltd are currently on site carrying out

external decorations and envelope repairs for Derwent

London. The property, currently owned by the BBC and

incorporating the St Georges Hotel, is located next to All

Saints Church at the corner of Langham Place and Regent

Street. Works are currently on programme and scheduled

to be completed in May 2014.

Employer’s Agent: Potter Raper Contract Value: £2.1 million Contract Duration: 52 weeks

Lambourn Contracts Ltd was engaged by SLYMCA to

design and build a new 44-bedroom facility. In

addition to the accommodation areas we were also

required to construct support offices, recreation and

ancillary units. Through our team’s dedication and

hard work we completed the project on time, on

budget and to the client’s high expected quality

standards.

Piccadilly Arcade

Employer’s Agent: Great Portland Estates Contract Value: £161,000 Contract Duration: 8 weeks

Lambourn Contracts Ltd was delighted to have been successful in

securing refurbishment of this renowned shopping arcade for

Great Portland Estates.

Our brief was to restore décor and lighting to its original design

and high specification, working out of hours to ensure retailers

were able to go about their business without any kind of impact.

Works were completed on programme, within budget and to the

expected quality standards.

Private House, Pimlico

Contract Value: £1.3 million Contract Duration: 8 weeks

This high-end residential project involved the remodelling and

extension of the basement of a three storey town house. The

client, whose London residence is on the upper levels, was keen

to enlarge the space for daily use. With the major works

completed, the brief required a high standard of fit out,

encompassing a completely self-contained nanny flat, Turkish

sauna and wet room, fully fitted gymnasium, playroom / crèche

and guest bedrooms.

Gordon House, Victoria

Contract: External decorations & repairs Client: Derwent London

Contract Administrator: Botley Byrne Contract Value: £538,000 Contract Duration: 15 weeks

Lambourn Contracts Ltd were engaged to carry out external

decorations, envelope repairs and deep cleaning of this late

Victorian building, together with its sister building Greencoat

House. The property has maintained much of its historical beauty

and we are proud to have played a role in ensuring that will

never change.

The Hop Exchange

Contract: Remedial works to rectify moisture ingress Client: Peer Group PLC

Contract Administrator: GKS Building Contract Value: £318,000 Contract Duration: 16 weeks

The Hop Exchange on London’s Bankside, adjacent to the

renowned Borough Market, is a stunning Grade II listed

building dating back to 1866. The building served as the

centre for hop trading for the brewing industry, although is

now mainly used for corporate hospitality. The building has

been meticulously and faithfully restored by Peer Group

PLC & Lambourn Contracts are extremely proud to be

associated with this historic and iconic building.

Horton Street, Kensington

Contract: Residential refurbishment Client: Private Contract Administrator: Millbridge Contract Value: £640,000

Contract Duration: 20 weeks

This flagship project involved a hi-end residential

refurbishment of a Kensington property for a private client.

The works comprised removal of poor quality modern

additions, restoration of original features, new Kitchen and

Bathrooms, new hard wood and ceramic flooring and

complete external and internal redecoration.

Market Place, Finchley

Contract: Fire reinstatement works Client: Freshwater Group

Contract Administrator: Maylands Contract Value: £245,000 Contract Duration: 12 weeks

The works involved the total refurbishment of four

Flats, together with complete reconstruction of the

roof. Our scope required careful and sympathetic

consultation with residents and we were able to

complete the works within budget and in time for

the flats to be occupied ready for Christmas.

Davidson Primary School

Client: Davidson Primary School Contract Administrator: Frankham Contract Value: £318,000 Contract Duration: 16 weeks

As part of the school’s extension from 2 to 3 forms of

entry, Lambourn were appointed to carry out internal

alteration works, including extended hall facilities in both

the infants and junior areas and construction of a new WC

block. Working to an extremely tight programme we were

able to deliver the project in time for the start of the new

Autumn term.

Lambourn Contracts Ltd were awarded this flagship project to refurbish a West Sussex manor house to its former glory. The works included extensive refurbishment to the envelope and grounds and conversion of a number of outbuildings including the stable block and barn.

The building comprises a number of multi-let offices

together with ground floor retail accommodation. There

has been an on-going refurbishment programme since

2003, and Lambourn recently completed a successful

external decorations and repairs programme, which

included deep cleaning of the façade.

Design & Build We have a number of partnering designers allowing us to work in a collaborate

environment with the professional team to provide a one-stop shop service. Our aim

in all such projects is to fully embrace the initial design and work to maximise a site

or building’s potential.

As a team we are fully hands on and proactively get involved in the design process

including compliance checking to ensure a client’s requirements and expectations are

not only fully met, but where possible exceeded, both in terms of design, budget and

programme.

Planning At Lambourn, we have in-house planning capability, which allows us to produce

varying degrees of programmes, including high-level master plans to more detailed,

co-ordinated, construction gantt charts, used to monitor works against throughout

the life of a project.

We utilise bespoke software, which allows us to interrogate, review and amend

programmes as required to ensure critical milestones are met.

We recognise that construction planning is a fundamental and challenging activity in

the management and execution of a construction project, involving the choice of

technology, definition of work tasks and estimated time to carry out those tasks,

estimation of required resources, coordination of suppliers and sub-contractor

programmes, as well as cost analysis projection, all of which relate back to quality,

time and cost.

Core Values As a company, our core values represent the way we do our business and illustrate

who we are and what we stand for. These qualities give our firm the strength to

respond quickly to rapidly changing market conditions as well at construction level

and decisions can be made as far up as the Managing Director very quickly. There are

Code of Conduct The company operates a strict code of conduct which is fully embraced by all of our

Our code of conduct sets out the standards that we will deliver to our clients, to

Our People We are committed to excellence in our staff development in order to maintain and

enhance our position as a leading independent principal building contractor.

Our aim is create a culture of learning throughout where our people take

responsibility in partnership with the organisation for their development. We

recognise the need to develop our people so that they are fully equipped to deliver

the business objectives; both now and however they may change in the future.

The ultimate objective is to ensure that our workforce have the appropriate

knowledge, technical skills and behaviours to meet its business objectives in both the

short and longer term. We want to provide a platform for our people to achieve their

potential and career aspirations within the organisation.

We provide training and career development to all staff with the aim to maintain a

stable, highly motivated workforce with a high level of teamwork and relevant skills.

Our focus on the provision of training and maintenance of project delivery to the

highest quality requires an active commitment to the provision of training. Individual

training requirements are reviewed every 12 months; however, specific job training

is delivered as soon as any such need arises.

Everyone new to Lambourn Contracts Ltd is introduced to the values and policies of

the organisation. This will also include training in customer care, along with job

specific training and any technical or IT training and health and safety. Site based

inductions will also include guidance on welfare, first aid, housekeeping, emergency

procedures, PPE, site rules, tool box talks, hazardous substances, security,

scaffolding, plant and equipment. In addition to providing training to meet identified

operational needs, training and development is identified to help develop the career

of an individual to reflect their aspirations and justified by the benefits they bring to

the organisation.

Health & Safety As an organisation we take health and safety extremely seriously and we are very

proud of our record since our formation 15 years ago.

Our managing director has overall responsibility for health and safety, although

accountability runs right through the organisation from management to site level.

Contract managers have overall responsibility for individual projects and our site

managers hold the industry recognised SMSTS qualification. All site based staff

undergo site inductions and are provided with toolbox talks as applicable. Risk

assessments and method statements are produced for all site operations. Sub-

contractor risk assessments and method statements are vetted and approved prior

to commencement of works.

All staff are issued with a copy of the company’s health and safety policy including

any updates. We maintain a training matrix for all staff to ensure they are up to date

with required qualifications and legislation.

We also engage the services of an independent health safety consultant,

Construction (South-East) Ltd to carry out regular health and safety inspections of all

our construction sites. Our in-house health and safety committee meets on a

quarterly basis to review legislation, training and review of company operations and

procedures.

Quality At Lambourn we pride ourselves on total client satisfaction. To help us maintain this

we have developed a quality management system incorporating a collection of our

business processes geared to ensuring that our customers’ needs, requirements and

expectations are fully met and where possible, exceeded. We are also in the process

of working towards ISO:9001 registration, which will demonstrate the quality of our

processes, drive down costs, increase productivity and help boost customer

satisfaction.

Our objective is the timely completion of every project with zero defects and without

accidents or incidents. In our view quality is not just a process or a manual. It is a way

of thinking and acting to ensure that we deliver a defect-free, high quality product.

Environment We at Lambourn take environmental and sustainability issues very seriously and

always endeavour to contribute positively, and not to pay lip service.

We are currently undergoing registration for ISO:14001 accreditation, which will help

us be more environmentally friendly and assist us to measure consumption and

reduce waste.

We recognise that there are environmental implications both in the office and on the

site. We have a number of initiatives in place including ‘lights out’; a semi-paperless

office environment; strict use of FSC timber; effective design to reduce offcuts and

waste; rationalisation of the way materials are packaged at source, and the re-use of

materials through other sites and charities.

In terms of recycling, waste is sorted into different categories, and we have a target

to try and recycle 80% of waste, which is incorporated within our own site waste

management plans, which are produced for every project.

We are registered with The National Wood Recycling Community, a charitable trust

that trains and creates work for disadvantaged people.

As part of our traffic management plans we identify where our suppliers are located

locally and ensure orders are made in good time so that deliveries are not coming

from depots halfway across the country.
