Landlords face lots of problems that have tricky legal implications and abandonment of a property is another minefield. A tenant can walk away from a property without notifying the landlord or without handing possession back to the owner or agent. This often happens when the tenant has fallen in arrears with the rent. Property owners must be extremely careful how they take back possession of their property. The following case is an example of what can go wrong.

A 55 year old man was jailed for life in 2006 after being convicted of rape. After being jailed he applied for and was granted legal aid to launch an action against the owner of his rented property, claiming that she had unlawfully terminated his tenancy.

The landlord explained to the court that she had made several attempts to contact her tenant but unsurprisingly was unable to track him down. When she eventually entered the flat, she found it in a terrible state. She said: ‘We had no contact from him and didn’t know where he was so we used a pass key to get into the flat which we found in a terrible condition’.

‘It looked as if he had done a runner and just left. There was no electricity and the food in the fridge freezer was rotten. Despite the circumstances she carefully packed his belongings and paid for them to be put into storage.

Much to the shock and dismay of many interested parties the court declared the landlord’s action unlawful, awarded the tenant £750 and ordered the landlord to return his goods within 14 days. The judge said ‘He was not thrown out on the street and he may not have been physically removed but his belongings were’.

The judgement received intense criticism and led many organisations to issue guidelines. So what must a landlord do to get his/her property back and stay within the law?

Andrew Parkinson of Parkinson Property explains what a landlord must do to regain their property if they feel it has been abandoned.

The Housing Act 1988 allows a landlord to take possession of the property if it is clear that the tenant has surrendered or given up the tenancy. However, seemingly unoccupied premises can cause difficulties. Has the tenant left for good? Is he or she away on holiday, in hospital or even prison perhaps? Unless the tenant has informed the landlord of his/her departure or returned the keys the landlord must ascertain beyond reasonable doubt whether the tenant has indeed abandoned the premises for good. This is because illegal

eviction of a tenant is a criminal offence under the Protection from Eviction Act 1977 and a breach of the tenancy agreement. The landlord should carefully follow the correct procedure to avoid any negative consequences. Even if the tenant has stopped paying the rent they are still entitled to protection.

The landlord should make enquiries of neighbours obtaining written evidence where possible, look through windows to see if belongings have been removed and check with relatives if details are known. If, after making checks, it is absolutely clear that the tenant has gone for good the landlord is entitled to possession.

You must keep as much evidence as possible. A written notice should be attached to the door or window stating that the landlord, believing the property to have been abandoned, intends to take possession unless the tenant contacts him/her within a certain period. The notice should also state the tenant’s name and address and ask people to contact the landlord if they know of the tenant’s whereabouts. It should also advise the tenant to seek legal advice, warn that the landlord has or may change the locks and state from where new keys can be collected. If possible, a witness should be present and photographs should be taken of the notice and the premises, for evidence.

Not too much to ask to regain your property. You just have to hope that you don’t get squatters by advertising that your property is empty!

Think of a typical arthritis sufferer and you usually picture someone in old age, not an elite athlete like Paula Radcliffe. But the marathon runner is walking proof that the condition blights younger people’s lives too, as osteoarthritis forced the 38-year-old world record holder to pull out of the Olympics. A major factor in Radcliffe’s condition was clearly the repetitive foot stress caused by long-distance running. But you don’t have to be an athlete or elderly to get OA, which is the most common form of arthritis, affecting around eight and a half million Britons.

Whatisit?Osteoarthritis occurs when the cartilage which covers joint surfaces and normally cushions movement is worn thin, leading to friction and pain. It can occur in any joint, but is most common in the hips, knees and hands. While it’s more common as people age, not everyone gets it.

SymptomsThough many of the symptoms can be similar, OA shouldn’t be confused with rheumatoid arthritis (RA), a chronic, inflammatory autoimmune disease (which occurs when the body’s own immune system mistakenly attacks healthy cells), which is unrelated to age and can affect multiple joints and organs. Pain and stiffness and restricted movement are the most common symptoms of OA.

GrowingproblemArthritis Research UK estimates that about 50% of the risk of developing the condition is due to inherited genetic factors. Although the huge expected rise is because two of the main risk factors for developing the disease - being overweight and over 50 - are expected to increase massively over the next 20 years.

HowtocopeCurrent treatments only relieve OA symptoms, and medication is usually painkillers and anti-inflammatory tablets. Physiotherapy, chiropractic and osteopathy can also help, and joint replacement surgery is a last resort for the worst cases.

InspirationalAthletesAs I write this, the Olympic Games have just finished and the Paralympic Games have just got started. A lot has been said of heroes, superstars, and other labels to say how fit a person is. I think we have done very well as the host country for the Olympic Games, and I am pleased that the people in the news are famous for achieving something worthwhile. No doubt during the Paralympic Games we will hear more about overcoming adversity and making the decision to “never give up”. I for one welcome these success stories, as they show us our fellow human beings at their best.

Our successful Olympians will hopefully inspire not only our next generation of sportsmen and women, but also inspire all us adults in the population to get healthier. Although you don’t need Olympic style discipline, we can learn from the way these athletes approach their training.

Immobile/Chairbound?Recently I met a lady who was chair-bound due to a number of medical conditions. Deciding to get fit, her physiotherapist recommended a set of stretch bands, which can be used sitting down, or lying down, to gradually build body strength. As you are working against your own body

weight, it is a great starting point. Of course the end objective is to be fit and a healthy

weight, but if you have a long way to go, it can be helpful to break down the journey into smaller steps.

IfyouaremobileGrab a pair or trainers and some comfortable clothes and you are

ready. It is all about making small changes to our everyday life.

A short walk to the park, walk to the shops instead of taking the car, go swimming

once a week, get active with the housework, go for a bike ride, switch off the tv and get active. Everything adds up, no matter how small.

SmallchangesindietElite athletes analyse how small changes, used together, can add up to big improvements. The same applies in your eating habits too. A digestive biscuit has around 70 calories. If you eat one of these each day that is above your calorie requirements, in one year you will gain over seven pounds in weight. In the same way, if you eat a small amount less than you need,

you will lose weight. Small changes can add up to big differences.

Do not cut out healthy food or cut down too much. If your body is not getting all the

nutrients it requires, it will be reluctant to lose weight. This is a self-defence mechanism

that has helped us survive famine times, but can be very frustrating if you’re trying to lose weight. If in doubt, consult your local Nutritionist or

Dietitian.

The latest Argan oil-based potions can be pretty pricey but traditional olive oil is

handy on your hair as well as on salads.

Apply extra virgin olive oil as a pre-treatment. This can be used cold or heated to a relaxing warm temperature. Leave on for 20 minutes (wrap your hair up in a towel while you do something else) and then shampoo out. It may take a couple of washes but you’ll certainly notice the difference.

If you have fine hair, an olive oil spray is a much lighter option for shinier, healthier tresses. Avoid any oil-based products if you have hair extensions as this may loosen the bonds. For really dry hair leave on the oil overnight, but dont forget to protect your pillow with a large towel.

If you have dark hair and struggle to cover your greys in between dyes or colourist appointments, try using charcoal. Apply to dry hair, being careful to blend it in, and nobody will ever know.

On Wednesday 1st August 2012 Sun Street became the street that transcended time. Owner of The Vintage Boudoir, Collette Corcoran, award winning photographer Gary Hill, fashion communications student Jessica Askham and makeup artist Laura Wilkins were set the task of capturing eight ages of fashion using the businesses of Sun Street as the back drop for the shoot.

“Sun Street is a gorgeous street, brimming with some of the best cafes and restaurants in town, there are people in Lancaster who don’t even know the street exists” said Collette Corcoran. “We tried to use as many of the business on Sun Street as we could to capture images of fashion from the 30s through to the present time”.

Hair set in rollers in a 1960s gown under the hair drying hood of the fabulous Kathy’s Salon which still has an aura of times gone by. Glamour oozes from Jessica in The Vintage Boudoir as she lounges on the chaise lounge in a vintage slip and sparkling diamante. Most people are completely unaware of the plans for the regeneration of SUN STREET that have been put together by Lancaster Square Roots. The nine muses artwork adorning the walls of the street, a timepiece to draw people down the Music room alley and a sun fountain in the square; all will bring this street alive in the evening and the day time.

This should be a street that everyone visits when they come to Lancaster, its full of history, seeps elegance and emits a feeling of class.

6Sun Square & Sun StreetSun Square is a unique space, away from the hustle and bustle of the city, a hidden gem at the heart of the cultural quarter. Today, the square has a neglected feel

and buildings have turned their backs to it. Our proposals would see the square embraced as a vibrant garden that creates a magical setting to the Music Room.

Ornate planting, water and lighting would create a green oasis that will host small performances and events and be a focus for the city’s cultural festivities.

ClockworkA feature timepiece will act as a focal point drawing visitors along the Music Room Passage. A collaboration between a clockmaker and artist, the artwork will make reference to Lancaster’s arts and crafts history. Spotlighting of the timepiece will encourage exploration of Sun Square after dark.

Sun FountainClose collaboration between water engineer and artist will create a unique sensory fountain at the heart of Sun Square. The interactive water feature will incorporate musical/audio links and lighting to enhance the garden character of the space. The fountain will be designed to allow the space to become a place for performance when the water is turned off.

The 9 MusesArtwork in a variety of mediums will provide a new walled elevation to Sun Square. On the theme of the 9 Muses, the artwork will explore Greek mythology making reference to Francesco Vassalli’s baroque plasterwork in the Music Room. It is proposed that artists are drawn from a range of backgrounds - portraiture, photography, graphic artists and illustrators. A combination of medium will be encouraged - laser cut steel, etched glass, metalwork or even textiles and wallpaper. Feature lighting of the walls will create a dramatic evening display.

Possible plans for the future of SUN SQUARE - created by LANCASTER SQUARE ROOTS Sun Square is a unique space, away from the hustle and bustle of the city, a hidden gem at the heart of the cultural quarter. Lancaster Square Routes constitutes a programme for improving public realm in the city centre over time as opportunities and funding permits. At the present time, there is no funding available to implement the proposals for this element of the project but these visions demonstrate the council’s ambitions to make much more of the square as a calm oasis right in the heart of the city centre.

Fashion: More is more

Autumn winter 2012. The word ‘embellishment’ alone is an understatement of vast proportions.

Forget adding a few studs and a splash of sequins in an effort to jazz up garments: jackets, trousers, skirts, even humble shirts and t-shirts, have all been utterly drenched in the luxury of jacquard fabric and showered with the adornment of jewels, gems and metals.

Fashion magpies will rejoice at the news that wearing more than one embellished item at once is to be encouraged: maximalism is the order of the day as the tasteful ‘less is more’ diktat is momentarily discarded.

The key to working this trend successfully is to keep silhouettes classic and structured. Clean lines will allow the embellishment to do the talking and keep the look sleek: note that skinny trousers and understated shirts are to be layered with the more decadent pieces.

Luckily for fashionistas on a budget, the high street has whole-heartedly embraced the trend and have nailed it with a heavily embellished and embroidered collections. For this autumn winter season, more is definitely more.

Art: Artwork for your children

Sarah Bellwood, co-owner of Bellwood & Wright Fine Art in Lancaster tells us about the artist Peter Blake and why his work could be an excellent

investment for your children

Artwork for your children

PeterBlakePeter Blake is always an artist recommended to students studying Pop Art. Blake’s ‘Captain Webb Matchbox’ in 1962 predated Andy Warhol’s Campbell Soup cans by several years and it can be strongly argued that Peter Blake was in fact the founder of the Pop Art movement, and it was through an ‘A’ Level project under taken by my son that I became particularly interested in Blake.

His work is such a fabulously eclectic mix of brilliant collages of everyday objects and a joyful use of mixed media that it was hard not to fall in love with them.

20minuteswithPeterThis affection was sealed at a preview of Blake’s work in London where the very lovely Sir Peter spent a magical 20 minutes with my son, talking about his collection of toy elephants, his love of Damien Hirst’s butterflies (which have gone on to influence his Vichy Butterfly Man series) and his excitement at the technical wonders now available to artists through advances made in screen printing.

He spent so much time with my son, and even allowed me to photograph them together, this after giving very short shrift to some very important looking people! We purchased and absolute jewel of a screenprint, from a tiny edition of 75, which has appreciated in value over two years from £600 to £1080. It was presented to my son for his eighteenth birthday – having been the only thing he wanted and he is now studying painting at Wimbledon School of Fine Art.

ThemediumofPeterBlakeSir Peter has made etchings, wood cuts and wood engravings over the years and he has now replaced the meticulous cutting and carving or wood or metal plates for the obsessive cutting out of tiny images from reference books for his prints. Each fish in ‘Aquarium’, for instance, was immaculately

cut out with the tiniest pair of sharp scissors during Sir Peter’s relaxation periods in the evening.

ArtworkasagiftforchildrenWhen children are given access to or ownership of beautiful, enjoyable works of art (which can also be a very sound investment) it certainly strengthens their interest in visiting galleries such as Tate Britain and The Royal Academy.

There is a feeling a of personal connection when you can say to your child “This is a painting by Peter Blake” you have one of his screenprints at home.Children sit up and take interest in art and have an increased interest in art at school. Buying an original work of art for you child is an amazing legacy to give them for both their education and in terms of investment.

Choosing the right nursery

CHOOSINGTHERIGHTNURSERYChoosing the right Nursery for your child is always a difficult decision for any parent to make. Fortunately there are some key aspects of a high quality Nursery that can allay any fears or pangs of guilt parents may feel about leaving their child to go to work. So, what sort of things should you look for in a Nursery that will not only ensure that your child is looked after fantastically but will also guarantee a safe, caring and educational environment in which your child can thrive mentally, physically, emotionally and behaviourally?

PriortotheVisitBefore making your decision as to which Nursery would best suit you and your child’s needs it is worthwhile undertaking some fact finding before your initial visit. Often a small amount of time spent before the visit will provide answers to many of your questions. The best place to start is the Nurseries website. This will give you information on matters ranging from the expertise of staff, the philosophy of the Nursery, opening times and fees, to the meals provided. Secondly, why not email or call, asking any burning questions prior to your visit.

TheVisitNext it is crucial that you visit the Nursery. How secure is the building (e.g. intercom, keypad locks, high fencing, locked gates), both for you to get into and to prevent children leaving? Was a member of staff present to check who you were? Ensure you take time to look around, speak to the staff and get a feel for the place. How qualified, knowledgeable, friendly and approachable are the staff? Did they interact with your child? How does your child react to the Nursery? Is it located on your commute to work? How easy is it to drop off and pick up your child?

WhattolookforIt is worthwhile spending some time to look at the cleanliness of the premises. Look at what resources are available both indoors and outdoors. Check the quality and variety of activities available.

Is the Nursery Ofsted registered? Is the Early Years Foundation Stage curriculum in place? Ask if the nursery has a member of staff with Early Years Professional Status. Early Years Professionals are the key to raising the quality of Early Years Provision. Are healthy snacks, meals and drinks provided throughout the day? Your visit is the ideal opportunity to ask any questions you have that are pertinent to you and your child. Check that the Nurseries policies and procedures are displayed. This will ensure an open and transparent organisational set up.

It is always worthwhile exploring the educational backgrounds of the owners and Management Team and what were their motivational influences behind setting up the Nursery.

At Potfest creators from Lancaster to France, Carlisle to Germany all gather to exhibit and sell their work, demonstrate their skills and give newbie’s the chance to have a go.

What is special about these events is not only to meet other Potters & Sculptors from near and far but to see the wonderful and diverse range of products all made from clay. I’ve said it before, in my mind clay is the most versatile substance on the planet; to be able to turn soft pliable wet clay into a stone like material that can be used from everything from building houses to fine ornaments is fantastic.

This event sees new artists working alongside established veterans, fine delicate porcelain jewellery alongside earthy animal sculptures, bowls, cups, plant pots, castles, figures and so the list goes on.

Although as a Sculptor & Potter I work with clay every day I still get a buzz from watching others turn a lump of mud into a huge pot or see a face come alive in front of you. It is also great to see so many people at the beginning of their career in clay keeping the craft alive and bringing still new ideas.

There is something magical and primitive about getting your hands in the clay, it takes us back to childhood and sandcastles but links us with the past when the first pots were made. I recently read about an early potter and how weeks of work could be ruined in one kiln firing, the pain and frustration of managing the kiln temperature seemed to be the bane of his life. All potters experience kiln disasters from time to time but fortunately we live in an era where kilns have progressed and we have far more control over our firings and can often take our good fortune for granted.

We are all guilty of taking things around us for granted, the things we use, the places we go etc. but how often do we stop and think about where things originated, how they were named, who made them and how. For me it is a privilege to make something that I know is going to be used and loved in someone’s home, spending three days with other artists at Potfest I know many of them feel the same.

So next time you make a cuppa, just think what your mug started life as.

In partnership with Hit & Run Comedy, the new comedy club will take place on the last Thursday of every month. The Pilling Jubilee Silver Band has had great success over the last few years and has won trophies in many of the contests it has entered. Accompanying the band is Wendy Sharrock, who has sung with Opera North in Leeds. Her operatic roles included “Evadne” in Troilus and Cressida, “Azucena” in Il Travatore, “Ulrica” in A Masked Ball and “Amneris” in Aida. More recently Wendy has been a regular performer with the Northern based company Heritage Opera, appearing last year in The Magic Flute, Dido and Aneaus, and The Beggar’s Opera.

The Autumn programme for The Platform in Morecambe is out now and is crammed full of famous musicians and top class comedic talent.

Lots of world famous acts will be taking to the stage including two bands from the USA this October.

The Platform is launching the brand new Morecambe Comedy Club which will take place on the last Thursday of every month and promises at least two top named comedians each time.

Football fanatics will also enjoy a panel show with celebrity guests. ‘Off the Ball’ on 14 November features football mad comedians Bob Mills and Ian Stone, stars of BBC Five Lives’ Fighting Talk programme. Cricket commentator

Henry Blofeld will visit the Platform in December. His ‘Shaken not stirred’ tour promises name dropping in spades with lots of fun and laughter.

Music lovers of every genre will be satisfied with this season’s line up. Following the runaway success of the first event ‘Later with Jools Netherland’ is back with six of the area’s prodigious bands across three separate stages – a non-stop mini festival featuring an eclectic mix of Indie, Classic, Punk and acoustic rock. The Mugenkyo Taiko Drummers have established themselves as Europe’s leading

taiko drum group and they bring their thundering rhythms to the Platform in October.

Top class tributes are lined up to perform spectacular shows that promise to be as good as the real thing. The popular Lunchtime Concerts are taking place throughout September and all performances are free to attend.

Did you watch Ben Ainslie and the other top sailors in the Olympics? Or maybe someone like Ellen McArthur sailing round the world single handed has inspired you?

You may also like the idea of bigger boats such as yachts and cruisers either in this country or abroad but the best way to start, is to try a little dinghy sailing on your local water. There is no doubt that sailing, like so many other sports and hobbies, can become addictive. Let us get one thing out of the way right from the start. Sailing can be as cheap or as expensive as you want to make it.

Sailing and yacht clubs also vary greatly. Some are distinctly up market with strict hierarchies and dress codes while others, like the clubs around Morecambe Bay, are much more laid back with clubhouses more in common with village pubs than five star hotels.

Water can be your best friend or a merciless enemy, especially when combined with the strong tides and currents of areas like Morecambe Bay. The same can be said of winds which can bounce off hills, cliffs and even high buildings. Safety is paramount.

The best way to start sailing is to drop in on your local sailing club and see what it has to offer. Different clubs have different mixes of sailing activities. A club near a marina and/or good moorings may well have a stronger cruiser section

than one with just a jetty or slipway. The latter is more likely to concentrate on dinghy sailing.

Virtually all clubs will also have a robust training programme for newcomers to the sport as well as personal kit and boats that can be borrowed at little or no charge. There is a strong case for following the RYA (Royal Yachting Association) training programme as, apart from high standards, an RYA qualification is often an internationally recognised pre-requisite for hiring or crewing sailing boats. RYA accredited courses range from complete beginners to ocean yacht masters.

The classic route into sailing is to learn on dinghies, or maybe small keel boats, and then, if wished, on to larger craft or equally to enjoy the thrills and spills of dinghy sailing including racing.

While specialised personal kit is available, basic kit can cover a range of water sports. Much is a matter of choice, but ‘essentials’ are a good wet suit or a dry suit to protect from cold water and a good, well fitted buoyancy aid. A pair of old trainers will do nicely for footwear, but a pair of decent wetsuit boots will be better. While a boat maybe on the shopping list, there is much to be said for leaving this until you have had the chance to try a range of boats and find a type that suits you.

The range of wines available in the UK is vast and as we are a nation who haven’t been brought up with a culture of wine drinking and no real wine industry of our own, wine is a relatively new thing to a lot of us. Many new wine drinkers choose what to buy based on the grape variety described on the label which often means that they end up choosing a wine from one of the so called New World Countries such as Chile or Australia. If this is the main criteria for choosing there could be a whole range of excellent wines that might remain undiscovered.

Often people believe that a wine made from a blend of grape varieties is of lesser quality than one made from just one type. This is certainly not the case and many of the worlds most famous and expensive wines, Champagne and Bordeaux being just two, are made from a blend of several varieties, up to thirteen in the case of Chateauneuf du Pape. You can liken it to a Michelin starred chef using a range of ingredients to create a perfectly balanced dish.

In the world of wine the winemaker may also have a range of different varieties to choose from that will all add a different character to the finished wine, be it black fruit flavours, spice or floral aromas. That is not to say that blended wines are better than those made from a single varietal but they certainly should not be considered to be sub-standard. Here we recommend some great wines all made with a blend of grapes that provide excellent quality and value for money.

To blend or not to blend?Langlois-Château Crémant de Loire Brut NV: This beautiful, creamy fizz from the Loire valley is infinitely more enjoyable than the majority of cheap Champagnes, which is not altogether surprising given that it is made by a Bollinger-owned property. As with a lot of Champagne this is a blend of 3 different grape varieties but they have only got Chardonnay in common with Chenin Blanc and Cabernet Franc completing the combination. £14.50

Triade IGT Campania Bianco 2010: Falanghina, Fiano and Greco di Tufo are all really interesting white grapes that are indigenous to south western Italy, specifically the province of Campania. Triade (pronounced tree-a-day) is the first wine to combine all 3 in a classic example of ‘the whole is greater than the sum of its parts’; equal proportions of the 3 varieties with 20% of the wine barrel fermented has resulted in a wonderfully rich, creamy-textured wine with a surprisingly complex, almost tropical fruitiness. £9.00

Head over Heels south eastern Australia Semillon/Sauvignon Blanc 2011: Many observers believe that a lot of the vineyards in Bordeaux that are planted to Merlot, Cabernet et al would actually be much better suited to growing white grapes, specifically Sémillon & Sauvignon Blanc which is regarded as the classic, white Bordeaux combination. This example hails from the other side of the planet but demonstrates just how these two varieties can work in harmony with each enhancing the other to give a fresh, vibrant pithy white. £8.25

Meerlust Estate Stellenbosch Red 2008: This classic Bordeaux blend (Cabernet/Merlot) is ostensibly a baby version of ‘Rubicon’, the flagship of the Meerlust Estate and widely regarded as one of the Cape’s finest wines, indeed the first release (1992) was actually a declassified Rubicon as it was felt that this difficult vintage had not quite allowed the quality expected for their ‘Grand Vin’. The entire parcel was offered to the UK market at a knock down price and the rest is history! £11.50

Know your meat

The family butcher is making a comeback! Most people are becoming conscious of what goes in their meals, and are returning to independent shops for fresh quality produce. However, it can sometimes be difficult to know which is the best cut of meat, and that of course depends on what you want to make.

Beef-Chuck&ShinChuck (often known as the shoulder) and shin beef (that comes from the fore leg of the cow are both perfect for casseroles (ideal for the slow cooker) they are an ideal natural thickener for the stock which will be full of flavour. Both Chuck and Shin are two of the least expensive cuts of beef. Shin beef can also be used for mince.Beef-TopRumpTop rump (from the back of the cow) can be cooked as a large piece of steak or cut into strips for a tasty stir fry. The rump is slightly less tender than the sirloin but has a strong flavour.Beef-SirloinSirloin (from the centre of the back) is also delicious and tender and both can be grilled or flash fried or roasted. They are particularly tender and is one of the most expensive cuts of beef.

Lamb- NeckThe neck is best cooked slowly in casseroles or can be used for mince, it is one of the cheaper cuts of lamb. Lamb-ShoulderShoulder makes a great traditional joint but can also be cubed for lamb curry or kebabs.Lamb-LoinThe loin comes from the back, perhaps the most tender part of the lamb and can be joints, chops or medalions.LambsliverAlso incredibly rich in iron and delicious friend or grilled.

Pork&ChickenPerhaps more well known meats for healthy meals are the white meats, pork or chicken. These both come in a variety of cuts and can be cooked in many different ways, making them both very versatile.

VenisonHowever, another low fat but tasty meat is venison. This can be cooked in ways similar to beef and is now available all year round.

It should have a good colour and be moist. In the case of chops, chicken fillets etc there should be a few you can choose from. For sirloin, fillet and joints you should be able to have these cut to your own specifications. Mince should be a rich red colour and liver should be a rich brown colour.

Charity: Walking for Zimbabwe

On May 12th 2012 ‘The Lancashire Walking and Social Group’ tackled the Yorkshire three peaks to raise money for SIFE Lancaster.

The group, headed up by Chris Riley, decided to get involved to help SIFE Lancaster, and specifically the ‘Zimbabwe Orphanage Project’ after both appeared in the Lancaster Magazine in March of this year. Chris Riley and fourteen other dedicated walkers, a mixture of novices and experts, managed to raise an incredible £324 for SIFE Lancaster on this occasion. ‘The Lancashire Walking and Social Group’ arranges monthly walks and socials that are a must for both keen would be hikers and the more advanced alike, more information can be found at www.lancasterwalkinggroup.co.uk.

SIFE Lancaster is the local stem of SIFE, ran by students at Lancaster University. SIFE is an international non-profit organisation that works with leaders in business and higher education to encourage university students to make a difference in their communities and abroad whilst developing the skills to become socially responsible business leaders. SIFE projects, such as SIFE Lancaster’s ‘Zimbabwe Orphanage Project’, must address a social need to improve the quality of life and standard of

living for others on a long term basis. There are 45 universities in the United Kingdom involved in SIFE and they all aim “to bring together the top leaders of

today and tomorrow to create a better, more sustainable world through the positive power of business” (SIFE Mission Statement).

Zimbabwe, located in the southern regions of Africa, is often celebrated for its natural beauty and opportunity and was once Africa’s wealthiest country. But in recent years, this potential has become hidden behind the images of poverty and violence we see in the media, preventing economic development and most worryingly killing hundreds of people every Day. The most significant cause of suffering comes from the AIDS crisis, with 25% of the adult population carrying the disease causing one in five children to become carriers of the HIV virus. Due to the lack of money and medical assistance many people are left to die.

In 2001, Zimbabwe had their credit frozen by the USA following the controversy over land ownership which caused hundreds of farmers to lose possession of their land to the hands of the government who were led by Robert Mugabe. The economic development of the country came to a standstill and has slowly declined ever since.

The AIDS pandemic coupled with the dire financial state of the country has left an estimated 1.3 million

children orphaned, forcing them to live on the streets without food and safety. For this reason, the many orphanages that exist around the country are a crucial part of communities, as they give all these vulnerable children a much needed home, providing shelter, warmth, education and food at such an important time in their lives. But even the orphanages themselves struggle to meet the needs of all the children with poor, crowded accommodation and low supplies of food and general resources.

Zimbabwe Orphanage Project, as part of SIFE (Students in Free Enterprise) Lancaster is a small volunteering project made up of undergraduate students studying at Lancaster University who work together to raise money and awareness for orphanages in Zimbabwe. The SIFE organisation is a society that runs throughout universities across the country to enhance the entrepreneurial skills of university students via student led projects that work to help improve the lives of others. The aim of the projects is to educate unprivileged organisations and people on how they can improve their standards

of living, by learning skills which will allow them to work and earn their own money. There are a number of national projects working within the local North West area as well as elsewhere in the country.

The Zimbabwe Orphanage Project, which began in October 2011, is one of the international projects within SIFE Lancaster. Our main aim is to raise awareness and improve the living conditions of the orphanages we support and better the lives of the orphans and their carer’s. With a close connexion to a project leader out in Zimbabwe, we are in constant communication with the orphanages in order to understand where our help is most needed.

Our first event took place towards the end of last year, during the build- up to Christmas. We held a Christmas market stall on campus alongside the Farmers Market which visits the University every Thursday. In preparation for the event, all team members made jewellery, key rings, home-made cakes, biscuits and chocolate filled

Christmas stockings to sell to staff and students. Despite the fact the weather being very much against us with strong winds and lots of rain, we had a very successful day raising a total of £190

Since then we have been working on another project, a instruction pack on how to make Zeer pots which will be sent over to the orphanages in the coming weeks. A Zeer pot is a food preservation device that allows perishable foods to last a lot longer in a hot African climate. It is made out of clay, sand and a small amount of water. The pots are designed to extract heat from the middle section of the pot which allows food to stay fresh for up to 75% longer. By providing the orphanages with an easy to follow instruction pack we have enabled them to produce these Zeer pots for personal use and also as a possible business venture.

The Zeer pots can be decorated and sold at local markets which provides the wider community with a safe food preservation device whilst allowing the orphanages to produce financial income to use for building repairs, school supplies etc.

ZOP’s next event will take place at the 6th and 7th of March, just before the University takes a break over Easter. Once again we will be holding a stall in Alexandra Square on campus from 10.00am-2.30pm, which will act as a drop off point for students and staff to donate unwanted items such as clothing, stationary, toys and books. After the collection, a member of the ZOP team will be taking the items over to Zimbabwe herself over the Easter break and distributing them throughout the orphanages we support.

So far, the project has been a great success and we are already noticing how our efforts are making a difference to the orphanages. We have also been nominated to take part in the SIFE regional competitions which sees SIFE projects from all over the country competing to become part of the SIFE UK National competition taking place in The Britannia International Hotel, Canary Wharf on April 18th and 19th 2012. The winning project will then go on to represent the UK in the 2012 SIFE World Cup in Washington DC, competing with projects from 39 others countries for the winning title.

The Zimbabwe Orphanage Project has a very busy few months ahead to continue making a difference in the lives of the children and orphanages we support and also work towards success in SIFE competitions. Community Clubs: Cooking in secret

Lancaster has become one of the newest venues to have its’ own Clandestine Cake Club, organiser Lynne Molloy tells us more.

The first Clandestine Cake Club was established in 2010 and there are over 150 now, with branches in Paris, Barcelona and Perth, Australia. Its been talked about on the One Show and a cook book, featuring cakes from members, will be out soon.

Sowhywouldyouwanttocome? First you need to love cakes and baking, but this club is limited – you can only bake BIG cakes (no cupcakes, muffins or tarts), with a theme for each meeting. Recently featured are Death by Chocolate, International Cakes (lots of Olympic themed events), Dairymaids Delight (supporting British dairy farmers) and Fruitful Gathering. Our first theme is “Favourite Things” encouraging baking your favourite cake or use favourite ingredients. The interpretation, is up to you, the baker.

WhyClandestine?You don’t get to know the address of the venue for the event until a few days before. Don’t worry, you do get given some clues when the event is promoted, and an indication of the location. Lancaster gives many opportunities with venues not only in the city centre but also in the surrounding towns and villages, ensuring that all members have the chance of something near to them. The premises are usually coffee shops, but events have been held in community centres, wine bars, even on farms and I have some wonderful ideas, with related themes, lined up for the coming months. Commercial venues usually host the club for free, serving refreshments to keep us going. If we use a community location, we would make a donation to the organisers.

Whathappensduringameeting?The club meeting usually lasts 2 hours and you don’t have to come on your own either (but of course you would be made VERY welcome if you did. As long as you bake a cake, you can be bring a guest with you. And then the fun begins, with a recommended maximum of 15 bakers and their guests, and the 15

cakes, we all sample and share the cakes, with any leftovers (it is difficult to try all 15, or even 10, or even 5!) available to take home. (The limit on numbers is to try and ensure we all get a chance to socialise, its been found that too many spoil the party). Please don’t feel concerned, there is no element of competition either, we just want cakes we enjoy eating and maybe the opportunity to try something a little bit different.This is a photo of a recent event I attended hosted by South Lancashire CCC, the cakes and event was wonderful and the 2 hours we were there flew by. I made several new friends and as a result have travelled to parts of Lancashire I never knew existed.

Editor, Lisa Mason has lunch at Blue Moon Thai Restaurant in Lancaster, with such a

tasty menu, you must give it a try.

Spice up your lunchtime!

Ok, I do have to admit that I have never actually eaten Thai at lunchtime, it is not the food that traditionally springs to mind to have for lunch, but we fancied something spicy for a change and had heard that Blue Moon had an excellent lunch menu.

Blue Moon is easy to find, down the hill from Boots on the left hand side just after the turning to St Nicholas Arcades parking. As soon as you step through the door, the bustle of the one way system is left behind you.

We were greeted by Manager Kumjad and shown to our table by our waitress Tanya. The restaurant looks just as good in daylight as it does at night, impressive and contemporary, one that is full of charm and interesting Thai pieces that give it a real authentic feel. The most impressive though, in our eyes, is the 5 metre long viewing glass into the spotlessly clean kitchen. Watching the professional Thai cooks create your meal is certainly something special.

We started with satay chicken for me , my husband tried the vegetable spring rolls, both dishes were presented immaculately, the cooking skills are obviously high, the chicken was cooked to perfection and marinated in a deliciously subtle flavour, the satay sauce a must for peanut lovers! The spring rolls had a perfect crunch into the filo pasty, which melted into your mouth followed by a very tasty vegetable filling.

The service was attentive and friendly and our main courses were swiftly brought over. A favourite with many, we had a Thai Green Curry which did not disappoint and Chu Chi Pla (deep fried Sea Bass topped with a mild curry sauce) which is the special for September. It was fantastic! Usually I choose chicken or prawns when ordering Thai, I had never tried a fish curry, what a treat I have been missing! The lightly spiced sauce was full of flavour, the sauce oozed over the super thin crispy batter on the

fish, perfectly complimenting the delicate flavour of the Sea Bass.

Who can resist a pudding? Not us! We suggest the pancakes flavoured with Thai Pandan leaves packed with grated coconut and served with a quality vanilla ice cream. They certainly melted down with ease after such a delicious lunch. A Thai lunch makes a refreshing and extremely tasty change. So bypass that cheese sandwich my friends and get down to Blue Moon Thai Restaurant.

Travel: Sleeping up a tree

Against a backdrop of rolling hills, vineyards and lavender fields, I found a variety of adrenaline-fuelled activities, countless excellent bistros and

home-from-home guesthouses.

Growing up, the kids next door had a treehouse. Three planks of wood nailed across two chunky branches, but magical nonetheless.

When I heard Chewton Glen, the multi award winning five-star spa hotel in the New Forest, was opening 12 Treehouse Suites this summer, memories flooded back. So too did the childlike excitement, when my sister and I beat our way to the top of a waiting list and booked a weekend break.

But when we arrive at the high-end suites, it becomes apparent treehouse living has come a long way in the last few years. For starters, there’s no scrambling up a rope ladder.

The adventure begins with a golf buggy ride from the hotel’s main reception, up the bumpy track into the surrounding woodlands. The suites are cleverly built into the side of a hill - with one half propped up with stilts - allowing guests to enter at ground level.

Re-living the pure, unabashed joys of childhood is rare, but within seconds of entering our treehouse, my sister, Harriet, and I are running around, marvelling at the different features - and there are lots.

A vast walk-in shower, flatscreen TV at the foot of the bath and a log-burning stove instantly grab our attention. But it’s the little touches that really make us warm to the place: a well-stocked fridge, freshly baked lemon drizzle cake on the coffee table, and jars of hot chocolate with marshmallows in the kitchen.

With so much excitement indoors, it’s easy to forget we’re in a treehouse, but stepping out onto the balcony we’re greeted with a sea of green. Level with the treetops, we have a wonderful birds-eye view. Right now, the leaves are shimmering from recent rainfall, but it’s easy to imagine this setting would be stunning in any weather, at any time of year.

Harriet and I waste no time dipping into the outdoor private hot tub with a pre-dinner drink, admiring the panoramic views and enjoying the silence.

When our stay comes to an end, there’s another bolt of childhood nostalgia - the gloom of playtime being over. Thankfully, I’ve grown out of tantrums, but treehouses haven’t lost their magic, and Chewton Glen’s are utterly enchanting.

If you’ve returned from holiday to withered summer bedding and dried-up pots, bite the bullet and empty them on the compost heap, replacing them with a spring display. Plant bulbs, pansies, heathers and other winter and spring stalwarts to brighten up your outlook.

If you’re not going to use your containers for winter displays, clean them out, wipe them down and put them away. Don’t leave terracotta pots out or they may succumb to frost and crack.

Some gardeners tend to be more relaxed about pest and disease control at the end of the season, but ignore them at your peril or you may be storing up problems that will remain dormant until next year. Cut off or prune out affected parts of diseased plants and burn or dispose of them so that overwintering spores won’t survive until next year.

Pest control is also important. Be aware that many biological controls become less reliable when the temperature drops as the predatory insects which provide the control then multiply more slowly. Take off shoots on plants which are infested with greenfly or blackfly and dispose of them.

Don’t leave garden debris lying around because slugs will shelter under it and are still capable of doing plenty of damage to your plants. It’s also important to keep up with the weeding because otherwise they are likely to shed seeds, creating a hotbed of more weeds next year.

Continue to deadhead roses and cut back finished summer-flowering perennials, removing supports which propped up the plants which have stopped flowering. These can be cleaned with a mild detergent and put away until next year.

The vegetable garden should still be producing rich pickings of French and runner beans, salad crops, courgettes and sweetcorn, but if you have time, clear away spent crops to create vacant rows, dig over the ground and refill the spare space with autumn and winter crops as soon as possible.

Give the greenhouse a spring-clean, emptying it of staging, plants and rubbish and give it a good clean with hot, soapy water, which will help flush out pests and diseases and prepare the area for any overwintering tender plants you may need to house. Remove greenhouse shading to allow in more light.

If you’re putting plants back in there, try to space them out to allow good airflow around them which will help stop the build-up of diseases such as soft rot and mildew.

Garden furniture can also be cleaned at this time of year on fine days, to save you a job next spring. Teak furniture can be washed with a mild mixture of soap and water and it is recommended that you use a soft utility brush to remove surface dust and dirt. Rinse the furniture thoroughly after cleaning and allow it to dry completely before putting it away for the winter.

September is also a good time to prune cane fruits such as loganberries and tayberries, cutting off the fruited canes to about 6in (15cm) from the ground.

Of course, once you’ve done all this, the sun may come out and you may have to unpack a newly cleaned deck chair or two if the summer turns out to be an Indian one - but you’ll be streets ahead when spring arrives.

While many gardeners will now be contemplating which spring-flowering bulbs to plant up this autumn, others will be sitting back to enjoy their summer bulb choices - and the nerine is one of the best

late-flowering beauties. N. bowdenii produce beautiful pink funnel-shaped flowers ahead of their strap-shaped leaves in September, bringing a welcome splash of colour to fading borders and patios.

Nerines need plenty of heat in early summer while they are dormant. They should be placed in a very sunny, sheltered spot with well-drained soil - ideally by a house wall - and just be left alone to do their thing.

If you want a taste of the Mediterranean to remind you of your summer holiday, you could have a go at growing an olive tree.

While mature trees will survive freezing conditions, to flower and fruit they need temperatures between 7.5C (46F) and 10C (50F), so they need to be brought into a cold greenhouse or conservatory in winter.

They are often wind-pollinated, so growing more than one cultivar improves pollination. If you are starting from scratch, use small pots with loam-based compost and added grit, with loads of crocks in the bottom and place the pots on feet to enhance drainage. Despite needing free-draining soil, they also need to be watered liberally and fed with a liquid fertiliser every month during the growing season. Cut watering back in winter but never allow the compost to dry out.

They should be pruned in spring or early summerand the new shoots thinned each year to keep the plant compact.

• Exercise before and especially after eating • Build and physical characteristics - big, deep chested dogs • Fearful or anxious temperament

PREVENTION• Avoid highly stressful situations (use of pheromone collars, diffusers can help calm dogs when exposed to new environments)• Do not exercise for several hours (2 or 3 hours) before and especially after eating • Do not permit rapid eating (special ‘gobble’ or ‘maze-shaped’ bowls are available to slow down the eating process) • Feed two or three meals daily, instead of just one • Do not give water one hour before or after a meal • Make meals a peaceful, stress-free time • Feed a high-quality diet • Do not give ice-cold water or feed ice• For tall dogs, raise the height of their bowls to aid ingestion.

TREATMENTGDVs are medical emergencies. Although some animals may respond to having a stomach tube passed to let out the gas, many will require prompt surgical intervention to access the stomach and relieve the twist.

When the phone rings in the middle of the night our on-call vet prays they are not being called out to a GDV. This condition is life threatening, requiring immediate veterinary attention, and time is of the essence. Usually, but not exclusively, GDVs occur in deep-chested dogs such as Bullmastiffs, German Shepherd Dogs, Great Danes, St Bernards, Labradors, Newfoundlands and Weimaraners. One cause is thought to be the result of a large meal being consumed rapidly just before or just after heavy exercise. As many dogs eat their main meal in the evening, onset of the condition can occur in the early hours of the morning.

Gastric dilation is a bloating of the stomach. Initially, as the food ferments and breaks down, the stomach begins to fill with gas and becomes distended. As the gas increases the stomach swells to an enormous capacity and this creates stress and pressure on major organs such as the heart, spleen and liver. The pressure inside the stomach is by now so intense that the stomach begins to rotate—either a partial or full twist (volvulus).

SYMPTOMS• Attempts to vomit (usually unsuccessfully) which may occur every 5 to 30 minutes • Hunched up appearance • Bloated abdomen that may feel tight • Heavy or rapid panting • Drinking excessively • May refuse to lie down or even sit down • Looking at their side or other evidence of abdominal pain or discomfort

CAUSES• Stress (for example a new addition to the family, being in kennels etc)• Rapid eating

The Mito TwinAir was announced right after Fiat, which owns Alfa Romeo, spilled the beans that more versions of the TwinAir are on the way, with a range of capacities and outputs.

At least one won’t even have a turbocharger, in the manner of the original twin-cylinder Fiat 500 of ‘back in the day’, but for now the 84bhp turbocharged 875cc is the only choice among the Fiat Group’s small cars.

Quite why it’s taken so long to migrate to the Mito is a question for another dinner, but it’s there at last - and with tweaks.

The same engine is fitted to three or four other models already, the latest being the Fiat Punto. In shifting it across to the Mito Alfa’s engineers have done something, rumoured to involve a larger diameter exhaust and a change to the impellor blade angle within the furious little turbo. It’s worked wonders, reviving a verve that had started to wane.

By modern standards the Mito isn’t a lightweight car. The entry level Peugeot 208, for example, is 975kg, while the Mito TwinAir is a comparatively tubby 1130kg. Expect a round of weight-saving technologies in its next major update, but the way the fettled TwinAir unit handles the weight is light years ahead of other small petrols.

You probably know by now that the TwinAir is force-fed by a small turbo that spins faster than the lead woman in Street Dance, and it gives a kind of zesty performance you just don’t get in normally aspirated small petrol engines.

Yes there’s a bit of turbo lag; you can’t get away from it. But the shove as the rev needle spins around the counter to a charismatic thrumming soundtrack is delightful. The engine seems smoother in the Mito than it has done in some of its other foster homes, but arguably even more fun.

Well, that’s how it feels, anyway. In reality, the second of the sixgears only just about reaches 40mph, so while you’re giggling away to yourself whacking the gear lever into third, you’re not actually going that quickly at all. It’s all part of the joy.

Another of the happy spin-off factors from the TwinAir system is that even with all the extra turbo and vibration control gubbins it’s a good 10% lighter than other small petrol engines, so the Mito’s front end has a wonderful crispness of turn-in, darting into corners as if its lifedepends on it. It always feels so eager to please, and that makes itincredibly likeable.

You can buy a Mito TwinAir in two trim levels; Sprint and Distinctive. Both post the same tax-free 98g/km CO2 output and 67.3mpg fuel economy, but Distinctive cars are the real lookers. With 17-inch ‘sports’ alloy wheels, red-painted brake callipers, rear parking sensors and a truckload of silver and chrome-effect aesthetic details, it looks as good as the Mito ever has. Very, then.

But even Sprint models get cruise control, Bluetooth, an electroniclimited-slip differential, seven airbags, stop-start technology, airconditioning, an alarm and immobiliser, front fog lights and more. It’s far from Spartan, but place the two models side by side and the extra £1,200 for the Distinctive starts to melt into irrelevance.

There are also myriad ways to customise the car, with colour variations on the outside and inside. Alfa limits it to try to avoid any hideous combinations and maintain residual values, but there’s a lot you can do to make it yours.

These days most cars are a bit too anodyne; a bit too sterile. But theMito TwinAir, thanks to some inspired engine modifications and some styling genius on the higher Distinctive model, is a car with a life - a personality even. I defy anybody to buy one and not end up giving it a name.

Half is mine

Naturally most people when starting a new relationship do not think about what will happen if it breaks down. Unmarried couples (of any sex) who separate do not have the same legal rights and remedies as married couples and can only rely upon the Court’s powers in relation to land law and trust law to divide their property between them. They cannot claim maintenance for themselves.

If an unmarried couple purchase a house in joint names there is a presumption that they intend to own it equally and share the proceeds when it is sold equally.That applies whoever pays the mortgage. If they separate either can ask to the Court to order the sale of the house to ensure they receive their share. Obviously, if they both agree, either owner could sell their share of the house to the other. The Court’s powers are limited to ordering the sale and determining how the proceeds should be divided. This is the simplest situation in which couples find themselves on separation. Many couples find themselves in a much less certain situation.

Sometimes at the start of the relationship one person moves into a house already belonging to the other. Also for various reasons couples sometimes buy a house that is only in one of their names. Years go by without discussion of who owns what. It is the last thing on their minds. Both contribute equally to the household costs.

Both assume that they own a share of the house. When things go wrong and they separate one of them suddenly finds out that they are left without a roof over their head. This could even happen if they had children. One way to avoid this situation would be for the couple to draw up an express Declaration of Trust saying who owned what.

In the above situation the non-owning person could make application to the Court under Trust Law to determine if they own a share of the house. The Court would have to consider the evidence presented before it to discover the intentions of the couple. When the Court is asked to determine who owns what, its decision is based upon precedent cases that have established the principles to be applied and each case is decided on its own facts.

Going to court is expensive, slow and stressful. If people take legal advice at the start of their property owning relationship they will know where they stand. In the event of separation the pain, worry and expense would be a lot less.

A group of businesses based in Lancaster’s City Centre are pursuing an initiative to raise money to help improve the City. With the support of Lancaster District Chamber of Commerce, the group’s plans are well in hand to introduce a Business Improvement District (BID) in the City Centre.

A BID operates through a levy on business rates and will cost 1.5% for those with property in the BID area with a rateable value of £10,000 and over. It is a big “ask” to expect businesses to add to their already growing overhead, particularly when the economy is in recession. But businesses know that the time to invest is when the market needs stimulation and the right investment will bring its rewards.

This BID will raise over £600,000 in a 3 year period if the rate paying businesses are willing to vote YES in the BID ballot which takes place at the end of November this year.

The idea of a BID is that businesses work together to improve the town as a whole. This may be by introducing marketing and promotional initiatives, special projects to utilise empty shops, holding

events to attract more visitors, fund major clean up campaigns or other environmental improvements. The key is that all the activities funded by the BID will be in addition to what is already provided by the local authority or other public service bodies. £600,000 is a meaningful amount of money which will help create a vibrant centre alive with events and activities.

So why is it a good thing, not only for businesses but for the community as a whole?

The BID investment and activities will enhance the experience of Lancaster for visitors and locals.A city or town centre is not just a place to shop or do business, but is the heart of the community. It is a symbol of our history and the focal point for entertainment and leisure. The BID intends to make our City a better place to live, work, shop and encourage greater civic pride.

With the opening of the Castle bringing increased tourism and a larger retail centre planned to be built on the canal corridor site, it is essential that the City Centre strengthens its offer and re-establishes its proud position.

Financial M.O.T anyone?

If we were to meet and I asked you – “how are you doing for money, are you okay financially?” you’d probably tell me to – well mind my own business. But what about your “FINANCES”? - When was the last time you thought – “are there any ways I can save money; make more money? “This series of articles are designed to provide you, with ideas and plans to help you save money, and plan your “Financial Future”. Like a diet you have to stick to these plans. Easy to write, harder to do but if you persevere, then things will become easier.

Stepone-INCOMEOne the left-hand side of a sheet of paper write a list of all income received – cash, cheque, bank transfer. Include any bonuses or extra benefits i.e. “winter fuel allowance”, car allowance, etc. Check the following; is your “TAX CODE” correct. Are you claiming all the “State Benefits” you are entitled to? Many people, especially old age pensioners are not. If in doubt contact local Tax Office or “Citizens Advice Bureau” or try one of the firms on the internet i.e. “www.turn2us.org.uk/benefits”.

Steptwo–ASSETSLISTUnderneath write a list of all assets: Value of property (be sensible); chattels (everything in the home and garden); Pension values; Any Savings and Investments.

Stepthree-EXPENDITURE. On the right hand side write a list of all expenditure; include EVERYTHING – presents; holidays, car repairs. Important - Does your Income match your expenditure? If not - you need to quickly REDUCE what you spend.

Stepfour-PRIORITISE. On this list prioritise those that are “essential”, those you want; then “luxuries”.

Stepfive–Borrowings Which are the most expensive – credit cards; unsecured borrowing. Can you clear these with any savings?

Stepsix-UnsecuredLending.DO NOT take any more unsecured lending to clear debts. Try to come to an arrangement with your lender(‘s) but ask if any such arrangement will affect your credit score. Some lenders will allow you to pay less but award a “default” against you and may not even inform you of this!. When talking to a lender, demand that the call is recorded note the time, date and the person you are speaking to. Ask them to confirm everything in writing and keep a record.

Stepseven–THE70-20-10RULE. 70% of Income should be for what you must have, to include mortgage, loan repayments. 20% of income for what you would like- holidays; presents; entertaining. 10% SAVE- for a rainy day; Emergency FUND; Pension; marriages, etc.

TOPADVICEBuy a notebook and write down everything you spend each day, week and month. Budget accordingly. If you find that you still cannot manage then seek help or advice – don’t put your head in the sand and hope it will go away. Ask family members if they can help.
