INITIAL CONSULTATION
Denovans Property Consultants will provide advice specific to your property to
maximise your return and minimise the length of time the property is on the market.
Due to our consultants vast experience and in-depth knowledge of the rental
market, Denovans are ideally placed to identify any enhancements that could be
made to ensure your property will be more desirable to prospective tenants.
PROPERTY STYLING
Denovans have a Professional Property Stylist available who is able to identify the
opportunities that exist to enhance the visual space in your home or investment
property.
YOUR INSTRUCTIONS
What is important to us is that your property is managed directly in line with your
requirements. Prior to the property being advertised, we consult with you and obtain
details of the tenancy arrangements you require. This may include items such as
whether you wish to accept pets or smokers or would like to incorporate any other
special conditions into the General Tenancy Agreement. Denovans remain up to
date with legislation and can assist you to ensure your property is fully compliant.
How to Prepare for the Best Outcome
RENTAL MARKETING REPORTSAhead of the property becoming vacant and during any vacancy period Denovans
keep in touch with you by providing a weekly written report, phone calls and email
updates. The written report details the level of interest in the property including
any prospective tenant’s comments, planned advertising, the property manager’s
comments and advice.
TENANT SELECTIONStrict selection guidelines are constantly adhered to before approving any tenant
application. Prospective tenants are carefully selected through both an application
and a personal interview system. The process includes checking previous rental
history, employment and income record, personal references and either the
Tenancy Information Centre of Australia (TICA) or the National Tenancy Database
(NTD). TICA is a widely used database in Australia and New Zealand while NTD
is Australia wide. Both databases list tenants with a poor rental history. Denovans
procedures greatly minimise the prospect of an unsuitable tenant being selected.
Whilst Denovans will provide you with a recommendation to accept or decline each
application, the final decision on which tenant is selected rests with you.
DVD CONDITION REPORTSIn addition to the standard written Residential Tenancies Authority Entry Condition
Report, Denovans compile a DVD Entry Condition Report at the commencement
of every tenancy. The DVD Entry Condition Report, being a visual record provides
greater detail of the property and has saved many disagreements with tenants
regarding the condition of the property upon their departure. The DVD Entry
Condition Report has been proven to save Owners considerable expense and
stress in relation to matters that may have otherwise been in dispute when a tenant
vacates and is another unique initiative from Denovans.

digital marketing. This enables tenants to readily view the layout of the home and
includes room dimensions.

ELECTRONIC PROMOTION TO EXISTING DATABASE
Denovans database of qualified prospective tenants has been built up since 1962
when we first started renting property in the North-West Brisbane Region. Having
traded for over 50 years, Denovans now have fourth generation families renting
with us. We are in contact with these tenants on a weekly basis, informing them of
inspection times and providing detailed information on properties listed for rent.
BROCHURES
Denovans produce full colour, gloss brochures for use in the office and at open
homes. The brochures are also displayed at all marketing events and business
associates promotion points.
SIGNAGE
Denovans erect a ‘For Rent’ Signboard that includes a ‘QR Code’ which allows
people passing by to access property photos and further information from their
mobile device.
OPEN FOR INSPECTION MARKETING
Open for inspections are advertised and carried out on weekdays and Saturdays
to entice prospective tenants to inspect properties becoming available to rent.
Making a property easily accessible to view, leads to a suitable tenant being
found sooner and can greatly reduce the vacancy period. Denovans also conduct
inspections ‘By Appointment’ should a prospective tenant wish to view your
property at any time.

Physical Inspections are carried out on your property
every 17 weeks. The Major benefit with Denovans
is that on most occasions two people conduct
the inspection – Your Property Manager and the
Specialist Inspections Officer.
COMPREHENSIVE PROPERTY
INSPECTION REPORTS
Denovans tailor made report includes photos of
your property, details of the tenants performance
and your property manager’s thoughts and
recommendations including a market rent review.
The comprehensive report is completed and
delivered to your email address the same day as the
inspection. Any maintenance found on site is logged
on to our system immediately and your instructions
are sought.
QUALITY TRADESPEOPLE
Good quality and reliable tradespeople are difficult
to find. Denovans have a panel of well qualified and
competitively priced tradespeople that are available
at any time.

A disciplined policy on rent payments is essential. Rent MUST be paid on time.
Denovans have developed a streamlined system to ensure we constantly
maintain a tight rein on rent arrears. Firstly, at the commencement of the tenancy
the importance of paying rent on time, all the time is highlighted to the tenant. A
multitude of payment options are made available to tenants to give them greater
flexibility and scope to make their payments on time.
All of our tenants rent is made to fall due on a Monday. In the event a tenant does
not pay on time they are reminded on Tuesday. At this time they are also warned of
the consequences of paying late. From this point, the earliest opportunity to issue
a Notice to Remedy Breach under the law is the following Tuesday. Should they
have not paid by the following Tuesday not only is the tenant issued the Notice to
Remedy Breach notice, you are also notified.
The next phase of the process, if they were not to respond adequately to the Notice
to Remedy Breach is to issue a Notice to Leave. Thankfully due to our strict tenant
selection guidelines, this is not a frequent occurrence.

Denovans provide you with a set schedule of payment dates for rental funds to
be electronically transferred to an account/s of your choice. A variety of payment
methods are available including Fortnightly (every second Friday), Monthly (Start
of the Month or Mid-Month). If required special one off payments can be made at
your request.
QUEENSLAND CIVIL ADMINISTRATIVE TRIBUNAL
QCAT hearings are required in certain circumstances whereby a dispute exists
pertaining to the tenancy. Denovans success rate at past hearings has been
excellent as a result of being able to produce thorough documentation, including
Entry Condition Reports and DVD Entry Condition Reports. The use of DVD Entry
Condition Reports has significantly reduced the number of hearings Denovans
could otherwise have been required to attend.
RENTS REVIEWED REGULARLY
To maximise the return on your investment, regular rent review assessments
are carried out and the rent is increased in line with market conditions and your
instructions.
SALES APPRAISALS
Denovans can provide an obligation free sales appraisal for your property so that
you can keep abreast of market conditions and the current value of your property.

If your property is currently managed by another agent and you wish to utilise
Denovans services then all that is required is a written authority which Denovans
can supply. Denovans will take care of all matters required to ensure a smooth and
easy transfer of agents. Your Property Manager will visit the property shortly after
the agent transfer date to introduce themselves to the Tenants and inspect the
property. All matters pertaining to the Tenancy and the property will be addressed
and a written Inspection Report will be provided.
WHY NOT RECEIVE EXCELLENT SERVICE?
Property is a valuable asset and you deserve the best management service.
There is no need to wait for a change in tenancy before changing managing agents.
Any tenancy agreement that is current is not affected by a change of managing
agent.
