Our role on the project

Devons Road: Gardening kits gifted to residents allowing them to plant their own herbs and bulbs

Devons Road: Flexble landscapes affords a range of activities including events

Deptford Market: An adaptable space is designed to be occupied both day and night

• To create a landscape vision which supports and strengthens the existing community

• To provide the tools for you as the community to help shape the quality and quantity of your outside spaces

• To co-produce with you a landscape brief that ensures success, ownership, and a sense of pride

What is the project about?

The area being looked at between India Way and Canada Way

Aim: To work with the community to create genuinely affordable new homes for local people and better, future-proof facilities and green space for the community.

Area: Some of the plots within the area are disused, whilst others provide brilliant services to the local community.

As a minimum, the former health centre, disused over 50s centre, and North Area housing office will be redeveloped.

Feasibility study: The Council owns the freehold on the land and at this early stage the design team is exploring what is possible if the whole area is re-designed.

This allows us to work out the maximum opportunity that the project could achieve as a starting point. We will be working with residents throughout to understand if this is the right direction to go in.

Timeline for creating a draft brief or plan together

The aim of this first stage of the project is to come up with a rough plan, based on local people’s priorities, and what is possible in the area.

This is only the beginning. We will continue working with residents and stakeholders to create detailed designs and plans throughout the process.

Community feedback will shape the initial design proposals & help co-write the community brief

So far we’ve spoken to more than 200 local people and key

stakeholders to gather insights about the area, and feedback.

Based on these conversations we have put together some priorities and initial ideas.

The pandemic has meant we’ve had to move online, but we will continue to work with residents on the estate as soon as we can

do safely.

A plan based on local prioritiesHousing &

Urban Design

Provide housing that is genuinely affordable for local people to rent.

New homes should be prioritised for local residents with housing need - this would also help with the wider housing waiting list.

New buildings should blend in with the surrounding estate and feel like part of it.

Change needs to involve and benefit existing residents throughout to strengthen our sense of community.

Materials should be high quality brick not dangerous cladding.

Buildings should be sensitive to the height of existing homes - not high rises

A community run hub with a cafe and hall that is affordable and welcoming to all backgrounds.

Spaces for adult learning, advice, training and new skills (e.g. teaching kitchen, workshop, tools share)

Re-provide family support facilities.

Improve local youth facilities that they feel ownership of.

An amazing adventure play area and affordable childcare.

Some services might work well sharing resources under one roof.

Others should be separate or dedicated to particular audiences.

Community Provision

More green and public spaces like Bridget Joyce Square.

Outdoor social space, seating, shelter and picnic areas.

Keep as many trees as possible and plant more.

Improve walking routes, and signage through estate and to surrounding area.

Community gardening, and improve existing green space on estate.

More and better play space for all ages.

Improved outdoor gym equipment.

Use rooftops for gardening and play.

Better Green Space

Make sure that the scheme is as inclusive as possible.

Prioritise housing for older and disabled people already living in the area.

Create accessible outdoor communal planting areas.

Provide open access as well as secure play provision for disabled children and young people.

Work with people with various disabilities to make sure that interior and exterior designs work.

Better pavements and curbs for wheelchairs and buggies.

A More accessible & inclusive Area

Make development as green as possible in terms of materials and impact on environment.

Consider recycling or re-using parts of materials from demolished buildings.

Encourage nature and learning opportunities through project.

Create more electric car charging points and better cycle provision.

Create new and better habitats for nature and biodiversity.

Better maintenance, rubbish and recycling service.

These are draft and we want to confirm and add to these with the community over the coming weeks.
