OVERVIEW

Rising 1‚000 meters (3‚280 feet) into the Arabian sky‚ the tower will eclipse the reigning tallest building by 173

meters (568 feet). The first phase of the Kingdom City comprises the Tower‚ a 65‚000-square-meter retail mall‚

and a 3‚000+ car underground garage. Langan's role has included the development and oversight of the site

subsurface investigation‚ final design of the piles in collaboration with the design team‚ stormwater management

and integration of the circulation and volume demands of the Tower and retail building into the traffic master plan

for Jeddah's Kingdom City.

OVERVIEW

Located in the Dubai Marina‚ this 85-floor (420-meter tall) skyscraper will be the tallest tower in its vicinity.

Langan's services included a geotechnical review of the enabling work for the development related to dewatering

issues at the project site and movement of the diaphragm wall of the adjacent Diamond Tower. Based on our

review of the various documents and conversations with our client‚ Langan concluded that the deflection of the

Diamond Tower diaphragm wall was the direct result of an inadequate shoring design and lack of proper

monitoring during excavation.

Langan provided geotechnical‚ site/civil‚ traffic engineering‚ and parking design services for the Al Hilal Bank

Tower. The project includes development of a 24-story commercial tower with nearly 68‚000 square meters of

gross floor area and associated basement and above-ground car parking‚ landscaped park areas‚ and

podium-level retail areas.

OVERVIEW

The proposed development consists of two 240-meter-plus towers‚ linked together via a two-story boat-shaped

bridge near the top. The towers will house serviced apartments and a hotel. The towers will be surrounded by a

common multi-level podium structure and will also share common basement levels for MEP and parking. Langan

was hired to assist the structural engineer in obtaining the Dubai Municipality approval for the foundation design of

the development within a very short time frame.

OVERVIEW

This mixed-use residential project consists of twin 60-story‚ 755 FT (230 meter) towers with a five-story podium

and two basement levels. Langan provided geotechnical engineering services that included the review of existing

boring and foundation reports and published information on the engineering properties of the various geologic

formations within the site. We reviewed the seismic risk assessments made in the reports and the performed a

supplementary subsurface investigation once the tower had been sited on the development parcel. Langan

developed design parameters for a shallow mat foundation in-lieu of more conventional and expensive bored

piles.

Rising over 442 meters above the Arabian Sea‚ the 117-story World One Tower will be the iconic tower of Lodha

Place‚ the 7.3-hectare development. It is anticipated that the tower will obtain LEED Gold certification and be one

of the only 100+ storied buildings in the world to have this certification. Langan's role included the development of

a subsurface investigation program‚ foundation evaluation‚ 3D finite element analysis‚ seismic hazard analyses‚

and construction administration. World One is projected to be the world's tallest residential tower.

Langan was appointed as the geotechnical engineer for the Signature Tower Jakarta‚ which promises to be an

Indonesian icon for the 21st century. Situated in the Sudirman Central Business District‚ the 111-story tower will

rise 638 meters above six below-grade parking levels. The development will include a six-star luxury hotel‚

observatory‚ office space‚ a convention center‚ and luxury retail mall.

One57 stands at 1‚005 feet (306 meters) tall‚ and consists of a 5-star‚ 210 room Park Hyatt Hotel and 95 premium

OVERVIEW

This 114-meter observation tower will consist of three panoramic rooftop decks tapering into a single shaft at the

building's base. Langan's geotechnical engineers prepared a review of pre-existing reports and recommendations

for a supplementary exploration which include additional borings and laboratory testing in support of the tower's

construction. Our FEM services examined the structure's foundation as it related to the area's topography. Our

staff examined potential for future settlements‚ ground deformations‚ vertical reinforcements‚ wind loads‚ and

effects of deep foundation elements beneath the tower.

The $500 million Hearst Tower is located at 959 Eighth Avenue‚ just south of Columbus Circle in Manhattan. New

high-rise commission anywhere in the world. The site‚ a 125-ft-wide by 100-ft-deep rectangular parcel in Tribeca‚

consists of two adjoined lots previously occupied by the former New York Law School (NYLS) library building. The

proposed building will consist of a 60-story residential high-rise tower with a single cellar level.

OVERVIEW

Metropolitan Miami is a mixed-use development covering three downtown Miami city blocks on a site previously

occupied by the historical Henry Flagler's Royal Palm Hotel. The development includes five towers housing

offices‚ hotels‚ and residents‚ as well as a supermarket‚ several retail spaces‚ and a cinema. Langan performed

subsurface investigations for all structures‚ as well as observed and monitored the installation of test piles and

load tests for all structures. Additionally‚ Langan performed environmental studies in order to determine the extent

of petroleum and creosote impacted soils due to a former marine bulkhead that traversed the property.

Langan is providing geotechnical‚ site/civil‚ and environmental services for this mixed-use development located in

the Brickell Financial District. The development will consist of a high-rise building with two parking levels below

grade; three levels of retail beginning at street level; and 72 levels of hotel‚ residential‚ and office space. The

project‚ which is anticipated to be over 1‚102 feet tall‚ will be the tallest tower in Miami as well as the Southeast

United States.

1000 MUSEUM

OVERVIEW

1000 Museum will be the first high-rise building in the Western Hemisphere designed by Pritzker Award winner

Zaha Hadid. This ultra-luxury residential building will rise 62-stories and ultimately stand out amongst its

neighbors at 710- feet-tall. The project fronts historic U.S. Highway 1 in the heart of Downtown Miami. Former

uses of the site included a gas station and a pawn shop. Langan provided geotechnical and environmental

services in support of the project.

THE WESTIN DIPLOMAT RESORT & SPA

OVERVIEW

To date‚ the Diplomat project is the largest private project ever constructed in Florida. It consists of 40-story twin

hotel towers‚ an eight-story convention center‚ a retail village‚ multi-level parking garage‚ mechanical plant‚ and a

pedestrian bridge‚ which connects the two properties over Collins Avenue.

ONE RINCON HILL

OVERVIEW

The One Rincon Hill South Tower is the tallest residential building west of the Mississippi. Langan provided

services during the design and construction of both North and South towers. The South Tower required an

excavation of about 60-feet deep for five levels of below-grade parking while the North Tower required excavation

up to about 30 feet. Langan also performed a Probabilistic Seismic Hazard Analysis (PSHA)‚ among other tasks.

Langan's responsibilities include preparing plans for site preparation (demolition)‚ site layout (dimensional control)‚

street improvement‚ site grading and drainage‚ utility‚ and construction details. The city's Public Utilities

Commission approved Langan's stormwater control plan while the Department of Public Works approved

Langan's street improvement plans. Additionally‚ Langan reports on site seismicity and seismic hazard and

appropriate foundation type(s).
