“We moved here from Hornsea 14 years ago,” recalls

Karen. “We had a young family of four and wanted somewhere

with more privacy and space, somewhere with land and

outbuildings. Langthorpe Hall felt like home on the first viewing.

It had been substantially renovated in the early 1990s – there’s

a commemorative plaque to the architect on the house. We

carpeted and decorated throughout with an initial emphasis on

the children’s rooms. In one bedroom we added a large built-in

cupboard, while in another we split the adjoining walk-in wardrobe

so that part is now accessed only from the landing. However, the

principal change we made was to create a new master suite from

the former en suite guest room; the new bathroom was styled

by an architect and features bespoke fitted mahogany panelled

cabinets, a four piece suite, and black-and-white floor tiles that

match the hallway.”

“Outside there is a beautiful Georgian walled formal garden, which has

a new sandstone patio,” says Karen. “To the front there’s a lawn with a ha-ha down

to the front paddock, which is cut like a lawn and was used for swings and slides,

while the adjoining orchard has a tree house. Together, the garden areas created a

lovely safe environment for the children.”

“The back paddock has been kept rough for horses. We fenced and planted trees around the perimeter of the large field. In 2002, we dug out a lake in the field where there was a

natural spring; it has an island in the middle and is stocked with roach – it attracts a lot of birds, particularly geese. The outbuildings surrounding the fold yard are in good watertight order and include

four stables,” continues Karen. “Others have been put to various uses; a tractor shed, a workshop, store rooms and a boot room with a WC. Together with the cattle shed adjoining the rear paddock,

the outbuildings could provide up to 15 stables, while the two-storey barns might be suitable for conversion to accommodation. The house is located between the villages of New Ellerby and Skirlaugh,

the latter offering amenities including a primary school, a convenience store and a Post Office, while Beverley is excellent for most everyday shopping,” adds Karen. “York and Hull cater for other

needs. There are good private schools in the area, including Hymers College in Kingston Upon Hull, which is accessible by bus, while rail stations are located in Beverley and Hull. I will so miss the

wonderful, safe feeling of this family home and its walled garden, which has provided so much freedom for the children,” concludes Karen. “It will be a hard act to follow.”
