Happy 4th of July from your Board

Our Board meeting was June 7th, at 7:00 P.M. We are
looking for a new Pool Chairperson. Call to let me know you
are interested. We are still working on the covenants and
need volunteers. Please contact Pat Travis to help with the
covenants. Pay your Dues, your neighborhood needs the
money to maintain it’s grounds.
If you are a new resident, perhaps you can participate in
our events and not sit on the sidelines. We need everyone’s
help to keep Lansbrook a safe, beautiful and financially sound
Association for our families.
To reserve our parks please call Dena or myself and we will
schedule you for your event. There is a $35.00 deposit which
you will get back if the park is left clean.
If you would like a tax write off and to do something for
Lansbrook please contact me. I will tell you what you need to
do.
The next Board meeting will be July 7th, at 7:00 P.M.
Please call me and let me know if you want to attend and I will
let you know where it will be.

Summer is here and the time is right for fishing.
Please join us on July 4th at 8:00A.M. for the Annual
Lansbrook Fishing Derby. Remember we have a catch
and release program.
There are three division:

13-16 years of Age

POOL!
The Pool opens at 11:00A.M. Come take a break
from the heat.

Hello Residents. Once again, the pool is open, the water is cool
and it promises to be a great summer. For the first time, the pool is
open 7 days a week until 8:00P.M. each day. That’s a lot of swim-
ming!!! We are still looking for a resident to sit on the Board to repre-
sent the pool. Any takers? Until then, you’ll be hearing from “flipper”.
Just a couple of reminders when using the pool. There have been
reports of non-residents using the pool. Each resident and residents
family member over 12 is required to wear their id when using the
pool. “Residents, please remember to sign in at the gate. This is a
liability requirement from our insurance company, in addition to pro-
viding an accurate bathing load required to calculate the chlorine
demand for proper sanitation.” Residents need to be observant and if
you see someone that you don’t recognize, introduce yourself as a
neighbor, if you feel they do not belong, or are acting in a way that is
unsafe, it is your responsibility to either inform a lifeguard or pool
manager. The same goes for the operational aspects of the pool.
The Lifeguards primary responsibility is safety. If you have an
questions or concerns about your safety or that of the pool, please
contact Jamie Wheat, Pool Manager. Jamie has done an out-
standing job coordinating the staff and setting the schedule so
that there is always a lifeguard on duty during pool hours and
special events. Jamie also maintains the pool to make sure the
water quality is at the best and everything mechanical is working
properly.
Other than Lifeguards and Pool Manager, volunteers maintain
the pool. If you would like to volunteer your time or talent, there
are many projects on the list.
Pool hours are posted on the website. If you would like to
reserve the pool for a private party, call the pool or use the reserva-
tion form available at the Lifeguard station or on the website.

Voting on Proposed Amended Covenants: Voting on the pro-
posed Amended Covenants begins July 1, 2010. You will receive in
the mail a large envelope that will contain a copy of the Amended
Covenants, a Ballot to cast your vote, a Proxy that will enable you to
designate someone else to cast your vote, an instruction letter and a
return envelope. Your Ballot or Proxy must be signed by all homeown-
ers of record for your property and the signatures must be notarized.
For your convenience, there will be voting tables set up at the
Fourth of July events where you can cast your vote before a Notary
Public and leave the Ballot with the person manning that table. At the
Lake, there will be the Annual Fishing Derby starting at 8:00A.M. At
the 11:00A.M. the pool opens. From 4:00 to 5:00P.M. is the Adult
Swim at the Pool. There will be voting tables at all three of these
events. Please take this opportunity to cast your vote early.
If anyone else wants to help collect votes or is a notary available
to be of service, please contact Pat Travis at 740-3110.
Volunteers for Updated Covenants Projects: For all of you who
want to help collect votes on the proposed updated Covenants, we will
start collecting votes the first of July. I want all you wonderful volun-
teers to get together with me during the last two weeks of June. Just
as a starting point, let’s tentatively schedule Monday, June 21st at
7:00P.M. Contact me with your availability at lans-
[email protected] or by calling the Lansbrook Association phone
number, 721-9906. We will need to meet more than once to get
this project accomplished: so let’s get started.
With the arrival of Summer, home improvement projects are
happening throughout the neighborhood. Several people have con-
tacted me about replacing their old fences and constructing outside
sitting areas. Whatever project you have planned, please remember
to discuss your plans with a Homeowner Association Board member.
We live in a neighborhood governed by restrictive covenants, which
describe what structures and fencing materials are permitted. If you
are replacing a wooden stockade fence with a new wooden stockade
fence, no problem. If you are considering changing from wood fencing
to chain link, metal, plastic, aluminum or lattice, then you may be de-
claring war with your neighbors, the Homeowners Association at large
and the Board. Please contact me to get guidance and Board ap-
proval before you spend time and money on a project that is in viola-
tion of the covenants you agreed to abide by. One of the first ques-
tions I will ask is “have you asked your neighbor if they object?”
You are always welcome to come to our monthly meeting of the
Board of Directors to present your proposed project. If you choose to
do this, let a Board member know and bring pictures, plans or draw-
ings so everyone can be clear on what it is you want to do.
Warmer weather has also driven our youngsters outdoors to ride
bicycles and play basketball or baseball. Whatever the sport, make
sure your children play in their own yard or common area play-
grounds and not in the streets or another person’s yard. I have
received complaints about children playing in neighbor’s yards and
leaving basketballs and other toys in their neighbor’s yards. This
situation causes conflict among neighbors and is stressful for every-
one involved. Don’t assume your neighbor doesn’t mind if your
children run across the neighbor’s yard or your child’s ball spends
the night in their yard. Get permission first.
If you end up in a situation where you have issues with your
neighbor and can’t talk with them, use a mediator to resolve your dif-
ferences. The least expensive mediation service is provided by the
Oklahoma Supreme Court’s Early Settlement Mediation Program

LANSBROOK GATORS SWIM TEAM REPORT!

The Lansbrook Gators swim team is working hard to represent
our neighborhood! Coach Claire Challis is back for her third year
of coaching the Gators. Claire is a Lansbrook resident and a
student at St. Gregory’s in Shawnee. Fourteen neighborhood kids
and four other from surrounding neighborhoods are swimming for
Lansbrook this summer and will compete in meets at home and in
various neighborhood pools around northwest Oklahoma City.
Our first meet was a scrimmage held at home on June 12th.
Looking fast in new uniforms of green and black our athletes
swam against each other so our new swimmers could get a feel
for how a real meet goes. Meet schedule is as follows:
June 14th-at Summit Place with Warwick, Lansbrook and Wil-
low Creek– 5:30 Warm-up, 6:00 Start
June 28th-at Lansbrook with Willow Creek and Summit Place-
5:30 Warm-up , 6:00 Start
July 10th-at Summit Place with Lansbrook and Willow Creek-
8:30 Warm-up, 9:00 Start
July 26th-at Warwick with Hawks Landing, Summit Place and
Lansbrook-5:30 Warm-up, 6:00 Start
Aug 7th-All City Championship Meet at OCCC-Time TBA

Parks & Greenbelts The mowing season for 2010 has started and Dustin is “getting after
it”! If you back up to a greenbelt, you are responsible for maintain-
ing the property one foot beyond your property line and Dustin and
his crew will handle the rest. If you need Dustin's help with weed
control or fertilizing on your property, call him at 420-3738.
Jose Mascote with Continental Plus is our sprinkler contractor and has
performed his Spring inspections and made repairs to the system. If
you need help with your sprinkler system, call Jose at 631-1323.
We discovered that the sprinkler system in Brentford Park
was staying on way too long and we have turned it off
for a couple of weeks to let things “dry out”. While it was
muddy, some pretty big “ruts” were left in the greenbelt
and we’ll need to use some “fill dirt” to level things out. If
you live next to the park and would like to fill it with some
dirt, let me know and we can work together and/or buy
the dirt if a volunteer can supply the labor. Call me at

Please remember to take any limbs and debris from the common
areas and place on your front curb for Big Trash Pick Up-it usually
occurs by the first Tuesday or Wednesday of every month!
Please do not pile debris in the common areas or along
Britton and MacArthur! The City Solid Waste division will
issue you a citation if you don’t take care of it within a
week and they are constantly patrolling the neighbor-
hood.
All residents are encouraged to cut up limbs that have fallen in the
greenbelts and take them to your curb for Big Trash Pick Up-this is a
big help to me!
However, no trees in the greenbelts and common areas
can be cut down without Board approval. Call me and I
will come over and investigate! Thanks.
I hope to apply wood preservative to the Gazebo in the Lower Park
as things dry out and weather permits.
Sidewalk repairs are being investigated and I hope to do repairs on
the broken sidewalk in Brentford Park this summer. A contractor’s
truck broke the sidewalk and we have some monies allocated to do
those repairs. The first estimates came in a little to high, but I’m still
working on it!
You may have noticed that many of our sidewalks in the greenbelts
are in desperate need of repair and replacement! I would love to
see this work done as many of us that walk, ride and jog on these
paths thru the common areas.
You may be surprised to know that-between materials and labor,
that it would cost $23,000 just to do the sidewalks around the Lake
and $92,000 to replace all of the sidewalks on our grounds.
Your HOA dues do not cover this. Therefore we will need donations
from residents to accomplish this project. If every resident was in-
volved and donated $250 each, it could all be done at once. This
could be paid monthly, quarterly, yearly and Jim Duncan could ad-
vise you of the potential “tax write off’s”.

My wife, Cathy, is selling TLC cards for $20 each and the
rebate received from TLC will be used to buy new trees and
shrubs for Lansbrook-some of which will be used to beautify
and hide the fence bordering the Storage Center on the east
side of our Upper Park.
You have an opportunity to “dress up your prop-
erty” while also “dressing up the Lansbrook
grounds”!
Call Cathy at 722-2089 and she will “hook you
up”!
In this day and age of economic concerns, layoffs and stress-
ful schedules, I know that it is hard to come home from a long
day and volunteer in your neighborhood. However, Lans-
brook is a one of a kind environment and to keep it looking
grand, we need volunteers now-more than ever!
We have lots of debris in the secondary creeks
and we need volunteers to do cutting and hauling
so we can “keep the waters flowing” and “dispose
of the debris”.
We need donations for sidewalk repairs and there
is nothing in the budget to cover this. If you walk
or ride the trails, your financial assistance is im-
perative!
As I said, money is tight due to all of the “past dues”, but I
have asked Chris with Chris’ Tree Service to remove a tree
by the sidewalk below the Broughton Court cul-de-sac.
We will also remove a Cottonwood tree that recently fell
along the secondary creek below the Sunnybridge cul-de-
sac.
Similarly, we will remove another Cottonwood tree that fell
along the north side of the Lake that is doing damage to
another tree and reducing shoreline access.
Because of the number of “past dues” and tight monies, I
have to take down/remove trees on a priority basis and
there just isn’t enough money to handle every tree problem
out there. I do what I can where I can, but the best way to
deal with tree issues is a “shared cost” system where the
resident and the Board share the cost associated with the
removal. Call Chris at 863-4298 if you have a tree in your
yard that needs trimming or removal-he does a great job at
affordable prices!

can help you with your needs. Call him at 760-8119 for
electrical work at your house.
