news>NAEA: RETURN OF SELLERS BOOSTS HOUSINGMARKET CONFIDENCE The number of people selling theirhome rose in June to its highest levelin more than two years, according tothe National Association of EstateAgents (NAEA).
The average number ofproperties for sale per branchincreased from 68 in May to 74 in June. This is the highest figuresince April 2009, which saw anaverage of 76 homes for sale per branch.
The number of sales agreed alsoincreased, from an average of eightper branch to nine. This suggeststhat the increase in sellers reflectedconfidence in the market rather thana glut of unsold properties.
The percentage of sales to FirstTime Buyers (FTBs) decreasedslightly from 24 per cent in May to20 per cent in June.
President of the NAEA WendyEvans-Scott said: “The leap inavailable housing stock suggestsincreased confidence amongsellers. They think there is a much
better chance thattheir home will sell.For house-hunters,this is welcome newsas it offers a widerchoice of properties topick from.
“However, effortsare still required toassist those lookingto get onto the housing ladder if weare to see buyer activity match thaton the sale side.”
During June, the number of house-hunters entering the market droppedfor a third consecutive month. InJune 263 people registered perbranch, compared with 275 in May, adecrease of four per cent.

Necessity, it would seem, is indeed themother of all invention. This Idiscovered to be true just a few
weeks back. After months of planningand preparation we had our civilpartnership. All went swimmingly well,whatever that may mean. I mean wedidn’t go swimming, or not at leastuntil we arrived in Turkey for ourhoneymoon. As usual, I digress.
All went well on both days ofour two-day nuptual-fest and, onthe third morning, I woke happy,smiling and peckish.
With a week away I had naturallyallowed supplies to run down, andwith no cereal, yoghurt or bread Istarted to wonder what I might do.
And then I remembered that mybutcher, Paul at Bramptons, hadpacked me enough breakfast fare tofeed a small army on the day of thewedding as part of their gift to us. Iwent to the refrigerator and there itwas, bacon, sausage, black puddingand eggs, the makings of a pretty fullEnglish but for one thing – bread!
It was far too early to pop out to get supplies and time was of the essence,so I needed to be resourceful. I looked to see if the lodger had any, but he hadnone. It was then that I remembered the emergency pack of pitta bread that Ihad secreted in the freezer. Not ideal I thought, very little mopping up powerfor a runny egg, but, as I say, needs must...
I took them out and popped them into the oven to defrost and heat themup and while they were there I cooked the rest of the meal. When everythingwas ready I opened the oven, pulled out the baking tray and saw the pittas,perfectly puffed up and ready.
Well it wasn’t genius I know, to spot that the breads were now idealpockets for anything I might choose to pop in them. (I admit that I hadpreviously discovered them to be the perfect vehicle in which to make a fishfinger sandwich.)
Adapting that thought I ran a knife around one edge of each bread andopened up a pocket. The breakfast ingredients slipped in a treat, especiallythe fried egg for which the pitta seemed almost tailor made.
Happy with my efforts I popped them onto plates and took them into thebedroom. Mr R opened one eye and smiled “What on earth is that?” he asked.“It’s donner-kebabfast” I proudly announced. “Enjoy!”.

I’m such a hypocrite saying that I always spend the summer months chez-nous in Brighton. For no sooner than I am back from Spain, then I’moff again. Back to Spain, actually. My five friends and I passed a marvellous
and very harmonious weekend at our friends’ house in the Sierra Nevadarecently. Luckily, we were generally too tired from mountain walking, not tomention too inebriated by 7pm, to make the decision to go into Granada forthe evening. And besides, one of us would have had to be ‘designated driver’,which is hideously tedious. My friend, Mrs S, whose house we were staying in,has offered me the house for a week in August. I thought it would be nice totake The Small Daughter. Then The Big Daughter got wind of it and decided tocome too. Better still, she’s now rich enough to pay for her own flight...
It is only the second week of the summer holidays, but I’m already finding itvery hard to think of ways to keep The Small Daughter entertained. We’ve alreadybeen to the beach, Pells in Lewes and had an Orange Wednesday at the cinema. Ieven conned her into coming to Hastings to help me clean the communalhallway, the carrot being a Pizza Express lunch in Lewes on the way back.
My lack of inventiveness asfar as the summer holidays areconcerned makes anotherweek in Spain an ideal plan. Itwill be just like home fromhome, only with a pool, astunning view of the snow-capped Sierra Nevada, full-onsunshine and delicious Spanishfood. Better still, there will be no club-footed students stomping around andwaking me up at all hours. They’ll be back in England waking each other up. Thevillage where Mr and Mrs S’s house is situated really is in the middle of nowhereand there is a blissful lack of English visitors there. The downside to its splendidisolation is that it is a bugger to get to if you don’t drive. I have therefore spentthe past few days on the internet, trawling through the vagaries of the Spanishpublic transport system. In order to reach the house, we will have to take thebus and spend our first night in nearby Granada, which is one of my favouritecities. This is quite a good thing, as I am planning to take The Big and SmallDaughters round The Alhambra Palace, which is one of the only touristattractions that I have any time for. We can then go the supermarket and buysupplies for the house before taking a late afternoon bus to the village, which is40 minutes from Granada, arriving there just in time for sundowners by thepool. Beats Orange Wednesday hands down.

E ach of the remainingVictorian villas onPreston Park Avenue
is tremendously charmingand would make a dreamhome for most of us. Some have beendemolished though and most converted.
In the case of No. 5, its garden is now home toa new building, anincredible eco dwellingcalled Yew Tree House.The timber-clad structureis the home of Mick andSue Paskins whose driveto make the zero carbondream into reality wastotally evident upon myarrival when I was shown the myriad of delicacies being grown around the garden.
I couldn’t write everything down quickly enoughbut I noted strawberries, raspberries, blackberries,courgettes, green beans, Brussels sprouts,parsnips, carrots, leeks, potatoes, asparagus,thyme, rhubarb and lettuce during my tour of theaxe-shaped garden. Had I been hungry, I probablywouldn’t have actually made it inside.
Immediately obvious about the building is theamount of wood that is proudly on displaythroughout. The cladding is coppiced sweetchestnut, a material of which I am a huge fanalready; the exterior doors and windows are pine;the glulam beams that hold the building up are larch; and the spiral staircaseis oak. Most fascinating of all is a tiny metal plaque at the back of the gardenwhich indicates that the bench to which it is attached is made out of teakfrom HMS Thunderer, the famous dreadnought.
The house was designed by Bill Dunster from ZEDfactory, the architectbehind the groundbreaking BedZED development in Hackbridge, London. It is no surprise, therefore, that Yew Tree House has a sedum roof, a 5,000lrainwater tank under the patio, 15 photovoltaic cells on the roof and a woodburner in the lounge. Solar thermal panels heat the water so effectively thatthe boiler has been turned off since the end of March.
Alongside the obvious eco features, I was particularly impressed by thecustom-made recycled glass work surface in the kitchen which has no joints,and also the sets of internal sash windows and shutters downstairs betweenthe master bedroom and stairwell. They are all environmentally-friendly – andeach looks great too.
Yew Tree House is part of a small but growing group of eco buildings aroundBrighton and Hove that I have fallen in love with which includes the Earthshipand 15 Lloyd Close. Summer is drawing to an all-too-swift close,and you’ll notice that the nights are alreadyslowly drawing in. The autumn season brings
with it new light and colours so if you want to giveyour home an instant autumn makeover and getready for those cooler nights, update your softfurnishings. Cushions, throws and otheraccessories will change the look and feel of livingand sleeping space altogether. Get ready tosnuggle up in some serious luxury. Autumn jewels Rich jewel tones will be a strong trend thisautumn. Amethyst purple, topaz, ruby red andcitrine yellow all help to warm up those coolerevenings. Opt for luxury fabrics to see you throughthe winter – silks, satins and velvets help dressthe perfect seasonal living space.
If you want to liven it up a bit, add somepattern – animals and plants remain strongly invogue. Stags (and anything with antlers or horns –we’ve seen antelopes, moose and even cowmotifs), dogs, birds and woodland creatures aregracing cushions and textiles. We love theinsects – butterflies, moths, bees, hoverflies andants are marching across sofas near you. Folk-style patterns and colours are another trend, with
Nordic and native American themes weavingthemselves into throws, rugs and fabrics.
If all that colour and pattern is a bit much,though, don’t despair – go for neutral tones andtexture instead. Satin and silk cushions, tweedand wool throws, deep pile rugs and crisp linen fortables – natural fabrics are timeless classics.
Seasonal greensGreen is here to stay so if you’re buying new, adda bit of eco-luxe to your living space. Softestorganic cotton, hemp-covered armchairs, naturalbamboo fabrics – choose materials treated withorganically certified dyes or oxygen bleaching.
But we still love vintage treasures: oldfashioned quilts, crochet blankets and antiquelace. Re-use an old favourite, or customise it withvelvet ribbon, new buttons, silk flowers or a lace.Visit one of Brighton’s marvellous fabric stores forinspiration. Updating your home with new softfurnishings is a much greener option thanpurchasing larger items like sofas and curtains.
