A dead duck?A woman brought a very limp duck into a veterinary surgeon. As she laid her pet on the table, the vet pulled out his stethoscope and listened to the bird’s chest. After a moment or two, the vet shook his head and sadly said, “I’m sorry, your duck, Cuddles, has passed away.” The distressed woman wailed, “Are you sure?” “Yes, I am sure. Your duck is dead,” replied the vet. “How can you be so sure?” she protested. “I mean you haven’t done any testing on him or anything. He might just be in a coma or something.” The vet rolled his eyes, turned around and left the room. He returned a few minutes later with a black Labrador Retriever. As the duck’s owner looked on in amazement, the dog stood on his hind legs, put his front paws on the examination table and sniffed the duck from top to bottom. He then looked up at the vet with sad eyes and shook his head. The vet patted the dog on the head and took it out of the room. A few minutes later he returned with a cat. The cat jumped on the table and also delicately sniffed the bird from head to foot. The cat sat back on its haunches, shook its head, meowed softly and strolled out of the room. The vet looked at the woman and said, “I’m sorry, but as I said, this is most definitely, 100% certifiably, a dead duck.” The vet turned to his computer terminal, hit a few keys and produced a bill, which he handed to the woman. The duck’s owner, still in shock, took the bill. “$150!” she cried, “$150 just to tell me my duck is dead!” The vet shrugged, “I’m sorry. If you had just taken my word for it, the bill would have been $20, but with the Lab Report and the Cat Scan, it’s now $150.”

What happens when a property becomes uninhabitable?

This week we were faced with the dilemma about what occurs when a property becomes unexpectedly uninhabitable. We have only faced this on one other occasion. In that situation the property was razed to the ground as a result of a kitchen fire when a tenant turned her back on fat in a pan. There was no doubt that the house was certainly uninhabitable! The home was later rebuilt and is once again in our portfolio, as good as new.

However this situation was somewhat different and not quite as clear cut. Water began seeping into a Freemans Bay cottage in the bad weather. The seepage became a flood, requiring a carpet cleaner in fairly constant attendance. Our plumber and drain-layer then came on the scene. Seeing the tenant cooking toast in the wet kitchen sent shivers up our plumbers spine! Martin was also in close attendance. The water was coming from a steep neighbouring section at the rear of the section. The council in its wisdom deemed that it was the owner’s problem, not theirs. The decision was made to place a pump in a hole which had been dug in order to minimise the damage being caused to the interior of the house. Martin sought instruction from tenancy service and was informed that a letter had to be written by a knowledgeable person deeming the dwelling uninhabitable

The letter to the tenant to vacate the property was then issued. In a situation such as this we needed to invoke Section 59, relating to Destruction of Premises. The tenant was issued with the letter giving 7 days notice to vacate.

The tenant in turn can give two days to vacate, although in this situation we waived the notice period. The tenants were very obliging and co-operative given the unfortunate loss of their home.

They found short term accommodation and left their belongings in the bedrooms which were dry. The pump is still at the property still pumping away day and night and the owner has arrived from the deep south. The property has been in the family for three generations. He has taken over the decision making. It is always difficult when owners live at a distance. We know he is going to have to write some large cheques to remedy the situation. He greeted Martin with a great Southern “bear hug” and a warm thank you. This is an example of Martin’s service which many of you experience on a daily basis. It is not surprising that all your references and testimonials saw Martin as the sole recipient of the National Ray White Property Manager of the Year awarded recently. Well, all’s well that ends well. We are trying to relocate the tenants and expect to re-let the property when the owner completes his repairs.

It’s little wonder, then, that these are the first ever pictures from inside the home of the Brighton hoarder - who used to be a housekeeper for the Royal Navy.

Inside, her semi-detached house is anything but ship shape, with bags of rubbish lining the stairs and a six-foot high wall of junk rendering the downstairs completely out of bounds.

Mrs Olive Taylor has turned her garden into a junkyard, earning eviction threats from the local council. She says the rubbish is intended for recycling and has made tens of thousands selling scrap metal.

Perhaps our tenants aren’t so bad after all!
