bowden was once a thriving village. gibson street,

with its many small businesses and cottages, was one

of the busiest streets in adelaide. residents moved in

friendship circles, family circles and employment circles.

They enjoyed a vibrant community life, fought for social

justice and their children played safely in the streets.

now, with the redevelopment of the bowden industrial

site, this hidden quarter of adelaide will come full circle.

bowden will be alive with employment opportunity,

shopping, restaurants and cafes, a strong sense of

community and an abundance of choice to buy and

live in this re-emerging area.

bowden will be linked to adelaide by landscaped

parklands, a new pedestrian bridge, bike trails and

it may surprise, but many of the places we most love to

be, have more people living in close proximity than you

may expect. Take some of the great places in adelaide;

o’connell street in north adelaide, The parade in norwood

and Jetty road in glenelg. what makes them great is their

blend of old and new – the result is vitality. These are

people places – places where people choose to spend their

time. look at some of the most loved cities in the world

– new york, paris, berlin, london - what makes them

special is history, character and density.

adelaide is a unique parkland city. That’s our heritage.

bowden sits adjacent these parklands, yet will provide

piazza spaces, parks and gardens, stimulating galleries,

fresh food markets, cafes and restaurants – an electric hub

of activity. everything you need will exist just outside your

proximity to the full glory of the city, by day and by night.

south australia has had the foresight to create a 30-year

2lightonce there was a man with a vision. he stood on a hill

and looked out at the sloping plain before him and

imagined all that it could be. his name was colonel

william light. he surveyed the land just west of adelaide

and a small area in his big plan soon became bowden.

in 1861, The south australian gas company was

established there.

gas brought light to adelaide’s streets and a new city

nightlife was born.

The bowden redevelopment will once again light up the

local area and the city of adelaide. homes, facilities and

activities will form a vibrant community to be enjoyed by

new and existing residents. it will be a community like

no other in adelaide. bowden will once again provide

adelaide with new light.

in 1936, on the bowden site, a small adelaide family

company found success after their earlier development of

an electrical fitting called a ‘clips all’. from that beginning

clipsal became a major innovation and manufacturing

company producing all of their products in bowden. from

small beginnings, clipsal successfully took these products

and their ideas to the world.

now there is the chance to dream big again.

The new bowden development will bring creative energy

back to bowden and give it the potential to be recognised

on a world scale. The local arts community will grow, other

communities will adopt the innovative architectural and

urban designs showcased in bowden and it will become

the place to be in adelaide. once again, bowden will offer

a springboard to the rest of the world for individuals and

companies with a dream.

The redevelopment of bowden will centre around a

16 hectare site just 2.5 kilometres northwest of the

adelaide cbd. over the next 10 years this former industrial

manufacturing site will be transformed into a village

where 3,500 people can live, work and play.

The site is bounded by park Terrace and the parklands, the

outer harbor transit line, seventh avenue and chief street.

The development will be staged, with parcels of land

available to developers, builders and architects to design

and build places to live. strict guidelines, administered

by land management corporation and an expert design

review panel, will ensure this planned village grows to

make the most of this once-in-a-lifetime opportunity for

adelaide to set new standards in urban revitalisation.

residents can then choose to be a part of the village

by electing to buy finished homes. ground level single,

two or three storey apartments will be offered in the first

stage. later stages will entice with higher levels; affording

stunning views of adelaide and the hills beyond or across

the adelaide plains to the gulf waters. office/homes,

showrooms, commercial and retail opportunities will

also become available as future stages roll out.

in the late 1930’s people recognised great potential in an

area northwest of the city. rich in clay and close to water,

it was perfect for making bricks.

bowden contributed to building adelaide. bowden bricks

built houses and buildings for people to grow and prosper.

bowden industries changed the way south australians

live and work. now it is time to return the gesture. where

the clay once was, the foundations of the new bowden

in the 1960’s, groundbreaking ideas about

designing cities that catered to people, not just

cars and shopping centres began to emerge.

visionaries like american, william ‘holly’ whyte

studied the way people lived and behaved in urban

settings. his ideas focused on the importance of

lively neighbourhoods and inviting public spaces.

whyte wrote that the social life in public spaces

contributes fundamentally to the quality of life

of individuals and society. he suggested that we

have a moral responsibility to create physical

places that facilitate civic engagement and

community interaction. his work led to the idea

of ‘placemaking’. ‘placemaking’ is a planning,

design and management approach that focuses

on grassroots involvement of a community in the

development of their area.

in adelaide, we had a visionary of our own,

colonel william light (1786 – 1839). he didn’t

call it ‘placemaking’, but he had the capacity

to embrace a similar philosophy. he designed

a city surrounded by public space to be used for

recreation and social activities.

making a place

‘placemaking’ in bowden has and will involve

giving existing and new residents what they want

in a new development as well as what they need.

bowden will be connected in every sense.

it will be a walkable community with a focus on

people. it will be a contemporary, modern place

that integrates, respects and embraces the past.

it will capitalise on its existing assets and on the

inspiration and potential of the existing community

and promote people’s health, happiness and

well-being. ultimately it will follow a vision

common to all residents – an important facet of

‘placemaking’. The state government has and

will continue to partner with residents, architects,

builders, developers, retailers, restaurateurs, artists

and local businesses to create a place where people

want to be.

bowden will be community-driven, visionary,

functional,adaptable,inclusive,flexible,culturally

aware, ever changing, embracing, transformative,

inspiring, sociable, collaborative, and desirable.

we invite you to be a part of this vision.

doorstep of the parklands light designed all

those years ago.
