Meadowlark Hills is a not-for-profit continuingcare retirement community. In 1974, a groupof citizens noticed that the city’s retired pop-ulation was growing smaller and smaller, dueto a lack of living options. In an effort to helpkeep Manhattan’s community thriving and togive older adults more choice in the matter ofwhere they live during retirement, these citi-zens partnered with six local churches to cre-ate Meadowlark Hills. Built on the conceptsof continuum care, respect and compassion,Meadowlark Hills opened in 1980.

Since its opening, the organization has under-gone great transformations to encompass andhonor the household model. MeadowlarkHills is each resident’s home. Staff, residentsand board members are committed toenhancing quality of life by nurturing individu-ality and independence. Meadowlark Hills isgrowing a value-driven community while lead-ing the way in honoring inherent senior rightsand building strong and meaningful relation-ships with all whose lives are touched. Theorganization is not only serving its own resi-dents, but we are helping others around theworld to change the culture of long-termcare.

What is the Chamber? The Manhattan Area Chamber of Commerce is a nonprofit, voluntary organization of citizens working together to support the business development of Manhattan and make it a better place to work and live. Since incorporation in 1925, the Chamber and its manyvolunteers have invested their time and money to work together and accomplish objectivesthat are impossible to do alone.

Despite blowing snowstorms and chilly temperatures, ourMilitary Relations Committee (MRC) came out in support of our winter speakers. February’s COL Craig Merutka, StaffJudge Advocate for the First Infantry Division took time toexplain the duties of the legal team at Fort Riley and alsoexplain the approval process for Fort Riley participation inlocal events. In March, COL Barry Pockrandt, Commander of Irwin Army Community Hospital (IACH) gave the MRC anupdate on the IACH construction, dispelling rumors and con-firming the hospital will open, though the exact mission androle of the hospital are still to be decided.

Our Yellow Ribbon Social (YRS) Group met for dinner at dellaVoce in February, a last minute change from our original plan, but worked out well, everyone enjoyed their dinner. March’sYRS at Straight Upp Creative Studio had our spouses channel-ing their inner artist by painting a still life.

The theme at Fort Riley right now seems to be change.Fourth Brigade will have 2 Battalions, 1-4 Cavalry (CAV) and701 Brigade Support Battalion (BSB) taking over the AFRICOMmission from Second Brigade. The Combat Aviation Brigade(CAB) will be wrapping up their Afghanistan deployment byJune. First Brigade is preparing for a deployment to Kuwaitthis summer. In support of these missions, the ManhattanMilitary Liaison has participated in Soldier and Family resiliencyforums providing information for soldiers and their families onfun family activities in Manhattan, from summer camps to hik-ing trails, to intramural sports to the latest restaurants, yourMilitary Liaison has worked with the Family Readiness StaffAssistants to provide as much information as possible to theSoldiers and Families of Fort Riley.

The MRC also hosted a February USO No Dough Dinner andfed over 100 Fort Riley Soldiers and their families. The USONo Dough Dinner program helps bring soldiers and their fami-lies together for a free hot meal just before payday. Specialthanks go to MRC volunteers, Dick Young, Terry Resseguie,Brad Bietau and Jaime Green.

Succession Development– Jumping In

Last month we took a lookat three broad considera-tions to use as startingpoints for succession plan-ning in a business:- Think of it as “successiondevelopment” – the termplanning is too complacent.- Measure it – We musthave measurable goals and

be willing to adapt them.- Exit strategy determinesoperating strategy – Howyou present your businessand to whom is key.

So where should we start? How about with some read-ing homework! I stronglyrecommend the book Howto Run Your Business So YouCan Leave it in Style by JohnH. Brown and JosephDurnford. The book pres-ents the subject clearly andin necessary detail. It will bea great reference that youcan come back to through-out the planning and execu-tion process.

Another great first step is totalk with the subject-matterexperts that know yourbusiness. These may includeyour accountant, banker, financial advisor, businessand/or estate planning attor-

ney and any business men-tors you have. Let themknow you’re developing aplan to transition out ofyour business, even if thataction isn’t imminent, andget their feedback.Ultimately these people willmake up your transitionteam. Remember that eachof these individuals will belooking at your situationfrom a different perspectiveand they may have varyingexpectations of your busi-ness succession goals.

Next month we’ll take alook at business valuationmethods and considerations.

Small Business Council Update

The Small Business Council’s March meeting focused on transportation planning and theimportance of business participation in the planning process. The planning processes identi-fy future growth areas of our community. Businesses can use this knowledge to evaluatefuture growth opportunities and make critical long term decisions. Our guests to lead thediscussion were Rob Ott, Director of Public Works, City of Manhattan and Stephanie Watts,Transportation Planner, Flint Hills Metropolitan Planning Organization.

Rob Ott discussed the transportation planning component of the Manhattan Urban AreaComprehensive Plan Update (www.manhattanarea2035.com). The MATS or ManhattanArea Transportation Plan, will ensure the area transportation goals and strategies arealigned with the community’s vision. MATS is the long-range transportation plan for theManhattan urbanized area. It contains goals, objectives, policies, and strategies to address allaspects and modes of transportation, including roadways, public transit, pedestrians, bicy-clists, and public parking.

Stephanie Watts gave an overview of the Flint Hills Metropolitan Planning Organization(FHMPO)(www.flinthillsregion.org/fhmpo) and how the FHMPO will use the MATS in itsplanning and test ideas in the MATS using the newly created Travel Demand Model. Twocore documents produced by the FHMPO are the Metropolitan Transportation Plan (MTP)which is a long range plan including a list of future projects and the TransportationImprovement Plan (TIP) which identifies projects to be implemented over the next fouryears.
