THE TECHNICAL SPECIFICATION

STRUCTUREFoundations

The structure is founded on bored reinforced concrete piles, with holding down bolts cast into the foundations to receive steelwork.

Frame

Structural steel frame with metal decking fixed to the beams in a composite construction of floor slabs and lightweight concrete floors, Steel stairs, one and a half hour fireproofing is applied to beams and all steel columns. The slab to slab height on the upper floors is 4.1 metres (13.45ft), giving nominal floor to ceiling height of 2.75 metres (9ft).

The floors are designed for a live load of 3.99kN / sq m superimposed partitions. An allowance of 0.45kN / sq m has been made in the dead load calculation of the office floors for the weight of the false floors. The column grid is 9 metres (29.5ft).

External Cladding

The main wall elevations are formed in a mixture of polished and flamed granite of varying colours, carried on a stainless steel framing system. The windows to the usable office areas are double glazed and spandrel areas are well insulated at 0.45W / m20K average.

Floor to Ceiling

Slab to Slab height: 3.35m

Finished floor to ceiling height: 2.75m

Floor Loading

The floors are designed for a live load of 3.99kN / sq m superimposed partitions. An allowance of 0.45kN / sq m has been made in the deadload calculation of the office floors for the weight of the false floors.

Planning Grid

The column grid is 9 metres.

OFFICE AREASOccupational Design

The offices are designed to accommodate an occupancy ratio of one person per 10 sq m.

Suspended ceilings

Fully accessible perforated metal ceiling, save those tiles in which sprinkler heads are fixed, and capable of being easily removed or rearranged to give flexibility of position of light fittings.

Raised Floors

Full access raised floors with 150mm - 200mm void in the usable office areas constructed of board with galvanized steel sheet bonding to all faces on adjustable jacks at 600mm centres.

Lifts

Ten x 21 person passenger lifts serving ground to level eleven. Waiting time is a maximum of 32 seconds, the lift having a maximum speed of travel of 3.5 metres per second.

Two large goods lifts (2.7 x 1.8 metres, door opening clearance 1.35 metres), one per main core serving the basement and all levels from ground to eleven with a maximum travel speed of 1.6 metres per second and key control. (Capacity 2.65 tons / 2,700 kilograms each).

Three fireman’s lifts in accordance with Local Authorities requirements maximum speed of 1 metre per second.

MECHANICAL SERVICESAir-conditioning

Office areas are air-conditioned by means of a variable air volume system with air handling units located on each floor together with a central water chilling plant and cooling towers at roof level. The AHU have controls locally linked to the BMS.

There are two landlords standby generators for the building located at roof level providing life safety systems.

Space is available to increase generation capacity to suit tenants needs at additional cost to the tenant.

EPC Rating

The Energy Performance Asset Rating is F.

Bicycle Storage

Bicycle storage racks are located within the basement.

24 hour access and security is provided.
