DESCRIPTIONLower Berrow FarmExtending to about 314 acres (127.9 hectares), Lower Berrow Farm is a ring-fenced mixed farm with a Grade II Listed four bedroom farmhouse, four holiday cottages, former threshing barn, an extensive range of farm buildings, arable and pasture land. The farmstead is situated at the centre of the farm and is accessed via a concrete road from the public highway.

The farm once formed part of the Hanbury Hall Estate, now a National Trust property 5 miles away. Owned by the Vernon family, the Estate had extended to some 8,000 acres in the 18th Century. Lower Berrow Farm, formerly known as Armers House, is understood to have been one of their tenanted farms.

Lower Berrow FarmhouseWith the oldest elements dating back to the late 16th Century, Lower Berrow Farmhouse is an attractive four bedroom farmhouse enjoying views over the farm. The part-timbered house is Grade II Listed and built of brick and sandstone with a tiled roof. Holiday CottagesThere are four holiday cottages at Lower Berrow Farm, sympathetically converted from a range of traditional farm buildings and forming a courtyard to the rear of the farmhouse. The cottages are accessed via a spur off the main driveway, providing privacy and separation from the farmhouse and farm buildings.

The four cottages include:

The Swallows: a two storey semi-detached cottage with a kitchen, sitting room and WC on the ground floor and two bedrooms, both with en suite shower room with WC, upstairs;

The Owlets: a two storey semi-detached cottage with a kitchen, sitting room and WC on the ground floor and two bedrooms, one with en suite shower room with WC, and a family bathroom upstairs;

The Skylarks: a single storey cottage with an open plan kitchen / sitting room, two bedrooms, one with en suite bathroom, and a family shower room with WC;

The Partridge: a single storey cottage with an open plan kitchen / sitting room with two bedrooms, one with en suite shower room with WC, and a family bathroom.

All of the cottages have a wood-burning stove and under-floor heating, together with sofa-beds or day beds for additional guests.

Outside the cottages share communal gardens and an enclosed play area. There is a hot tub in a converted barn with with under-floor heating and French windows overlooking the farm.

The cottages are generally let for a minimum of three nights and the current weekly tariffs are summarised in the table below.

Planning permission was granted on 28th June 2010 under Application 2010/097/FUL for the “conversion of redundant stables and wagon shed to four ‘holiday-let’ dwellings and associated site works”.

Since their conversion, occupation rates have been high and the business generates a good annual profit. Detailed accounts are available on request.

Threshing BarnThe former threshing barn, with distinctive air vented walls, lends itself to other uses such as further holiday cottages or party venue, subject to securing the necessary planning consents. Of brick and tile construction, the building is currently used as the farm office, laundry room, farm workshop and general storage. Above the office and laundry room, there is a loft area.

FARM BUILDINGSThe farm buildings comprise a range of predominately modern farm buildings including:

• Grain store: a 4-bay steel portal frame building with concrete block walls, concrete floor, profile tin clad, fibre cement roof and sliding doors. Currently split into 3-bays by concrete panels. Measures about 18.5m x 25m.

• Sheep yard: a 6-bay steel portal frame covered yard with central concrete feed passage, stone floors and fibre cement roof. Measures about 27m x 27.5m with a 3m x 20m lean-to.

• General purpose store: a 6-bay steel portal frame building with 6m eaves, fibre cement roof, stone floor and timber weather boarding on the western gable end. Measures about 18.5m x 37m.

• Old workshop: a concrete portal frame building with concrete block walls, concrete floor and fibre cement roof. Measures about 6m x 18.5m.

• Straw Shed: two 3-bay Dutch Barns and an adjoining 4-bay Dutch Barn with lean-to, with corrugated iron roofs and stone floors. Measure about 15.25m x 14m and 14m x 18m respectively.

FARMLANDThe farmland extends to about 307.7 acres (124.5 hectares) which can be broken into:

• Arable and grass leys: 248.9 acres (100.7 hectares)

• Permanent pasture: 58.8 acres (23.8 hectares).

The arable and grass leys have been farmed in an arable rotation that typically includes two years under arable production followed by two or five year grass leys. Fodder crops and maize have also been incorporated into the rotation from time to time.

The majority of fields are fenced for cattle / livestock and benefit from mains fed water troughs. Most fields are bordered by mature hedges and there are a number of spring-fed ponds and streams on the farm.

GENERAL REMARKS AND STIPULATIONSTenure and PossessionThe freehold of the property is offered for sale with vacant possession.
