QHow do sealed bids work, and how do I boost my chances of beating other buyers?

James Weston, manager of John D Wood & Co Wandsworth, replies...

ASealed bids are perhaps the fairest way of trying to decide between multiple parties who are

all bidding on the same property. The agent sets out a time frame in which to provide your best offer and fully lay out your financial position and the time

when you are able to move. Usually more than one buyer is able to move quickly and

therefore the owner goes with the highest price, so it is important that you offer the top figure that you are prepared to pay for the property.

My advice – and this goes for whether there are sealed bids or not – is to ignore the fact that there are other people bidding and just offer the very best price you are prepared to pay for a property. If you do this and then don’t secure it, you can walk away knowing that you would not have paid a penny more for that particular property. The bid winner either has deeper pockets or, in your opinion, has overpaid.

The best way to boost your chances in a sealed bid is the same as when putting forward an offer generally. You want the agent to be able to sing your praises to the vendor and give comfort that you will not walk away at the slightest problem. That means showing you’re keen on a property and not trying to be too clever by seeming uninterested: we like buyers chasing us as it means they are keen.

Be on time with the offer and make sure all the information asked for is there. If you have offered the very highest you are prepared to pay, and you’ve been open and forthcoming with the information and have a good relationship with the agent, then there is nothing more you can do.

Winning a sealed bid is not the end of the story though. You’ll need to get your solicitor moving extremely quickly as there are a number of buyers more than willing to step into your shoes if you don’t move as quickly as the vendor would like.

There’s been much talk of a property bubble (when house prices become

artificially inflated) in London. Should we be worried, and is there anything we can do in the current overheated property market in the capital?

“Property bubble – what property bubble?” asks Guy Meacock from Prime Purchase. “A property bubble where the frenzy of buying property in order to make a quick return was seen just before the 2008 crash. Today, there’s none of that hysteria. Entry costs into the £2 million plus market come with a 7 per cent stamp duty, making speculation a potentially costly business.”

London’s effectively a market in its own right – seen as a safe haven for international money – and independent of the rest of the UK, explains Meacock. “The increase in property values is a direct consequence of the shortage of stock. Driven by equity – Savills research showed that last year £92 billion of property was bought with no financing – buying property has proved to be a good long-term investment.”

Ed Foley from Winkworth Wimbledon agrees that London always holds its own. Besides, he suggests, more property may come onto the market as interest rates creep up. And there’s a seasonal rhythm to property: “People do have to move at certain times.”

His advice to those concerned about a bubble is to buy the best house you can afford near good schools and close to a transport link.

“Think of the property as a home,” adds Foley. “People are living in homes for longer now, so think ahead to being there for five to 10 years, rather than two. If you feel you’re paying a bit more it will even out in the long run.”

Reassurances to dampen down bubble fever come from other quarters too. Inessa Falina from property consultancy Ashton Rose believes other factors are rendering London properties even more attractive than usual, including the undervalued pound exchange rate, the eurozone crisis and the Arab Spring.

She sums up: “If you look at the history of the UK property market, it’s clear that prime London has always been a place where high-net-worth individuals have been buying, and despite short-term market volatility, it’s always been a good long-term investment.”

celebritywatchFood writer and journalist Rose Prince is selling the Battersea home – complete with 30ft minimalist kitchen – where she and her family have lived for the past 20 years.

Her kitchen, where she does all her writing, is by British minimalist designer John Pawson, who also created the kitchen of TV chef Nigel Slater.

She launched a pop-up home bakery with her young son and daughter three years ago, and now her produce is sold in Fortnum & Mason. The Pocket Bakery currently operates from the Doodle Bar in Battersea every Friday lunchtime.

Rose’s house is on the market with Douglas & Gordon for £2m.

There are outstanding green spaces: enjoy incredible views at Telegraph Hill and almost 100 acres of parkland at Peckham Rye. Both host regular events from kinetically-powered open cinema to monthly farmers’ markets.

Nunhead is one of the Magnificent Seven cemeteries in London and outstandingly beautiful. There’s an artists’ open house weekend, beer festival, food festival, comedy and cabaret nights (Pull the Other One), and even London’s first co-operatively owned pub.

SHOPS We don’t think you’ll find a better fishmonger, and there’s also a traditional bakery, butcher and two excellent delicatessens. Being sandwiched between well-to-do East Dulwich and Telegraph Hill and ultra-hip Peckham, Bellenden Road and Brockley means you can walk to the cafés, galleries, restaurants, bars and boutiques they offer.

The aforementioned funding means shop fronts are being carefully spruced up along Evelina Road, pulling in fresh businesses.

TOP STREETS Buyers love the pretty tree-lined streets east of Peckham Rye, which are still mostly intact as whole houses. Two-bed

houses in Waveney Avenue or Hichisson Road can be bought for £530,000 to £550,000, while the substantial three-double-bed terraces in Ivydale Road, Harlescott, Limesford and Rosenthorpe are priced in the upper-£600Ks. Victorian semis along St Mary’s Road are much in demand, while unusual one-off properties can be sniffed out around Tresco Road, Consort Road and Nunhead Lane.

RESTAURANTS AND PUBS Locals recently bought the Ivy House in a whip-round to spare it being blandly refurbed by a gastro-chain. It’s a real gem of a building with a theatre stage and function rooms. The Old Nun’s Head is a superb traditional pub on Nunhead Green with an open fire and decent menu. Just around the corner is The Rye with its large beer garden and table tennis.

SCHOOLS Ivydale Primary is targeted by most parents, while older kids can attend either Harris Academy, Forest Hill Boys or Sydenham Girls state schools. Some of the UK’s top independent schools are close by: Dulwich College, Alleyn’s, JAGS (James Allen’s Girls School) and St Dunstan’s.

I have worked in Barnes for over 25 years and although we have seen growth before, particularly in 2007, prices in 2013 exceeded

all expectations. The forecast for the future continues to be bright, with rises of 6 per cent predicted for the year ahead.

British buyers make up the majority of purchasers in the area, but a growing percentage are from oversees. Barnes is also a firm favourite with our clients from North America, who enjoy the strong community spirit and classic British charm.

Centred on a pretty duck pond, Barnes offers traditional village delights such as a country-style pub, butcher, fishmonger and Saturday farmers market. There are also two main fairs each year – the summer fair in July and the food fair in September – that attract thousands of visitors. Savills proudly sponsors both and all money raised goes to local community charities.

The area is popular with western Europeans and has a large Swedish community, supported by the Swedish School in Lonsdale Road and Totally Swedish shop in the village. Many natural

open spaces to enjoy include the green, common and riverside walks along the loop of the river, close to the boundaries of the London Wetlands Centre. Highly regarded schools in the area include St Paul’s, Colet Court, The Harrodian, Barnes Primary and St Osmond’s.

Barnes has a strong community spirit and nearly 90 per cent of purchasers buy property in the area for their main residence. Over the last few years we have noticed more families moving from prime central London to take advantage of the larger gardens and far more for their money. International buyers are becoming more prevalent in the £2m-plus market, but buyers in the super-prime market from £4m to £7.5m are typically from Barnes or prime central London.

There is increased demand for smaller homes too, mainly from people looking to downsize. In most cases, and in particular for properties in the £1m to £2m sector, we achieve guide price or have so much interest that sealed bids are commonplace.

At Savills, we have a lot to look forward to in 2014 and will be opening a new office in East

Sheen. South West London’s performance as a whole has reflected the success of Barnes this year, exceeding value increases of prime central London and beyond.

We’ve experienced a growing number of buyers extending their property search into East Sheen, nestled between Barnes and Richmond. The new office will bridge the gap between our Barnes and Richmond offices.

High price of rooms with Thames viewsAs the commercial importance of the Thames has waned, the appeal of waterfront living is putting a value on the river. Homes with the best views command prices more than a third higher than their neighbours off the river, new research by Savills reveals.

Researchers at the firm studied all sales within 100 metres of the river on a stretch between Teddington Lock to the west and Royal Docks to the east. They found the average price of a home with a direct river view was 18 to 20 per cent more than for properties within one kilometre of the river.

However, all views are not equal, Savills Waterfront London report concludes. A south bank location in central London commands the highest premium, with prices over a third (35.4 per cent) higher than neighbouring properties away from the river, with the average waterfront flat selling for £575,000. Further away from the river, the average selling price was £425,000.

The most valuable central London waterfront locations are found along the north bank, though the river view comes with a relatively modest 16.3 per cent premium relative to close neighbours. Here the average flat has a price tag of £960,000 but that compares to an average of £825,000 within a kilometre of the river.

Natalie Ingham, Savills residential research analyst, said: “Over the next few years, the regeneration of areas such as Victoria and the development-led growth around Nine Elms and South Bank – including Battersea Power Station, Riverwalk and the Shell Centre – will extend the boundaries of the prime waterfront market.”

Sarah Gretton, head of Savills Waterfront, added: “The principal appeal of living on the river is the amazing light and space, with the expanse of river reflecting the light back into your property and the added bonus that it will never be built on or developed.”

This has been underpinned by foreign money pouring into prime central property, and this investment has rapidly rippled outwards. Our buyer profile has changed over the past four years from 85 per cent local people moving around the area, to now less than 40 per cent locals. We can see no reason for this to change over the next 12 months – barring any financial disasters in the City and the wider world. All-weather transportCommuters of Riverside Quarter are escaping winter travel chaos while enjoying a reliable and relaxed journey into work thanks to direct access to a river bus service.

Developer Frasers Property has invested a large sum of money into updating Wandsworth Riverside Quarter Pier, enabling the river services to run to Wandsworth for the benefit of Riverside Quarter residents as well as the wider community.

Operator Thames Clippers runs the river buses in all weather conditions, only stopping its service for fog. Transport for London’s River Action Plan aims to double the number of passengers travelling via river bus from 6.5 million in 2011/12 to 12 million by 2020 as part of a £10m investment.

MP UNVEILS LANDMARK ARTWORKMP for Vauxhall Kate Hoey helped pupils from Walnut Tree Walk Primary School, Lambeth, to unveil their artwork depicting the River Thames. The masterpiece has been reproduced on the hoardings of the Baylis Old School development by Henley Homes.

The Italian jobWhen hunting for a property for a client, architect Laura Petruso came upon a tiny Seventies bungalow with a sizeable garden on Trinity Road, which she then claimed as her own, writes Cheryl Markosky

“I fell in love with the site immediately. This was the house of my dreams off a major street, and in a big, secluded garden with room to extend,” she says.

Originally from Sardinia, Petruso brought a bit of Mediterranean flair to the bungalow after buying it with her husband and son, now nine. It took a year to more than double the size of the property from 720 to 1716 square feet.

Petruso comments that although it’s always interesting designing homes for clients with her contractor business partner Ian Patterson (former footballer with Sunderland and Burnley): “There’s a higher level of freedom when designing for you.”

Because of the unusually large garden, Petruso could extend outwards and downwards. The biggest part of the project was hand-digging a basement extension round a sunken courtyard, with a substantial reception room, bedroom, bathroom, utility and boiler rooms and an enormous wet room.

“The wet room is fit for a king and big enough for a family to fit in,” points out selling agent Sarah Thomas from Kinleigh Folkard & Hayward’s Clapham branch.

The ground floor of this Garden House consists of three good-sized bedrooms, two bathrooms and an airy and light kitchen and reception room leading onto a garden measuring about 45 by 35 ft. “It’s important to have big spaces, but not so big that you don’t know how to live in them or how to furnish them,” Petruso suggests.

She adds that she’s chosen a simple and minimalist finish, using off-white tones and stained oak. But she believes minimalist homes like this shouldn’t be like museums. “The house needs a bit of life, with fingerprints on the walls and the inhabitants having parties and hanging art on the walls.”

Lighting’s also important to bring new conversions to life. Petruso is a great fan of well-placed artificial lighting that changes the mood. A good lighting system, she

thinks, can make a place more interesting, illuminating different areas at different times.

Petruso’s advice to anyone thinking of undertaking a project like this one is: “Whatever you do, do it with your heart. This is your home and where you will live, so spend as much as you can afford on good materials and workmanship.”

A question from one of her university professors sums up the right attitude to tackling projects: “Would you want to live here? If you hesitate, then you have a problem,” Petruso adds.

As well as getting a house with a sense of la dolce vita, you also get something at a good price, Thomas says. “Along these roads it’s hard to find a house for under £2.5 million. But this is just under £2 million, so you don’t have to pay the 7 per cent stamp duty.”

Recent research shows that off-plan sales have risen significantly across London as the lack of available stock continues to impact house hunters keen to invest in bricks and mortar, reports developer St James.

Over the last 18 months, St James has sold a large proportion of its properties – a mixture of apartments and houses in London and the Home Counties – off-plan.

“In the current market, apartments and smaller houses tend to sell well off-plan, while in our experience buying a larger family home tends to be a far more emotive decision,” said St James chairman Sean Ellis.

“Purchasers prefer to walk the property and try and visualise their family living there, rather than buying from floor plans alone.”

Construction figures for new homes in London have been fairly lacklustre over the past few years: 2012 saw only 20,300 homes built and

although this figure increased slightly to 28,500 in 2013, it represents just over half of what is required.

With increased confidence in the market and lending at its highest level since the credit crunch, demand for new homes has never been stronger and purchasing off-plan is a desire for many.

As we move into the New Year, these significant levels of demand look set to rise further, so news that the Mayor of London has committed to building 42,000 homes a year for the next decade is extremely welcome, and should go a long way to meeting the appetite of local and international investors.

Many major schemes launched n London in 2013, and it certainly seems as though sites south of the river are a particular target among both developers and buyers. The Nine Elms regeneration is having a positive effect on many parts of South West London, and the impact can already be felt, despite being a few years away from completion.

Phase one of Battersea Power Station sold out in a matter of weeks and news that the Northern Line extension could be designated Zone 1 will be a very motivating factor for both investors and owner-occupiers.

The nearby redevelopment project at Clapham Old Town, around Clapham Common station, will see the existing area transformed into a pedestrian-focused urban piazza – in much the same way that Brixton has recently benefitted.

This project is expected to complete in the spring and many developers are hoping to capitalise on the new look and feel of the area. I anticipate that the green open spaces of the common, the convenience of good transport links and improved local amenities to the local bars and restaurants will be appealing factors for many buyers.

Nearby we are marketing a great mews development called Kings Head Passage in Clapham Park Road,

which offers a selection of beautiful two-bedroom mews houses set in a gated courtyard, ranging in price from £720,000 to £760,000.

A little further up the road in Kennington, an area which itself has been the subject of improvement over recent years, is an interesting scheme we are marketing. Just off Lambeth Walk and a 15-minutes walk from Westminster is Baylis Old School, pictured, by Henley Homes. This development will not only bring 89 much-needed new homes to the area, but it will also help to regenerate and lift an important part of London with a fascinating history.

Buy-to-let sees capital growth

Investors turn from stock market to property, says Duncan Farmer

There can be no doubt that house prices are

rising fast, which is why the Government

has decided to end the Funding for Lending scheme for mortgages and restrict it to business borrowing in an attempt to cool the property market and boost the fortunes of commercial enterprises. It hopes, as a result, to put the economy on a firmer footing by creating jobs and boosting output.

However, private investors see things somewhat differently. According to research by BDRC Continental Investors, one third of buy-to-let landlords questioned said they had moved money from the stock market and used it to buy a rental property in the belief that it would give them a better return than the FTSE 100.

A year earlier the figure was lower at 24 per cent, suggesting strongly that confidence in shares, which have enjoyed a surge in the past three years, is waning. Not only are those investors concerned about capital growth but also they have obviously been disappointed that dividends have not improved.

The buy-to-let market has been booming and between July and September 15 per cent of those questioned said they had added to their

property portfolio and a further quarter said they would buy more in 2014.

There are other reasons: one in ten says that the poor performance of pensions has led them to turn to property, and one in five says they are in it for rental income rather than capital growth. Many are in it for the long term and are unconcerned about capital gains tax liabilities they may accrue when they sell.

Oddly, only a handful of those questioned believe that owning rental property gives them more control than holding stocks and shares. As a landlord myself, I feel far more in control of my financial destiny than I do over other investments I hold.

Of the few aspects of property ownership over which I have no influence, the most worrying is interest rates, and while most experts believe they are going to rise eventually, rents too are increasing.

Personally, I have no intention of selling shares to buy property, but that is simply because holding a balanced portfolio – shares, property, cash on deposit and premium bonds – gives me some protection against the vagaries of any of those markets. One benefit of holding shares is that dividends are re-invested – landlords can mimic this by using excess rent to over-pay their mortgage, which as I have written many times before, has many, many advantages.

During 2013 the mortgage market saw some of the lowest mortgage rates ever. The biggest winners were those who have significant equity in their home – perhaps 30 or 40 per cent – but now increased competition and improved pricing means those with higher loan-to-values may benefit.

Always work out the total cost of the deal – rate plus fees – when comparing products rather than going purely by rate. As I mentioned, the Funding for Lending Scheme has had a such a big impact on the housing market

that it is being cut. The figures show that the household sector has seen far more of the money than the business sector – net lending for mortgages in the third quarter of 2013 was £5.1 billion compared with £3.6 billion for private businesses.

Brian Murphy, the head of lending at the Mortgage Advice Bureau, says that while FLS has worked, removing it will not be disastrous for mortgage borrowers. “The scheme’s departure from the mortgage market in 2014 is likely to mean rates increasing slightly in the next six to twelve months,” he says. “But mortgage seekers are still in a far better position than they were a year ago and lenders will continue to take advantage of other routes to funding.”

Upward trendSince Funding for Lending started in July 2012, the interest rates on fixed-rate mortgages have fallen quite dramatically – down from 4.65 per cent 18 months ago to an average of 3.53 per cent today, according to Moneyfacts.

Brokers now believe that rates will rise, but not suddenly or by a large margin, and most expect the Bank of England base rate to remain at 0.5 per cent for the rest of 2014. However, there is now a consensus that fixed-rate mortgages will not get cheaper.

Ray Boulger of broker John Charcol says: “Rates have been edging down over the past few weeks, but that downward trend will end.” The Building Societies Association remains confident about low rates. “Rates will be higher in a year, but there won’t be a sudden jump,” says the BSA’s Paul Broadhead.

Three New Year wishesAs we end what has been a phenomenal year to work in London property, thoughts turn to how we might change a few things going forward. So here are three wishes we’d love to see granted in 2014, but in reality they will never happen.

Firstly, please let someone in Parliament have the common sense to make stamp duty a straightforward scale. Yes of course we’d like it to be abolished altogether but realistically that’s never going to happen.

Instead could we at least have a system where the tax goes up in tiny increments rather than the absurd stepped arrangement that unfairly penalises those with properties valued just over £250,000, £500,000, £1m and £2m?

Secondly, could someone please come up with a conveyance system that binds both buyer and seller from day one? The ridiculous system we have where neither side has any commitment to the other while solicitors, lenders and both sides faff about for eight to 10 weeks doesn’t work.

Thirty per cent of transactions fall through between sale agreed and exchange of contracts. This is the biggest cause of stress in the property transaction process and it’s completely unnecessary. In virtually every other country both sides are committed to each other when the offer is accepted, and only if a survey or due diligence unearths something major can the commitment be broken.

Finally, to my fellow estate agents, please stop overvaluing people’s properties just to get the instruction – you’re just playing on sellers’ weaknesses and it is really poor practice. I get that in a rising market you have to be a little ambitious in your pricing, but seriously some of the prices I’m hearing at the moment are just laughable.

Oh and while you’re at it, stop dropping your fees to absurd and unsustainable levels. I’m all for market forces, but by continuing to offer bucket-shop fees you’re also driving all the professionals out of the industry. That leads to rubbish customer service and gives the industry an even worse reputation than it has already.

So that’s it, my three wishes that I can almost certainly guarantee will not be granted. It’s been a tumultuous year and certainly one that will go down in history as the moment where the London property put the recession behind us and our best foot forward.

Special report by Esmee Jones, KFH regional lettings director for South West London

The South West London lettings market has performed well in the last

year and levels of stock have increased by around 15 per cent since 2012.

Although rental yields are not as high as in previous years, offering an average of 5 per cent in South West London, many investors are benefiting from strong capital growth and rising property values as a result of confidence in the sales market.

Because of the significant rises in property values, more tenants are now renting out of necessity, as purchasing a home of their own becomes increasingly unrealistic in today’s market. We should therefore see continued growth in the number of tenants in 2014.

As demand among tenants increases, we’re finding many typically young professionals and couples who are unable to afford the growing rental prices in traditionally popular areas of London. As a result, there is an overspill into areas further afield and we’ve seen evidence of less sought-after areas doing particularly well.

For example, in an area like Tooting, young professionals and families are attracted by the good transport links into the City as well as better value for

money. Big developments like Fusion by Bellway Homes have been a catalyst for the area. In addition, because of the ripple effect caused by Tooting and rising popularity in other areas, many of their neighbour’s perceptions are altering. Streatham, for instance, has seen an 85 per cent increase in registered tenants in the last year.

Other areas in South West London seeing a rise in appeal are Battersea Park and Clapham. The hugely popular Nine Elms development, located between Battersea Park and Vauxhall stations, will bring an additional 16,000 new homes and should have a major effect on the lettings market here in coming years. The extension of the Northern Line, which is set receive Zone 1 status, will further increase its popularity.

Tenants appear to be looking for long-term stability and on average our tenancy lengths are 15 per cent longer than in previous years. Factoring in incremental rental increases can be a very attractive option for both landlords and tenants and offers greater security to both.

Tenants have shown a greater sense of urgency to secure the right property and as a result in 2013 we saw a 7 per cent reduction in the time span between marketing a property and offer accepted.

While property managers respond to such issues, most jobs are simple repairs that could be undertaken by the tenants themselves. Managers attribute the increase to a lack of ‘dad skills’, which are not being passed down the generations.

“We will send out a qualified repairman to deal with any problems but some of these are so simple that you have to wonder why a tenant would go to the trouble of waiting in for someone,” explains director Marc von Grundherr.

“Just last week we had a tenant phone to say that their lights had gone off. We told him that he simply needed to flick the switch on his consumer unit as something had tripped. He refused, saying that he didn’t want to be electrocuted.”

Tell us how you joined the property industry and briefly describe your career history to date.I suppose it was partly due to my love of architecture, a desire not to be stuck behind a desk in the City, and my perceived ability to ‘sell ice to the Eskimos’ (as my mother put it), that I thought I’d try selling houses. That and the fact that I only had a degree in Modern Art so had little other choice.

What do you enjoy most about working in this market, and what have been your highlights so far?I love the variety of property we deal with. Luckily for me, Knight Frank gets asked in to pretty much all the very best houses, and I am proud that my advice is not only asked for but also often followed. The highlight has to be selling the house I grew up in Westover Road. I popped a letter through the door saying that if anyone were to be selling it, it should be me.

What advice would you give to anyone considering a career in estate agency?Join a reputable firm. You will get the correct training and support to help guide you away from the stereotypical pitfalls of becoming of a low-end estate agent. You have to know that putting your client first is the priority.

In your view, how does the South London market differ from other areas of London?I have worked in South West and North West London and the differences are enormous. Firstly, the fees are higher over the river: almost double with sole agencies 2 to 2.5 per cent. Because of this, agents can offer out some

of their fee to other firms and ultimately an estate agent has access to 100 per cent of the market, not just their instructions.

The other major difference is that the majority of the South West market is family oriented, so it is quiet during half term and holidays, whereas in other parts of London, when the Brits leave the international buyers arrive.

How difficult is the current market for homebuyers, and what advice do you give them?It is tough out there at the moment. This may sound predictable, but if you find the right house negotiate quickly and secure it. There is no shame in paying asking price, especially if being too slow forces you to pay over that price.

Where, in your view, is the best place to live south of the river and why?A difficult one! I have lived by Wandsworth Common, great for the open space; on Wakehurst Road, great for Northcote Road; on Lurline Gardens, great for the King’s Road; and by

Clapham Junction, great for getting absolutely everywhere. I am a fan of the Heaver Estate and also Abbeville Village, but I suppose I’d pick Spencer Park in a large house with the use of a private park and green views all around. Failing that, a penthouse on the river.

If you were not an estate agent, what career would you choose and why?It would have to be something like a ski instructor. My guide last year said he spent the summer in St Tropez and the winter in Chamonix. Bliss. Either that or I’d be a Simon Cowell lookalike!
