The British Engineerium (formerly Goldstone pumpingstation) is an engineering and steam power museumsituated within the Brighton and Hove conurbation. Itcomprises a series of 19th Century High Victorian,Gothic brick buildings which were erected in 1866, as apumping station for the local water supply company. Asecond engine was added in 1875. At the time ofconstruction, Brighton and Hove suffered from a lack ofclean water due to the rapid growth of the town in the18th and early 19th century. Thomas Hawksley wascommissioned to find a new site for a pumping stationand in 1858 he advised that the shallow chalk valley atGoldstone bottom was a suitable candidate forsupplying water from the natural aquifer below.

The facility opened in 1866 and consisted of the originalboiler house with adjacent engine room, coal cellars anda chimney, all built of polychrome brick. Demand forwater continued to rise and in 1876 the corporationundertook a major expansion of the pumping station, byadding a second engine room, together with the largecoal shed (corliss room) and additional workshopfacilities. Both engines were capable of pumping

approximately 600,000 litres of water per hour. In 1884,a cooling pond and leat were built on the adjoining land.

The site ran successfully until the 1950s when it becameredundant due to the addition of several post-warpumping stations across the city. In 1971, the site wassaved from demolition by Jonathan Minns, a London-based steam and engineering expert who set aboutsaving the buildings and their contents. In 2006, the sitewas acquired by its present owners who have continuedwith the restoration and construction of the newbuildings, with a view to creating an engineeringthemed visitor attraction.

THE ENGINEERIUM HAS BEENBEAUTIFULLY RESTORED OVER THELAST TEN YEARS BY THE BRITISHENGINEERIUM TRUST. IN RECENT YEARS,ADDITIONAL ACCOMMODATION HASBEEN ADDED, EXTENDING THEBUILDINGS WITH SEVERAL NEWBUILDINGS, TO A TOTAL FLOOR AREA OF33,625 SQ.FT / 3,123 SQ.M.

Brighton and Hove is a seaside resort, some 55 milessouth of London with an estimated population of273,000, forming part of a larger conurbationstretching along the coast of approximately 480,000.It is connected to the national road networks by theA(M)23 north and the A259 and A27 east west routesand has excellent rail links via Brighton, Hove andPortslade stations, making London Victoria accessiblein under one hour.

LOCATION

The Engineerium complex lies within the conurbationof Brighton and Hove at the corner of Neville Road andThe Droveway, which is accessible from the A23/A27and the A270 east-west thoroughfares. The site isimmediately adjacent to Hove Park, a green spaceextending to some 40 acres with tennis courts, steamtrain ride and various other facilities. Public transportroutes are available in Neville Road and the site isapproximately 1.5 miles from Hove and Aldringtonmainline railway stations.

The new buildings were developed with the concept ofcreating a themed visitor attraction, based around theexisting heritage steam museum and as such lendthemselves to a variety of uses which could includeleisure (D2 use), D1 uses and offices (B1), or a mixture ofthese uses.

The new buildings have been finished to a shellspecification and are, thus, ready for final fit out by thenew occupiers.

PLANNING

The site currently comprises a variety of buildings,most of which are classed as a museum which fallsunder class D1 use. The engineer’s house is used asoffices, which is complementary to the main museumuse of the site. It is considered that the site is suitablefor a variety of alternative uses which would be subjectto a change of use.

The site and buildings fall under the EngineeriumConservation area which extends to 8.89 acres / 3.59hectares and includes a site on the other side of theroad (not included in this sale).

Parts of the site are Listed Grade II, including the boilerand engine house plus chimney (cooling pond and leat),the coal shed (corliss room) and the flint boundary wall.

restored over the last ten years by the

British Engineerium Trust. In recent

years, additional accommodation

has been added, extending to some

15,015sq.ft / 1,395 sq.m in several new

buildings, which are currently

internally unfitted. This brings the

33,625 sq.ft / 3,123 sq.m, sitting upon

a site of 2.5 acres/1 hectare.
