Site analysis, BIM programming, and concept designs are packaged to develop design/build bid documents for addition to 1,000,000 sft of exhibit space, meetings rooms, and service areas. Under a compressed time frame, information is cataloged and analyzed from multiple public entities and adjacent development interests.

Hilton’s design standards require a comprehensive overhaul of the historic hotel including guest rooms, lobbies, and conference space. Conceptual exterior additions are analyzed while completing working construction documents for ballroom levels and construction administration for guest rooms levels.

A 8,000 sft reuse of 1907 train station into new bus and future train station with offices, restrooms, public concourse, and exterior civil work. Post-demolition investigation leads to extensive coordination with contractor and structural engineers.

2,000 sft exterior renovation of urban storefront to increase retail presence. Design oversight for tenant interiors and signage.

A 1920s commercial Riverwalk property is re-purposed as a private residence, photography studio, and Riverwalk cafe with an emphasis on the gutted building’s industrial aesthetic. Programming, phasing, and cost estimating were determined by digital modeling for price estimating.

15,000 sft interior refinish and expansion of high-end dining room overlooking Houston Street Courtyard. A Schematic pricing set and bid coordination are completed in anticipation of a quick construction schedule.

Schematic design and construction documents are completed in close coordination with owner and owner’s representatives.

An urban storefront is recessed to allow an indoor/outdoor bar and restaurant.

A modular, kit-of-parts design for seating, shade, and signage to be implemented at 2500 bus stops across transit network. Engineering and shop drawing collaboration is managed between design team and fabricator. Iterative mock-ups are installed for comments by VIA management, Board of Directors, and general public.

An early 1900s masonry shell is is stripped down and reused as the base modern steel and glass construction.

MAIN PLAZA REDEVELOPMENTThe redevelopment of a historic city center returns a mid-century park back to its open plan origin. Interactive fountains, etched art pavers, and loose furniture give the public space a modern but informal interpretation of the traditional plaza. In addition, restrooms and food service kiosks support the downtown populace, which has embraced the plaza as both a popular lunch spot and active event space.

This renovation and addition provides 50,000 square feet of gallery, office, and event space converting the original downtown library into a cultural center. New construction complements the original building’s materials and proportions, while the physical connections between new and old are detailed to respect the historic structure.

The former Blanton Art Museum is renovated into 30,000 sq ft of new student galleries, faculty offices, and graduate art studios for a $5 million budget. Additions are minimal in exchange for select removal of ceilings and exterior walls. Previous loading dock is reconfigured as main entrance with entry arbor and courtyard.

The multi-phase redevelopment turns a former industrial complex with historic structures into a 26 acre mixed use development. Building massing, street layout, and public spaces are designed in conjunction with partnering firms and tenants. Additionally, leasing documents and marketing materials are produced on request by the developer.

This first project for a new Florida panhandle town sets the precedent for sustainable development in a sensitive area by sitting high and lightly on the land. Design development and detailing account for high winds, salt water, and other environmental factors of the Gulf Coast.

A dual purpose building integrates private classrooms with the surrounding neighborhood through publicly oriented fields, gymnasiums, and outdoor class space. Within the school, small gathering nodes encourage impromptu interactions along a grand central hallway.

A publicly owned but vacant lot is is planned and designed for public use by volunteers. Donated materials are used for prefabricated raised beds and fence panels to be quickly constructed on site. A water catchment tool shed is under design with Jaster-Quintanilla Structural Engineering.

A 200 sq ft screened dining room joins the original building and past additions under a reconfigured roof. Demolished exterior brick is reused in the grill and built-in perimeter seating.

Schematic design and digital modeling were required for a back porch addition to a historic home for city and neighborhood association approval.

On a narrow lot in a developed lakeside neighborhood, a home for couple and 2 children on lakeside lot orients to limited view of the water while blocking off views from adjacent houses. An existing boathouse is renovated with a new roof and storage.

A 4,000 sq ft weekend home for a retired couple allows close living quarters while a loft and guest rooms accommodate a growing extended family. Private rooms are kept small to encourage family gathering in living rooms, both indoor and out. The narrow building allows ample cross ventilation and natural daylighting.
