Buyers Increasingly Eco-Savvy

Homebuyers across Australia are increasingly

savvy about energy efficiency and are looking for

more features when inspecting properties.

First National agents are reporting a strong buyer

preference for homes that have incorporated

features such as water storage, energy efficient

lighting, quality insulation and solar power.

With the considerable variety of state and federal

government subsidies offered in recent years, and

the threat of rapidly rising electricity prices,

properties without efficiency fundamentals risk

looking less competitive.

The trend is not confined to a particular region,

ranging instead across all states. However, in New

South Wales, where many consumers locked in the

country’s most generous solar power feed in tariff

before it was cancelled, homes offering the

rebate for the next six years are proving more

attractive.

Features that seem to particularly resonate with

buyers include; the design and positioning of a

house to best utilise shade, sunlight and breezes,

energy-efficient or natural cooling and heating

including wall, floor and ceiling insulation,

water-saving fixtures in bathrooms, kitchens and

laundries, shaded outdoor areas, drought tolerant

gardens and rainwater tanks.

‘Buyers are realising environmentally friendly

features mean lower maintenance costs and

expenses over the long term, so they are prepared

to pay for them,’ First National Chief Executive Ray

Ellis says.

‘They are looking at these features in the same

way they have always looked at traditional interior

design finishes such as flooring and curtains’.

Shopping for a home loan…

Computer Says No?

Anyone who watches the comedy ‘Little Britain’ will be familiar with

the travel agent who continually delivers the answer ‘computer says

no’ to customers.

The advent of ‘computer aided credit decisioning’ has arrived in

Australia and some say it’s no joke.

A finance company recently reported that a client who was looking

to buy a $490,000 two bedroom apartment wished to borrow 90% of

the purchase price. With the strength of their income, the client could

afford to borrow twice that amount.

However, the bank declined the loan based upon a ‘failed credit

score’. Does that sound like ‘computer says no’?

After some probing, the bank admitted the client had ‘too much

activity on his Veda credit report’. It turned out that the client, while

shopping around, had applied for credit five times in the past twelve

months with four different banks.

Despite not having proceeded with any of the home loans, this was

the reason the computer had said no. Evidently, 75% of credit

enquiries score poorly with most lenders. Fortunately, a human said

‘yes’, demonstrating the value of mortgage advisors and their

capacity to ‘get the business done’.

Housing Bubble

Westpac Labels ‘Misleading’

Property pundits have dismissed talk of a

housing bubble, labeling it ‘misleading’.

Speaking at the Melbourne Property Outlook 2011

conference yesterday, Westpac senior economist

Justin Smirk said the real measure of a property

market’s viability is the amount of income coming

into it.

‘While it may have become harder for single

households, dual income households are helping to

support the market,’ he said, dismissing suggestions

that the property market is too inflated and will pop

soon.

Many Australian property commentators and

economists agree with Westpac, arguing that

international ‘bubble doomsayers’ don’t understand

Australia’s unique property market dynamics.
