Armed with the facts and trends, you are able to make the best possible decisions in a constantly changing world. With this in mind, we are sending you this summary of the 2012 real estate market in the Vail Valley. You will see that we had $1.167 billion in sales in 2012, well surpassing our 2011 $930 million in sales. The increased volume was aided by the fact that we had 1,266 sales in 2012, and only 1,004 in 2011. Also included is the break down for the individual areas, so that you may see what is happening in your immediate area of interest. Here are a few important factors to point out:

1) Luxury sales of homes over $4 million were up… 51 sales in 2012 as compared to 40 sales in 2012. Eight of those sales were over $10 million.

2) The fourth quarter of 2012 had 26.6% more properties under contract than previous quarters.

3) Interest rates are at historic lows and are fueling the ability of more buyers to purchase homes.

4) Distressed sales are still in the market, but have slowed in most areas.

5) The inventory of residential properties dropped 19.4% in the last quarter of 2012, so currently listings are at a 5 year low, indicating that we are at or near the bottom in pricing in many neighborhoods.
