WEEK 1. The timeline begins when your home goes live on MLS (multiple listing service). It will be found on Realtor.ca, the Toronto Real Estate Board, the Chestnut Park site, the City House Country Home Site, and the Christie’s International Real Estate site (for properties listed at $1,000,000 and over). The analytics from each website will be tracked, which gives us the ability to track the number of page visits, photo views, requests for directions, and more. This statistical data will be outlined in the marketing report that we produce each month for our client.

WEEK 1. Your property will be featured on the front page of our website until it is sold. Promoting your property on our website gives us access to many more features than available on the other sites. We are able to display an unlimited number of photos that are beautifully displayed in full resolution. In addition, we include a walkthrough video and aerial tour (if applicable). Each room in the home can have its own write- up to describe the unique features throughout the property. We direct most of our ad traffic for your property to our site, as it is the best place to showcase all of the information and imagery.

WEEKLY. Our social media network is growing every single day. Between our individual professional pages on Facebook, LinkedIn, and Twitter, we have an audience of over 4000 people. This audience is made up of a diverse group of people who are potential buyers, and other real estate professionals who may be representing clients that have an interest in your home. We share your listing across all of our social media platforms every single week for our audience to see.

FACEBOOK AD: BOOSTED POST

WEEK 1. The ‘Boosted Post’ on Facebook is a great marketing tool to showcase lots of information about your property to a specific audience. When creating a ‘Boosted Post’ we can include up to 40 images, a detailed information overview, and a link to the full listing. ‘Boosted Posts’ are able to reach our audience incredibly well, because they can be seen on Facebook mobile, desktop, and Instagram. Having access to promote on all three of these platforms increases the likelihood of your property being noticed. Facebook provides us access to all insights so we can monitor the success of the ad to see how many people it has reached, the total number of photo views, and most importantly the number of people who clicked on the link to visit the full listing.

WEEK 6. The overall goal of a ‘Traffic Advertisement’ is to generate clicks that direct people to the full listing on our website to learn more information about your property, and to easily get in touch with us. When creating a ‘Traffic Ad’ we prefer to use either a ‘snippet’ of the virtual tour, or the best standalone feature image in addition to the detailed write-up. This way we can grab the viewer’s attention and direct them to the full listing if they would like to see more. The ‘Traffic Advertisement’ has many placement options and will be displayed on Facebook mobile, messenger, desktop, Instagram, and other partner sites. The analytics from this advertisement can be tracked and will be outlined in the monthly report.

WEEK 10. The ‘Interactive’ ad is the latest tool by Facebook for marketing, and we are one of the very few real estate professionals taking advantage of this feature. We create an ‘interactive’ ad by initially making a ‘Collection’. ‘Collection’ is an ad format that makes it easier for people to discover your home on a mobile device in a visual and immersive way. With ‘Collection’, people who tap on the ad can browse and learn more about the features of your home, in a fast-loading, fullscreen experience, without leaving Facebook or Instagram. We start the experience with a single feature photo or virtual tour video that begins playing automatically. From there we can include slideshows of photos, and a detailed writeup of the home. We also add interactive photos that move around the room as the mobile user moves their phone as if they are standing in the home looking around. We finish the experience with the price, and an opportunity for the viewer to swipe up and view the full listing on our site, where they can then get in touch with us. The following page contains screenshots of a typical ‘Interactive ad’, however, this feature is much better to be experienced in a live presentation.

WEEK 4 & 12. Each week Chestnut Park features at least one property on their blog. The blog is then shared with all their social networks, reaching thousands of viewers for maximum exposure and engagement. The ‘Featured Property’ blog is written like an article with photos throughout. It will appear on the front page of the Chestnut Park website for all to see. The analytics from this blog can be tracked and will be outlined in the monthly report.

WEEK 3. The Globe and Mail Chestnut Park ‘Widget’ is a seven-day online advertising opportunity that can generate quality clicks to the listing. The Globe and Mail ‘Widget’ is a great way to increase awareness about your property and generate traffic to the listing's information page. The ‘Widget’ is placed in the real estate section on GlobeAndMail.com, increasing the likelihood that the audience is invested in the topic of real estate, making the ad more likely to generate quality leads. The analytics from this advertisement are tracked and will also be outlined in the monthly report.

The advertisement is featured in the real estate section of these national newspapers, and is a good tool for potentially generating quality leads. Local papers may be another option to consider.
