Property Market UpdateAs usual the speed at which Christmas is approaching is like a tsunami !

The rate at which NZ Banks are reducing their interest rates bodes well for first home buyers and investors which really have taken the brunt of the Reserve Banks Loan Value Restrictions (LVR’s) that were imposed around twelve months ago to curb the out of control Auckland and Christchurch residential markets. In essence the LVR’s affected NZ Banks abilities to loan more than 80% to more than 10% of their clients for residential loans. The Reserve Bank reviewed the LVR’s last week and confirmed they will stay in place. Some concerns had been raised that once the LVR’s are lifted there will be another wave of price increases in the big cities.

So what effect on Marlborough have the LVR’s had? The total volume of residential sales compared with this time in 2013 shows a reduction of 15% with 650 sales recorded compared with 758 sales last year. During the same period the median residential sale price has risen from $310,000 to $340,000 and while the median number of days to sell was 49 in 2013 this has now stretched to 78 days in 2014. The available first home buyers in the lower range are snapping up properties that require little if any renovation or maintenance as they cannot borrow extra funding to do these improvements

The latest report from ASB included a survey that showed 48% of kiwis expect house prices to rise and that only 8% saw it as a bad time to buy a property. They also pointed out that the median price in Christchurch is now higher than Wellington. SBS has just released its latest offering of a fixed two year rate at 5.49% to once again be market leaders while Westpac have released an offer of 30 year interest only loans. The 30 year interest only loans have come in for some criticism but when you factor in that in Auckland the current median house price is seventeen times the average wage it is clear that it simply isn’t realistic for first home buyers to be able to repay both principle and interest in the short term. Investors will also see the 30 year interest only loans as being suited to their long term aspirations of building property portfolios at a faster rate.

In Marlborough the residential market has been more active since the election and with new incentives being released by the Banks to increase their lending, I suspect that in early 2015 there will once again be a shortage of properties to view especially in the $250,000 to $350,000 bracket as confidence builds with more first home buyers and investors stepping in. Aspects that are strongly emerging are that the sale time for your home will be strongly affected by both presentation and correct pricing.
