There are many reasons your home’s foundation may sink, crack and settle. These issues only get worse over time, and cause stressful situations and distractions as you try to determine the cause, the cost, and the right contractor to fix them correctly the first time.

WHY FIX YOUR FOUNDATION?

1. The problem will get worse over time. A foundation issue never gets better on its own. The longer you wait, the more it will cost to fix down the road.2. Resale value. Nobody wants to buy a house with a foundation problem. 3. Appearance. Foundation issues often cause unsightly cracks on the inside and outside of the home.4. Door and window operation. When the foundation can’t support the house, it sinks and shifts. This causes doors and windows to stick and jam.5. Water intrusion. Cracks let water and moisture in, which causes damage to your home in many ways.6. Safety. Collapsing foundations, falling bricks, and other potential hazards can cause serious safety issues around your home.

SIGNS OF FOUNDATION DAMAGE

STICKING DOORSYour home’s doors will often show signs of

foundation settlement as they are the weakest part of your walls. This is why they are the first signs of foundation

settlement and damage.

STICKING WINDOWSWindows are another weak point and will often stick when foundation settlement is present. Caulk is often added to the gaps created by foundation damage, but will

not treat the true cause.

Stair-step cracking is a typical sign of foundation settlement and damage. It is very common in brick and concrete block

walls. The cracks widen as your home continues to settle.

WALL CRACKSInterior wall cracks are a typical sign of

foundation settlement and are very common in concrete block walls. The cracks may be

seen in your basement or other areas of your home.

These signs may indicate your home is experiencing a foundation problem.

CRACKED FOUNDATION

BOWING WALLS DRYWALL CRACKSCracked and bowing basement walls can

develop immediately following construction or years later as changes occur within the

soils that surround your home.

Drywall wall cracks are a typical sign of foundation settlement and are very common

above doorways and windows. The cracks may be most obvious in the upper levels of

your home.

SAGGING FLOORSAn uneven floor could be caused by sinking or heaving of the foundation floor due to settling or expansive soils. Over time, these problems

can significantly damage your home.

SHEARING WALLSWhether it’s “just a little” or a few inches,

shearing is urgent. Often, there will be stair-step cracking and visible water damage

around the holes shearing creates in the foundation.

CAUSES OF FOUNDATION DAMAGEThere are many causes of foundation damage and settlement. Here is a guide to a few of the most common that may be impacting your home.

ACTIVE ZONEThe active zone refers to the soil beneath the surface that is most affected by changes

in moisture. The density and moisture level of this area shifts as the seasons and climate change. The active zone may be just a few feet below grade or more than 30 feet below

grade, depending on the geography beneath your home.

HYDROSTATIC PRESSUREHydrostatic pressure is the pressure exerted by fluid due to the force of gravity. As water saturates the soils around your home’s foundation, that water puts pressure against the walls, impacting the stability of your home’s foundation.

IMPROPER FILL SOILDuring conctruction, the area around the home must be filled with loose dirt. When this fill soil is not compacted properly, it can compress under the weight of the home, causing settlement. Even the best job of compaction will not compress the soil equally with the undisturbed soil.

SOIL MOISTUREHeavy rain and floods cause the soil surrounding your home to become wet and hold water. This makes the soil very soft and weak, causing the home to sink or shift down into it. Drought can also causes the soil to shrink, creating voids in which your home can settle.

Helical Piers permanently stabilize your home’s foundation, and can even lift your home back to proper level. Steel piers are screwed mechanically into the soil. The piers are installed to the appropriate capacities and depths, and a steel foundation bracket connects the helical piers to your footing. CAUSES OF CONCRETE DAMAGEConcrete is very heavy! When the soils underneath a slab cannot support its weight, the slab sinks. When a soil’s load-bearing capacity is exceeded, the soil compacts and settles.

As the soil expands and contracts beneath your concrete slab, the slab will sink and
