  • As a real estate agent you are expected to know what is happening in the market place. What homes are selling? Where are the buyers looking? How is all the talk about Melbourne and Sydney markets impacting Brisbane? Are overseas buyers and investors snapping up all the good homes? How much will house prices go up this year? The usual assortment of questions.

    So, it would probably come as no surprise that I spend a fair amount of time answering

    them, talking about real estate, effectively covering off on these very questions and in some cases concerns.

    However, instead of sharing the opinion and conjecture, of subscribing to some of the hype that is out there, I prefer to share the facts, the truth of the situation.

    Fact - Brisbanes level of capital growth remains one of the most stable and consistent across the capital cities within Australia and has been so since 2011.

    Fact - Annual capital growth rates in Brisbane typically hover in the 3-4% range which is confirmed by the Ten Year capital growth rate in Brisbane being 3.7% for houses, 3.4% for units or 3.6% combined.

    Stable and consistent. If nothing else, Brisbane is a market that is less dominated by speculation than some southern markets. The conversations we are having indicate that for the significant majority, people invest, buy and sell because the market is stable and resilient.

  • KEDRON: such a great PLACE TO LIVEA mere eight kilometres from the centre of Brisbane and immediately to the north of Lutwyche and Gordon Park lies the residential enclave of Kedron.

    Home to just under 9,000 residents the area is synonymous with a relaxed lifestyle thanks to the abundance of local parkland and great amenities, shops and dining options.

    Up until the mid 1800s the area was known for its thick bush and great selection of quality timber. However in the 1850s farm lots along Kedron Brook where surveyed and one of the earliest locals was Judge Alfred Lutwyche.

    Not long afterwards gold was discovered in Gympie and a bridge was constructed over Kedron Brook to offer an alternative access to the north - this route would later come to be known as Gympie Road and as the suburb developed and evolved much of activity was centred on this corridor.

    As is often the case with developing areas the suburb really started to take shape with the construction of local hotels - Edinburgh Castle and

    Kedron Park Hotel.

    As the population of Queensland and Brisbane swelled, Kedron became a popular inner north suburb and remains so today. In terms of housing, the area is home to an interesting mixture of pre-war and inter-war homes, modern houses, town houses and apartments.

    The majority of homes in the area are houses (67%) with apartments making up some 24% and the balance being townhouses or semi-detached dwellings.

    Most houses in the area are comprised of 3 bedrooms with a little over 20% having 4 or more bedrooms. The majority of homes in the area are owner occupied but there is a significant proportion of local residents renting.

    With new infrastructure making access to the area easy and the continuing urbanisation of some northern neighbours, Kedron is a great place to invest and an even better place to call home.
