Spring is here and now is the time to get to those “Pride of Ownership” is- sues that face all homeowners --- painting, cleaning, and planting new items to make your home beautiful. Our greenbelt areas look fantastic following the recent, wel- comed rain. Please mark May 3rd at 7:00 PM on your calendars to at- tend the first planned meeting to review the newly proposed CC&Rs. The need for new CC&Rs will be addressed at this meeting as well as an overview of the proposed changes. A second meeting will provide homeown- ers the opportunity for input. Copies of the proposed CC&Rs will be available at the first meeting, giving you the opportunity to hear what the committee has to say and to take home the proposed document for review. Greetings Neighbors! As

many of you know, UCA's

Architectural Committee that

was authorized by the Cove-

nant's Conditions & Re-

strictions ("CC&Rs") lapsed

a number of years ago. This

has resulted in various building projects in UCA that homeowners have come to board

meetings to raise concerns over. In the past, the community has voiced

the support for addressing some form of architectural guidelines and committee, and other

issues including parking, rentals and other homeowner matters.

Specifically, homeowners have raised concerns about perceived impact to property values

by the various building projects, as well as maintaining the quality of life in the area. As

mentioned in the board meetings and past newsletters, there is a CC&R Committee made up

of non-board member homeowners that have been working on updating the CC&Rs for a

number of years now. The CC&R Committee now has what it considers a near-final draft

that they wish to share with homeowners to get input before the document is finalized for

voting by the whole community.

Some of the topics that may be of interest that are covered in the Amended and Restat-

ed CC&Rs include:

* Height and story limits to homes

* Parking restrictions

* Decreased quorum requirement for future amendments to the CC&Rs

The first CC&R Open House and Feedback Intake meeting will take place on

WEDNESDAY, May 3, 2017 at 7:00 PM

A draft of the CC&Rs will be available for pick-up at the meeting and can also be made

available for those who cannot attend the meeting. Please note there will be two other meet-

ings in the coming months to obtain community input.

The Committee wants to hear from YOU! If the building taking place in UCA is of

interest to you please reach out to the CC&R Committee by contacting the UCA

Office at (949) 786-8212. You can also reach out to the co-chairs: Frank Hopper at

(949) 681-6140 and Donna Krebs at [email protected] with comments, concerns and

questions.

Note that as we have seen in board elections, any initiatives that require the votes of

homeowners will only be successful if enough homeowners participate in the process of

reaching out to the community and getting the community engaged.

APRIL SHOWERS BRING MAY FLOWERS & A LOT OF

UNWELCOME WEEDS

This year’s winter rains helped us out

with the drought, and it brought us

beautiful, lush green-belts, blossoming

gardens, and big WEEDS.

Pulling weeds is almost an everyday activity for most garden-

ers. You can try all kinds of things to prevent weeds from crop-

ping up such as mulching or using cover crops. In the end, you

will probably have to pull weeds from your garden beds

throughout the season. If you don’t pull up the weeds, they will

grow tall, and spread throughout your garden, and our commu-

nity.

Pulling up weeds involves identifying the weeds you want to

remove from the garden bed, loosening the soil around the weed, and pulling the entire weed up from

the root. To make this onerous task a little easier, you can use some nice gardening gloves, and a short

or long handled weeding tool. Using the right tools and approach, pulling up weeds is actually fun and

rewarding – your garden, and our community, will look nicer.

Let’s make this a UCA ‘pull up the weeds’ week. Go out to your garden and pull up the weeds. Don’t

forget to pull the ones that grow in the cracks of the concrete or brick walkways and driveway. It

takes a village of volunteers to maintain a community.
