companies which entered into administration on 12 May 2021;

• Alexander Inglis and Son Limited - In Administration

• Tayside Grain Company Limited - In Administration

• Inglis Grain Driers Limited - In Administration

Chad Griffin and Tom MacLennan of FRP Advisory were appointed as Joint

Administrators on 12 May 2021. They act as agents of the Company and without any

personal liability.

As is normal in sales by insolvency practitioners, any sale will be without any warranties

or indemnities and shall otherwise be on standard insolvency terms.

All representations, warranties and conditions, express or implied, statutory or otherwise

(including without limitation warranties and conditions as to rights, title or interest) in

DESCRIPTIONThe sale of the former Alexander Inglis and Son facilities presents a significant

opportunity to acquire a portfolio of four strategically located grain stores across Central

Scotland and Northern England. The four sites are well located both in terms of proximity

to core cereal producing regions and accessibility to major trunk roads and motorway

networks.

The total combined storage capacity for barley across all sites is c.202,700 tonnes,

as summarised below. Type and quality of grain can have a material effect of capacity

estimates. We understand greater tonnage has been stored in the past. Planning

permission has been granted for a further grain store at the Meadow Stores site which

could increase the capacity by an additional 18,000 tonnes. The previous business

largely specialised in the drying and storage of malting barley and as such the storage

capacities (tonnes) noted within these sales particulars are based on barley with a bushel

weight of 66Kg/Hl.

All four sites are equipped with grain drying and handling plant, site offices, laboratories

and weighbridges, and could therefore be readily operated as standalone facilities.

Whilst the sites are currently being utilised for grain storage they may offer potential for

repurposing for alternative uses subject to obtaining the necessary consents. This may

apply in particular to Errol Granaries and Swarland Grainstores, which are especially

adaptable and accessible from the A90 and A1 respectively.

The sites are offered for sale as a whole or in up to 4 lots as follows:

LOT 1 - MEADOW STORES, ORMISTON, EAST LOTHIAN

Location & DescriptionMeadow Stores occupies a central location in East Lothian, 14 miles east of Edinburgh. The site is approximately 3 miles south of the A1, one of the major trunk roads running

between Edinburgh and London, providing easy access to the south. 3.5 miles to the east lies the A68, another main trunk road, also providing excellent transport links to Central

Scotland and Northern England.

The site extends to about 8.17 hectares in total and is

entered via a wide gated bell mouth entrance off the

B6371 public road. This extensive facility comprises a

complex of 10 grain stores with capacity for c.78,200

tonnes, associated grain drying and handling plant and

office / laboratory accommodation.

The site benefits from planning permission (ref:

16/0069/P) for an additional grain store and intake

elevator providing a further 18,000 tonnes of storage.

Initial ground works have commenced including site

clearance and boundary bunds. The proposed building

would be serviced by existing dryers.

stores & capacityThe sheds are principally in a terrace formation and

serviced by extensive concrete aprons, forecourts

and access routes. Whilst of varying ages the build

specification is largely steel portal frame construction

under pitched fibre cement roofs and box profile

cladding. Internally, all the sheds have purpose built grain

walls with timber boarding above and aerated floors. The

buildings were constructed over a period from 1968 to

1985.

Grain DryinG & HanDLinG Meadow Stores is serviced by four grain

dryers with a combined drying capacity

of 62 tonnes per hour (TPH) on the basis

of typical moisture rates. All four dryers

are equipped with intake pits and pre-

cleaners. A system of elevators and

conveyors (30-60 TPH) transports the

grain from each dryer to specified sheds.

• No.1 Dryer (15 TPH rate for malting

barley). Cimbria dryer installed in 2020

and linked elevators renewed. LPG

fired. Feeds sheds A and B

• No.2 Dryer (15 TPH rate for malting

barley). Cimbria dryer installed in 1997.

LPG fired. Feeds sheds B and C.

• No.3 Dryer (20 TPH rate for malting barley). Cimbria dryer installed in 2008.

Equipped with 2 wet bin silos (500 tonnes each). LPG fired. Feeds sheds D,E

and F.

• No.4 Dryer (12 TPH rate for malting barley). Cimbria dryer installed in 1987. Gas

oil fired. Feeds sheds D,E and F.

anciLLary BuiLDinGs & office accommoDationThe office building at Meadow Stores is a single storey building of brick

construction and benefits from ample parking. It includes an entrance hall, open

plan office, two boardrooms, management office, kitchen, WCs and storage

rooms. The adjoining prefabricated building includes a laboratory, weighbridge

office, site manager’s office, WC and kitchenette. There is a secure site workshop

and two weighbridges with sampling gantries.

LOT 2 - CHARLESFIELD GRAINSTORE, ST.BOSWELLS, SCOTTISH BORDERS

Location & DescriptionCharlesfield is located on the south side of St Boswells in the Scottish Borders. The A68 lies about 500 metres to the east which provides direct access to Edinburgh (40 miles) to the

north and Newcastle (65 miles) to the south.

The site extends to about 5.60 hectares in total and forms part of a larger industrial estate accessed directly off a minor public road. This extensive facility comprises both silos and

flat shed storage with capacity for c. 57,500 tonnes,

associated grain drying and handling plant and office /

laboratory accommodation.

Adjacent to the site is a separate area of ground

extending to about 0.8 hectares that could be utilised as

part of the grain operations or an alternative use subject

to securing the necessary planning consents.

Grain DryinG & HanDLinG Charlesfield is serviced by three grain dryers with a combined drying capacity of 45 TPH on

the basis of typical moisture rates. All three dryers are equipped with computerised control

systems. The associated elevators and conveyors can operate at 60 TPH.

• No.1 Dryer (15 TPH rate for malting barley). Cimbria dryer installed in 2012. Equipped with

direct intake and pre-cleaner. LPG fired. Feeds sheds 1, 2 and a selection of silos.

• No.2 Dryer (15 TPH rate for malting barley). Cimbria dryer installed in 2012 (reconditioned).

LPG fired. Feeds shed 2 and the silos. Dryers 2 and 3 share and intake pit and pre-cleaner.

anciLLary BuiLDinGs & office accommoDationThe office building at Charlesfield is a large portacabin which houses the laboratory, offices

and weighbridge controls. There is a 50 tonne weighbridge with a sampling gantry adjacent to

the office. An additional smaller portacabin is used for staff breaks. A new purpose built site

workshop was erected in 2018.

LOT 3 - SWARLAND GRAINSTORE, MORPETH, NORTHUMBERLAND

Location & DescriptionThe site extends to about 4.31 hectares in total and is

entered via a gated bell mouth entrance off a minor public

road. It is located 7 miles south of Alnwick, 300m off the

A1 giving excellent access to Newcastle (28 miles) and

further south via the M1. Transport links to the north are

good with direct access to Edinburgh (93 miles) via the

A1.

The site comprises two adjoining sheds providing

capacity for c.41,600 tonnes, associated grain drying and

handling plant and office / laboratory accommodation.

Given the scale, adaptability of the buildings and its

proximity to the A1, the site may offer potential for

repurposing for alternative uses subject to securing the

necessary consents.

stores & capacityThe complex is serviced by an extensive concrete

forecourt utilised for temporary wet grain storage with

a perimeter route continuing around the buildings. Both

sheds were built in 1985/86 and are of steel portal

frame construction under pitched fibre cement roofs.

Internally, they have purpose built grain walls (4 metres)

with timber boarding above, aerated concrete floors and

central conveyors. The western end of shed 2 has greater

aeration volume for storing oil seed rape.

Grain DryinG & HanDLinG Two Cimbria gas oil fired dryers were installed in 1985/86

and are capable of drying up to 20 TPH when handling

grain of an average moisture. Each dryer has a separate

intake pit and both are equipped with pre-cleaners and

dust extraction systems. Both dryers are connected to

both sheds.

anciLLary BuiLDinGs & office accommoDationThe office at Swarland is a pre-fabricated single storey

building which houses an open plan office, laboratory,

WC, and the weighbridge controls. There is a weighbridge

and sampling gantry adjacent to the office.

teLecommunications mastThere is a mast located in the north western corner of

the site. The initial lease term has expired and the tenant

is currently holding over at a rent of approximately

£4,750 per annum.

Location & Description The site extends to about 1.43 hectares in total and is entered via a short access road off a minor public road. It is easily accessible from the A90 (2 miles) to the north which provides

direct access to Dundee (13 miles) to the east and Perth (12 miles) to the west.

Errol Granaries comprises three adjacent sheds providing capacity for c.25,300 tonnes, associated grain drying and handling plant and office / laboratory accommodation.

The property is identified within the Local Development

Plan as within the Settlement Boundary for ‘Errol Airfield/

Grange’, and the main policy relevant to the potential

development of the site is Policy 8: Rural Business and

Diversification which gives favourable consideration to the

expansion of existing businesses in rural areas subject to

set criteria. In light of this and given the adaptability of the

buildings and its proximity to the A90, the site may offer

potential for repurposing for alternative uses subject to

securing the necessary consents.

roofs. Internally it is equipped with grain walling and three

equipped with 12 aerated floor fans, a central conveyor

(60 TPH) and overhead gantry.
