Splish splash! After an extensive repair and refurbishment project, The Meadows 3 swimming pool has been re-opened for residents’ enjoyment. During the planned annual swimming pool maintenance carried out earlier this year, our team noticed some major issues that required rectification. The ECM technical team and specialist contractors were consulted and we determined that the swimming pool required complete re-tiling and waterproofing as well as rectification to leaks in both the skimmer line and inlet pipe.

Smooth roads The internal community roads across The Meadows are much smoother now. In September an RTA approved contractor studied every metre of road across Emirates Living and completed a thorough study of deterioration, potholes and other asphalt issues. The most severely affected areas have been repaired and we will review the full report to determine plans for future asphalt requirements in the next few years.

Did you know?The major contributing factor to severely damaged asphalt was water run-off from car and carport washing within private villas. Every action counts and we request resident co-operation and support to change these practices.

Please do not use any hoses without a cut-off valve and make sure your car is washed with a bucket and cloth rather than by spraying with a constantly running hose. Likewise, save water and reduce run-off by sweeping carports and interlock with a broom rather than washing down with water. Your help will not only save the community money but help the local environment by saving water.

New and improved playgrounds on the wayWork has commenced on the construction of three completely new playgrounds and the refurbishment of twelve existing ones in The Meadows.

The new play areas, which are being developed based on resident feedback and after review with Interim Boards, will add value to Meadows 1 and 5, two communities that previously lacked any facilities. Locations for the new playgrounds are Meadows 1, Street 8 and Meadows 5, on Streets 2 and 3 respectively. The grassy area in Meadows 1, Street 1, opposite Street 3, will also be fenced off to enhance children’s safety.

Meanwhile, the existing playgrounds in Meadows 2, 3 and 6 (Street 4), along with those in Meadows 8 and 9 (Streets 12 and 13) will be completely refurbished with some removal of interlock to allow larger, safer play areas. We will also be replacing all the existing equipment, which no longer meets expected standards due to age. In Meadows 4, we will be adding a swing set to the existing park.

The replacement equipment is being ordered from the USA and Denmark and meets the highest international safety standards and guidelines for children’s play equipment.

Lush LandscapingShrubs and irrigation polytubes are being replaced across all nine Meadows communities and already the freshly planted shrub beds are boosting community aesthetics and leading to a lush, green feel along the roads.

Over 36,000 new shrubs are being planted to replace aged and poor performing ones, which had reached the end of their lifespan. We’re also filling gaps in hedges. Our service provider is replacing 40,000 linear metres of irrigation polytubes, to ensure efficient operation of the irrigation system and reduced incidents of broken or leaking tubes. Shrub plantation is being carried out in phases and project completion is scheduled for late December 2013, after which we will carry out snagging and replacements of any plant mortalities.

In other landscaping news, the final 67 Damas trees that remained in the common areas of Meadows 1 and 2 have all been removed and replaced with Delonix regia and Neem trees, which match the existing Meadows landscaping design.

With the beautiful winter weather we are all spending more time outdoors and so, unfortunately, are some unfriendly flying insects. But we at ECM, along with specialised integrated pest management companies, are working hard to control and eliminate any pest infestations in the common areas.

The lakes in Emirates Living are saline and therefore mosquitos are unlikely to breed in these waters. In addition, they are home to ‘Wadi Fish’, which were introduced a few years ago. The fish provide a natural pest control mechanism as they feed on insect larvae, thus preventing the insects from breeding and growing in number. Nonetheless, our service provider conducts frequent inspections across all areas of the community, including the lakes, to locate hot spots and treat problem areas with approved pesticides that are not harmful to humans, plants or pets.

Most often, mosquito infestations are traced to stagnant water inside private property such as swimming pools, water features, fountains or puddles from broken irrigation systems that have not been maintained. Individual villa owners are encouraged to carry out frequent inspections within their property and appoint a private pest control company to conduct routine maintenance to prevent any pest infestations which could affect the community or the neighbours!

As part of our continuing efforts to provide you with improved management services, we have introduced a ‘Move In/ Move Out’ policy and procedure within the Meadows community. The objectives of the policy are to ensure:

• Smooth access into the community for new residents

• Current contact information for all residents is kept up to date

• Information is available on assistance required for any residents

with special needs, in cases of emergency evacuation

• Site supervision of any move (in or out) takes place, to ensure that

any damage that occurs in the common areas is recorded and

rectified promptly

• If you are leasing your unit, kindly inform your tenant and or real

estate agent about the policy, to avoid last minute disruptions and

ensure your tenant’s smooth entry to the community

Below is a summary of the market performance of your community from 1 January to 30 September 2013, provided by Hamptons International.

For the period of January to September 2013, the value of transactions within The Springs and The Meadows communities amounted to AED 1.77 billion, and for The Lakes amounted to AED 581 million. The month of June 2013 recorded the highest transaction values, with The Springs and The Meadows communities at AED 261 million and The Lakes at AED 80 million, bringing the total to AED 341 million.The average price per transaction for the period of January 2013 to September 2013 within The Springs and The Meadows communities amounted to AED 3 million, and within The Lakes community it amounted to almost AED 4.1 million per transaction.

Recently, the air was thick with anticipation at the The Address Montgomerie’s Driving Range, which played host to one of Emirates Living’s flagship community activities – The Halloween Event.

31 October always brings out the best in people’s creativity and this year was no exception as more than 3,000 residents of Emirates Living, including many ghosts, ghouls, pirates, pumpkins, zombies and pirates, drifted down to the venue for some gory fun.

There were activities for all the children and the longest queues were at the haunted house maze, complete with spooky l ights, scary ghosts, misty smoke and ominously scary sound effects.

The younger witches and wizards were also entertained with a wide variety of less scary activities and many thoroughly enjoyed the arts and crafts projects, the dart throwing contest and other tests of skil l and accuracy. The highlight of the evening for many was the costume contest, with different categories for everyone ranging from the cutest baby participant, to the most creative costume, and the scariest outfit. Finalists were selected over the course of the event by the judges and received a sticker entitl ing them to parade on the stage for the final selection and prize giving.

The winners were awarded ghostly ‘Oscar’-style trophies. After the festive fun had finished, the adventurous ghouls, goblins and gargoyles retreated into the shadows, only to mysteriously reappear in their communities, going from door to door of participating vil las for some good old fashioned trick or treating. Many vil las were fantastically decorated and pumpkin lanterns were glowing all about.

Now, the costumes have been hung up and the pumpkins have been composted, hopefully with one or two seeds saved to be planted in time for next year’s fun!

ECM at Cityscape Global 2013This year was another exciting first for ECM – we participated at Cityscape Global with our very own stand – and we stood out as the leader in our field in terms of community and association management.
