We pay bulk pr ices for our const r uct ion mater ials as wel l . Because we buy so many mater ials l ike f loor ing, appl iances, car pet ing, and mor e, local suppl ier s give us the lowest avai lable pr ices for al l of the things older houses need to feel r ight again. Addit ional ly, we own a H ei l dealer ship and buy and instal l new fur naces at cost .

property vacant than burden

it with a poor tenant. A bad

tenant means property

destruction, non-payment,

eviction, abandoned animals

-- you name it, we?ve seen it.

The following is our exacting

tenant placement criteria:

- Income must be at least

three times greater than

rent.

- Employment must be

verif ied, income must be

proven.

- Credit score must be 550

or greater.

- Debt payments must be

less than 35% of income.

- All other bil ls must be paid

(an applicant who doesn?t

pay phone bills isn?t going to

pay rent).

- No felonies, period. A

moving or parking violation

is OK, but an applicant who

did time for armed robbery

is never going to set foot in

a Midwest Equity Partner

house.

- As of 4/1/2015 we won?t

accept applicants who?ve

had prior evictions.

- The applicant?s past two

landlords must give a

positive referral (their

current landlord may give

the applicant a glowing

review because they want to

get rid of a deadbeat -- the

prior landlord has no such

incentive, and will be

honest).
