A few months ago, one of my clients recentlycame and asked me to negotiate for a flat on hisbehalf. I gave the developer a call. I started as youwould expect, to talk about how slow the marketwas and how my client was interested in buying aflat in his project. I asked about how muchdiscount my client could get. I was expecting adecent discount, instead of which I was offered ameasly 0.5%! Despite pulling every trick in thebook, I could get him to offer any more. This iswhat seems to be happening in many places,particularly in Gujarat.

People worry about a property crash, likewhat we saw a few years ago. I do not see thathappening this round. Yes, there is an oversupply.Yes there is less demand. Yes 15% of flats areunoccupied. But, there is one major differencethis time – the developers seem to be having a lotmore holding power than they did last time. Sowhat has happened is that the developer is not ina position where he has to offer significantdiscounts to sell a property, he just decides to notsell until he gets a better price. As a result, you arenot seeing prices crashing like last time, justdipping or holding stable.

Recently I hosted an event for some of ourclients where I set out my views for peoplewanting to buy property in India. My opinion isthat unless you intend to settle or live in India in

the next 5 years or so, it would be better to buyland rather than a flat. My reasons for this aresimple. Flats require maintenance and lookingafter and meter starts running on your runningcosts. Also, I cannot see the oversupply of flatsand unoccupied flats being absorbed for the next2-3 years, maybe more. In addition, a largenumber of investors have bought flats on awholesale basis, i.e. bought in bulk afternegotiating very good discounts with thedeveloper, and of course these flats have to comeon the market at some point for the investor tofree his funds.

Buying land on the other hand, for me, is amuch safer bet. One, it is much more affordable.Two, land is less susceptible to drops in value.Thevalue of land is more dependent on theinfrastructure and development on it, and thelocal demand around it. When roads, water andpower are added to land, its value increasessubstantially, irrespective of the state of theproperty market.

Of course there is also a difference in therisks and process of buying land as opposed toflats. The right paperwork is vital. Ensure thatyou have a lawyer with the right expertise checkout the land for the right titles, plans andpermissions. We have our own in-house legalteam to do this for our clients. If you are buying

a flat, check the agreements in particular foradditional charges, delays in completion, lock-inperiods and restrictions on sale.

Finally, there is the question of exit. Buyingproperty as an investment is no good unless youcan sell it. How easy will it be to sell the property?As I mentioned above, the current market forflats is quite stagnant, there is not much turnoverin the market. Land on the other hand, should beeasier to sell, especially if it is in the right locationwith a lot of economic activity around it. A classicexample is Sanand, just outside Ahmedabad.Sanand was only put on the map because of theTata Nano factory. Since then, the land in thearea has gone up multi-fold. If you were luckyenough to have bought early in this area, you willhave seen a very healthy return on your purchase.

To close, my recommendation is to buy landrather than flats. For the next few years, you willsee better returns, fewer outgoings andmaintenance, an easier exit.

How often do we feel the pain of beingrejected, especially after it may havetaken a lot of courage to express yourinterest in an ideal partner? Howequipped are you to handle this and moveon with your head held high withoutletting it impact on your confidence andself esteem? And finally are you reallysending out the right signals and beingyourself in order to attract who youdesire?

Rejection is often one of the products thatcome along with dating and finding yourlife partner. It is sometimes moremagnetised when there is pressure fromthe family to get married. It’s about beingable to take constructive feedback and nottake it personally. Most of us aren’t asthick skinned to completely ward off theeffects of rejection; after all we are onlyhuman. Therefore, when one person tellsanother that they are not a good match,politely or otherwise, we can’t help feelthe pinch of rejection.

It is important to address any pain you feelbut dwelling on the situation will only makeyou feel worse. Rejection hurts, so its goodto embrace it, face it, fix it and move on!Always remember that the world is hugeand the right person is out there for you.Having that positive sense of belief tells theuniverse that you have faith in it and willmake your dreams come true faster thanyou can imagine!

Be grateful instead that you discoveredearly on that the person was not the rightmatch and keep that self-belief that yourperfect partner, be it your soul mate orcompanion is around the corner. Keep upthe momentum and don’t give up. It isextremely important to stay positive andkeep smiling throughout this process. Ifyou end up feeling defeated, feel like givingup or even get depressed about the situationyou will not be helping yourself. Try not toentertain those negative thoughts and flip itinstead to come up with positiveaffirmations. Stand in front of the mirrorand be completely content with yourself. Ifyou love yourself no matter how othersperceive you, you will naturally attract the

ideal partner. How can you love somebodyelse fully if you don’t learn to accept andlove yourself first? Repeat out loud thatyou are confident you will meet somebodysoon.

The universe works in mysterious ways: aneffective way to attract what you want inlife is to create a vision board.
