ITEMS THAT REQUIRE AN ARC AND A $1000 SECURITY DEPOSIT

ACCESSORY STRUCTURES – REAR OR SIDE ONLY Other structures placed on the home site shall be compatible with materials, architectural style and colors of the dwelling and shall be governed by the ARC and building codes. Height, size, location, and setbacks, if not governed by the building codes, shall be determined by the ARC on a case-by-case basis. All rear structures shall not be visible from the roadway. Not allowed: temporary structures including but not limited to gazebo, trailer, tent, shack, garage, barn, or any other such buildings are not permitted on any Lot this includes side yard structures.

DRIVEWAYS AND ENTRY SIDEWALKS An ARC request is required. Depending on the scope of the request then the $1000 security deposit would apply. Driveways and entry sidewalks are either concrete or approved pavers. See paver examples on Milano Neighborhood Association.

Widening of the driveway will not exceed the outer edge of the garage wall, it can be concrete or paver with a maximum of two (2) feet. A City of Venice permit may be required to insure no obstruction to the drainage flow to the impervious on each side of the garage door. Driveways, entry sidewalks and entries are constructed of concrete, but concrete replacement with pavers is allowed on single family homes. If replace with pavers is requested for a Villa home, both Villas must have the identical color and pattern for consistency. Both homeowners must agree to make the change to pavers, if not, the driveways must remain concrete. Each request will be considered on a case-by-case basis. Steppingstones, approved pavers, or sod can be added next to the driveway. They cannot extend past the outer edge of the garage with a maximum of two (2) feet on each side of the garage door. Steppingstones can be approved pavers, round or square cement stones or flagstone in nature. Not Allowed:

• Asphalt, gravel, shell, stones of any type, poly pebble. • Top coatings including stain, paint or stamped/applied concrete products. • No concrete pads allowed on the sides of home. Exceptions are:

generator pad, pool equipment pad and approved retaining walls. Driveways and entry sidewalks are to be kept clean from stains, mold, and weeds. The resident is responsible for cleaning driveway and the residence entry sidewalk. If not properly maintained the HOA will have the pressure cleaning done and pass the expense onto the homeowner. Driveways and entry sidewalks can be sealed using a clear non-slip satin finish sealer. No ARC is required to apply. This can be applied by the homeowner or a professional paint/sealer company.

REAR YARD AND REAR YARD PATIOS An ARC request is required for all alterations to the rear yard. A $1000.00 deposit will be required if the irrigation is affected. The rear yard of your property is to comply with all guidelines that relate to the front area of your home. That includes landscaping guidelines, mowing, trimming, weed control and plants from the approved plant list. Rear Yard Patios

A rear yard patio is defined as an area of either concrete or approved pavers that are outside of your covered lanai. A rear yard patio can be of various sizes and locations in your rear yard, except for the Villas where this location must be attached to the existing lanai and home to ensure the contracted HOA Landscape Company will be able to maintain the yard. An ARC request must be submitted for any changes to the back yard. Items to include with Rear Yard Patio request:

1. Surveyed site plan. 2. Diagram of proposed alteration. 3. Installation companies’ credentials. 4. Neighbor access form. 5. Certificate of Liability from Installer.

Not Allowed: Fruit Trees and Bird Feeders as they attract rats and other unwanted wildlife. Barbecue Grills and Hard Surface Additions An ARC request is required to add a hard surface for the BBQ grill. BBQ Grill use must comply with NFPIA 1, Fire Protection Code, 2009 edition, Chapter 10.11.6 or as revised by State Fire Marshall. BBQ Grill under covered or extended lanai is allowed per code 9 as of 02/05/2015.

• BBQ Grill may be used and stored outside the lanai area, providing it is stored on a hard surface in the rear of the home only.

• If a permanent gas line is connected to the grill, this will require a permit from the city of Venice to connect it and it must be professionally installed.

• The grill must be placed in a manner that will allow lawn maintenance in the Villas.

BBQ Grills not in an enclosed lanai must not be visible from the neighboring properties; this can be achieved by using plants from the approved plant list. For information regarding fire pits, see the section on Fire pits. REAR SCREEN ENCLOSURES/EXTENDED LANAIS An ARC request is required for all screen enclosures and lanai extensions. A $1000.00 security deposit is required for the lanai extensions which is refundable upon successful completion of the work.

Existing rear non screened lanai will require ARC approval to be screened in. NO Fee required for this specific request. A deposit is required if enlarging the lanai. To be included in the ARC request:

1. Surveyed site plan indicating location of structure. 2. Rear elevation indicating attachment to home, dimensions, and type of

structure. 3. Specification sheet for cage. 4. Access form signed by neighbor(s). 5. All cages must be bronze. 6. Perimeter landscaping is required to buffer lanai extensions. A drawing

reflecting buffer with landscape plants from the approved list. 7. Certificate of Liability from Installer.

Landscaping from the approved plant list required to buffer/shield lanai. If on conservation area or no neighbor to the rear of the home, not required on the rear of lanai. All others approved landscaping required on all three sides of lanai.

Not allowed: • Vinyl in place of screen. • Glass in place of screen.

SOLAR PANELS An ARC request is required for solar panels. Depending on the complexity of the installation the ARC will decide if the $1000.00 deposit is required. Items needed in request:

1. Surveyed site plan. 2. Installation Companies credentials. 3. City of Venice permits. 4. Neighbor access form. 5. Diagram of installation with location on building. 6. Certificate of Liability from Installer.

Solar panels and piping shall blend aesthetically and architecturally with the roof of the home. The HOA preference is that placement be on the rear facing roofline only. Federal Standards prohibit making this mandatory. Approvals will be granted on a case by case basis.

SWIMMING POOL/HOT TUB/SPA An ARC request is required for adding a Swimming pool, Spa, or Hot Tub.

A $1000 security deposit is required and will be returned upon successful completion of installation. To be included in the ARC request: 1. Surveyed site plan indicating location of pool, cage and pumping equipment. 2. Rear elevation indicating attachment to home, dimensions, and type of cage. 3. Access acknowledgment form signed by neighbor(s). 4. Perimeter landscaping is required to buffer pool cages; plants from approved plant list. 5. Pool equipment must have location illustrated on drawing submitted. 6. City of Venice permits.

7. Certificate of Liability from Installer. Any swimming pool or Spa to be constructed must comply with all applicable building codes accepted by the industry for construction and must be contained within the home’s bronze-colored screened lanai.

• All lighting shall be designed as not to interfere with activities at surrounding residences lanai nor spill over lighting onto the neighbor’s property line. (This includes up lighting).

• Pool equipment must be buffered from view using plants from Approved Plant List or Tongue and Groove 4’ tan vinyl fence.

• If approved fencing is used, front of fence must be buffered with plants so as not to be seen from the street.

• Pool/spa equipment cannot be located directly in line with a neighbor’s lanai or window.

• The pool or Spa overflow pipe cannot be directed towards a neighbor’s yard.

• Plywood must be laid down in the road to prevent damage by equipment. Thorough photos will be taken of the road as part of the ARC request (all sides/sections in front of residence) before construction begins and put on record with their request. Photos will be taken during and after construction as proof of damage or no damage. Any damage to the road is the responsibility of the homeowner to repair.

Small temporary children’s pools are allowed. In ground or other Spas/Hot Tubs must be contained within the screened lanai. Above ground pools are prohibited. All water features must be in the rear of the property.

******************************************************************************************** ITEMS THAT REQUIRE AN ARC REQUEST BUT NO FEE OR DEPOSIT BACKUP EMERGENCY GENERATOR An ARC request is required for a Backup Emergency Generator. Generators are to be used for emergency only when commercial power is not available. Generators may be operated once a week for test and maintenance purposes but for no longer than 15 minutes and only on weekdays between the hours of 10:00am and 2:00 pm. To be included in the ARC request:

1. A surveyed site plan indicating location of generator. 2. Drawing reflecting unit 5 feet from any window and 10 feet from a

neighbor’s residence. 3. A drawing reflecting buffer of generator with landscape plants from the

approved list, plants must be on two sides of generator. Most important, plants should be blocking it from street view.

4. Generator information and specifications sheet. 5. Decibel level clearly marked on manufacturer’s document submitted. Can

be no greater than 72 dB(A) at full operating load from 23’. 6. The City of Venice permit is required. 7. Certificate of Liability from Installer.

Any changes to the plan originally submitted must be sent back to the ARC for review and approval. Landscaping from the approved plant list required to buffer/shield generator from street view and neighbor. Deviations to this requirement determined solely by the ARC site visit, based on available space to lot line.

EXTERIOR COLORS An ARC Request is required for all repainting of homes. Exterior Painting Plan Form required (see examples and form on Milano Neighborhood Association website). The ARC shall approve all exterior colors for the single-family homes as well as the Villas. This also applies to color of shutters, exterior walls, trim and doors. Homeowners must submit an ARC Request for the color from the approved 14 color schemes; see examples on Milano Neighborhood Association website.

Pavers for driveways and sidewalks will require ARC approval and will be selected from examples on Milano Neighborhood Association website. Decorative Stone added to an existing home will need ARC approval; see examples on Milano Neighborhood Association website. The Villas will be painted as part of the HOA fees and the colors will be approved by the ARC; see examples on Milano Neighborhood Association website. No ARC approval is required for repainting the lanai or entry of the home unless there is a change from the original color. EXTERIOR LIGHTING An ARC request is required for changing or adding Exterior/Landscape Lighting. Exterior Lighting All exterior lighting should be down or area lighting. All lighting sources should be white (no colored lights). Addition or replacement of Coach Lights and Lamp Post replacement requires ARC approval; see examples on Milano Neighborhood Association website. Not allowed:

• Non-shielded spotlights/motion detector lights. • Lighting casting upon or into the conservation area. • Lanai lighting casting beyond resident’s boundary line. • Colored lights are not allowed except during holidays. • Staked lighting/non staked lighting to include but not limited to

shapes, figurines, flashing, moving flame. • Lights placed along the border of the conservation area and/or lights

shining directly into/upon the conservation area. Only the above-mentioned lights shall be attached to the exterior of the residence. Landscape Lighting Tree up lighting is allowed in front landscape areas and should be concealed within the shrubs. No spillover on neighboring property should occur. Residents that live on corner lots may add up lighting to the side of the house opposite their adjacent neighbor’s residence (bollards are excluded). The lighting shall meet the following criteria: 1. Light bulb must be white in color. 2. Light bulb can be no greater than 15 watts

3. No spill over on adjacent properties. * A site visit may be required prior to approval. Solar or low voltage Bollards (staked lighting) are allowed: 1. From driveway to covered entry, along the walkway only. 2. Maximum of 10 bollards. 3. Light bulb must be white in color. 4. Light bulb can be no greater than 15 watts. 5. Maximum of 18 inches in height. 6. The bollards (staked lighting) must be removed for a major wind event as well as by seasonal residents who will be away.

EXTERIOR MATERIALS AND FINISHES Exterior materials, trim and detailing reflect the chosen architectural style of the homes in Milano. Homes have a cementitious finish which is acceptable as an exterior material. Architectural detailing enhances the character. Allowed:

• Trim and materials per architectural style. • Aluminum soffit and fascia in Musket/Bronze color.

Not Allowed:

• Horizontal/vertical siding. • Exposed galvanized or reflective anodized trims. • Awnings.

FENCING An ARC request is required for adding fencing (see examples on Milano Neighborhood Association website). To be included in the ARC request:

1. Surveyed site plan indicating location of fence. 2. Installer’s proposal; specifying material type, color, style, and diagram of

install. 3. Drawing of landscaping to be used, noting plant names (from approved

plant list). 4. Certificate of Liability from Installer.

Fences are permitted on single family homes except lake front/lake view properties.

Fences may not restrict access to dedicated easements, utilities and their above and below ground appurtenances. No fences are permitted for the Villas. Fencing can be started no less than 30’ back from the front corner of the house on all homesites; front corner is defined as the corner by the homes front door. Fencing must not obstruct the flow of water in the drainage valley between homesites, the ARC can on a case-by-case basis set contingency of approval requirements for fencing to be off the property line or raised to allow for water flow in the drainage valley. No fence should ever be placed in the bottom of the drainage valley. Landscape will be required to minimize and soften the appearance of ALL fences from the road. On a corner homesite or homesite that abuts a common area, side yard and/or rear fencing must be placed a minimum of 5’ behind the property line. Landscaping is required to be installed and maintained on the outside of the fence (street side/common area side) to minimize the impact of the fencing. 50% of the total fencing must be fronted with landscaping; ARC can determine less or more dependent upon house position on the lot. For the only approved fence materials see the example on Milano Neighborhood Association website. Also allowed electric dog fence with starting point the same as stated above. No landscaping required for electric dog fence. Tongue and groove, 4’ high, tan (non-textured) vinyl fence is approved for an area around pool pump and pad only. All fence requests must have ARC approval prior to installation.

FIRE PITS An ARC request is required for Fire pits. A recreational fire includes a fire in a warming type of container and includes but is not limited to a Chiminea, fire table, fire bowl or other similar devices (containers). The device that contains the fire can be either permanent or mobile. If the container is permanent this will require a permit from the city of Venice to connect it and it must be professionally installed. The following are the ARC approved fuels for recreational fires in warming type containers: liquified petroleum gas or natural gas only. Fire pits must adhere to the following:

• All fires must be in some type of container and used within an extended lanai or patio.

• The device (container) cannot exceed three feet in diameter and two feet in height.

• Must be located a minimum of ten feet away from any structure or combustible material.

• All fires must be continuously supervised by a competent person of at least 18 years of age until the fire is extinguished.

• A fire extinguisher must be available, and knowledge of use is required. • Recreational fires are allowed between the hours of 10 a.m. and 11 p.m. • Homeowner assumes the responsibility of the risks associated with having

and using a fire pit/table. • The above applies to all villas and single-family residences.

Sarasota County Open Burn Ordinance 54.116 regulates recreational fires.

FRONT ENTRY DOOR/SCREEN DOOR ARC request is required for any alteration/replacement of the Front Door as well as adding a screen door. There is no Fee required for Front Door or Front Screen Door addition or modifications. To be included in the ARC request:

1. Name of Vendor doing the work. 2. Description of item to be installed. 3. Picture of item to be installed.

• Front Entry Doors may be modified to have a glass insert added. • Standard Screen Doors may be added but must be bronze in color only. • Retractable Screen Doors are allowed if they match the color of the entry

door frame of the home, either Bronze or White. • No enclosure or material of any type shall be added to the front covered

entry.

FRONT ENTRY EXPANSION An ARC request is required.

Any request for additional concrete or paver areas in the front yard, landscaped area or front of home must call for the total area to be less than 48 square feet in size and must be connected to the home or existing covered entry area. Concrete must be matching color of the existing front entry concrete area or pavers that are aesthetically pleasing to the home color scheme. If concrete is textured it must match the front entry texture.

Any modifications to the front of the house must be aesthetically in harmony with the individual property and neighboring properties and may be considered for approval. Prior approvals do not mean automatic approval of a request. Request will be decided on a case-by-case basis.

ARC approval will require landscaping to shield the Front Entry Expansion.

To be included in the ARC request: 1. Surveyed site plan indicating location. 2. Perimeter landscaping is required to buffer front entry expansions. A

drawing reflecting buffer with landscape plants from the approved list.

Not Allowed: • Detached from the house. • Placement in the middle of the lawn. • Any materials other than concrete or pavers. • Stamped concrete or stained/ painted any other color than white to match

front entrance. • Screened enclosures, sunscreen/awnings, barbeque grills and umbrellas

are prohibited on the Front Entry Expansion. • No enclosure or material of any type shall be added to the front covered

entry.

GARAGE DOORS An ARC request is required for garage door replacement. Garage Door must be of the same design of the original installed on the home. Items required with ARC Request:

1. Surveyed site plan. 2. Picture of replacement door. 3. Installation companies’ credentials. 4. City of Venice permit.

Garage Doors are based on the architectural style of your home. Garage Doors are always to be kept closed, except when in use and during reasonably limited periods when the garage is being cleaned or when other activities are being conducted which require the doors to be open. Not Allowed:

• Translucent fiberglass garage doors. • Gaudy garage door details that draw attention. • Painted designs on garage doors. • Garage door Screens. • Windows in the Garage Door of Villa homes.

HOUSE NUMBERS House numbers must be visible from the street. The house numbers style on your home are the only approved such numbers. If the style is no longer available an ARC request must be submitted for approval of the replacement. No Fee is required. The ARC will attempt to assist in finding similar numbers that fit the overall aesthetics of the neighborhood.

HURRICANE SHUTTERS An ARC request is required for all type of hurricane Protection. No Fee required. Windstorm Protection Form required (see examples and form on Milano Neighborhood Association Website). Approved Hurricane shutters:

• Builder Installed Metal. • Accordion Shutters (Bronze, Beige, Ivory). • Roll Down Shutters (Bronze, Beige, Ivory). • Clear Panels. • Storm Catcher Screen on front or side of house (Bronze, Beige, or Ivory). • Storm Catcher Screen real lanai only (Bronze, Beige, Ivory or Black on

rear lanai). All installed products must meet state hurricane requirements. ARC approval is required to replace Builder Metal Hurricane Shutters. Hurricane shutters/screens may not be installed prior to a storm warning being issued by an appropriate governmental authority. They should be removed no later than seven days after the storm event. Only exception is roll down hurricane screens on rear lanai. Not allowed:

• Plywood or other wood products. • Any other material that is not on the approved list.

LANDSCAPE An ARC request is required to make major changes to installed landscaping of the property. That includes expanding the existing planted

beds, completely changing design and tree removal that may require irrigation modification. NO ARC request requirement to put in plants from the approved plant list in your existing plant beds, unless you are decreasing the number of plants. Replacing a tree/palm with like tree/palm or another tree/palm from approved list requires an ARC request. No fee required. It is noted that a city of Venice Permit is required to remove a street tree (tree in the front yard put in by the builder); no permit is required for Palm Tree removal. There are five trees that were allowed to be planted as street trees as part of the Milano Landscape Masterplan. These trees are: Live Oaks, Red Maples, (2) Sabal Palms, Southern Red Cedar and Blanchard Magnolia. If one of these street trees are removed, they must be replaced with one of these five trees listed above. If the removed tree is required by the approved master landscape plan, then it could become a code enforcement issue with the city of Venice. The Code Enforcement Board does have the ability to levy fines. Remove at your own risk. (See Article 9.09 Declaration of Covenants) All plantings must be from the approved plant list. The approved plant list is available on Milano Neighborhood Association website. Allowed Edging is Permaloc bronze in color as well Vigoro brown Eco Border L shaped, black plastic edging with rolled top and Vigoro Premium Brown Composite Edging. Approved mulch for single family homes is shredded dark brown or 3-inch pine bark nuggets. Colored mulch is not allowed. Villas are under contract with a landscape company and mulch is replaced per contract schedule. Boulders, defined as a stone that needs to be lifted by several people, may cover 10% of the garden area with the remainder being landscaped. A maximum of three boulders are allowed. Lawns and plant beds need to be neat, trimmed and weed free. Not allowed:

• No Birdbaths, water features, birdfeeders or decorative items are allowed in any of the planted areas or front of the home, defined as the area that can be viewed from the street.

PLAY EQUIPMENT An ARC request is required for Play Equipment. No Fee required. Permanent Play equipment will be placed within the building setback lines at the rear of the property and must be landscaped to help minimize the visual impact of adjacent property owners and from public street view. Plants must be from the approved plant list. Swing sets and play equipment should be kept 15 feet from the house and should not exceed 8 feet in height. All basketball hoops must be portable and stored in the garage when not in use. Permanent Basketball hoops are not allowed. RETAINING WALLS An ARC request is required. Any type of landscape/retaining walls needed for structural issues or water runoff mitigation must be reviewed by the ARC prior to any work beginning. Size and materials are to be consistent throughout the community and meet ARC approval. Modifications should be constructed to have the least impact on the neighbors and in keeping with the overall aesthetics of the community. The retaining wall must be professionally installed by licensed contractor and instances to blend with home or already paved driveway. See approved examples on Milano Neighborhood Association website.

RETRACTABLE AWNING/SUNSCREEN An ARC request is required for Retractable Awnings/Sunscreen. The Retractable Awning/Sunscreen must be within the screened Lanai or Pool area. The housing of the product must be either Bronze or Beige in color. If the product is fitted with LED lights, no spillover to neighboring property/ conservation area may occur.

ROOF REPLACEMENT An ARC request is required for roof replacement. Replacement due to storm/hurricane. This section is to inform all residents that in case of a destructive wind event such as a tornado, hurricane, or any other type of wind event where damage has occurred to your roof. The only requirement as far as the HOA is concerned is that the materials used for the repair or replacement be the same as originally installed unless that product is no longer available. You would then need to procure a replacement product as close to the original as possible. The product and color used on all roofs in Milano is: Boral, Barcelona 900, New Southern Blend. Material is to be barrel tile. Color to be selected from one of the Milano Tuscan Exterior Color Schemes found on the Milano Neighborhood Association website. Not allowed:

• White, grey, red, green, blue. • Shingle. • Panel metal roofing material.

SATELLITTE DISH An ARC request is required for installation of a Satellite Dish.

1. The Satellite Dish must be less that one meter or 39.75” in diameter. 2. The Satellite Dish cannot be viewed from the street unless the FCC signal

cannot be found at the rear of the property. 3. The Satellite Dish cannot be mounted to the roof of the house or the drip

edge. 4. The Satellite Dish must be landscaped to shield it from street view; type of

landscaping to be taken into consideration to not block the signal.

WATER SOFTENER An ARC request is required if an exterior canister will be mounted.

WINDOWS/SLIDING GLASS DOORS ARC request is required for replacing existing windows and sliding doors. To be included in the ARC request:

1. Proposed location of replacement windows/sliding doors. 2. Must be bronze framing on the outside. 3. Design layout from company doing the work. 4. Insurance information from installing company. 5. Survey site plan. 6. Proof of City of Venice permit. A variety of window types and styles, such as single hung or double hung are acceptable. Materials may include aluminum or vinyl. Window color will be bronze facing on the outside of the home. Shapes of the windows are based on the original windows installed on the home. Window Grid is required at the front elevation. Not Allowed:

• No newspaper, aluminum foil, sheets or any other temporary window treatments are permitted.

• No reflective glass or applied reflective film is allowed.

ITEMS IN DOCUMENT NOT REQUIRING AN ARC REQUEST

ENTRY ENHANCEMENT NO ARC Request is required. The maximum number of items allowed on your front entry and front entry expansion is (5) Not to include more than (2) seating elements. Wall decorative items are allowed only from the corner of your garage to residence entry. The Maximum number of wall decorative items is (4). Decorative Pots, minimum diameter of 16”, and no more than (3), must be placed from garage corner back to residence entry. No pots or containers are allowed in front of the garage. No pots or containers are allowed in front flower beds that are past the corner edge of the garage. Hanging Baskets are allowed if they contain plants from the approved list and are located between residence entry and front corner of the garage; NOT allowed on coach lights or lamp post. They count in the total of (9) decorative items.

The total of decorative items shall not exceed a total of (9). Trellises allowed. They must be integral to the design, style of the residence. They must also be attached to the structure. Trellises do not count as a decorative item. NO ARC request is required for a trellis if it meets the criteria stated in this section. Decorations are a homeowner’s option. Decorations, lights, flags, and other decorations customary for holidays and special events are welcome. They must be temporary in nature and may be regulated by the ARC as to quantity. Christmas decorations may be displayed from Thanksgiving Day until January 15. All other holiday decorations may be displayed three weeks before the holiday and one week after the holiday. No enclosure or material of any type shall be added to the front covered entry.

FLAGS/BANNERS

NO ARC request is required. Any homeowner may display one portable, removable United States flag or official flag of the State of Florida. In addition, one portable, removable official flag, not larger than 41/2 feet by 6 feet, representing the United States Army, Navy, Air Force, Marine Corps, or Coast Guard, or a POW-MIA flag may be displayed. All flags must be displayed in a respectful manner. Brackets may be attached to the home or garage to hold a pole for a flag, which is no larger than 3 ft by 5 ft. The American Flag must be flown in accordance with Federal Statutes. ARC request required for Flag Poles to assure Federal Statutes are met. Blue Star Banners are permitted to be displayed in the front widow of the home. No other banners/flags are permitted without ARC approval. Not allowed:

• Garden flags. American flag is the only exception. • Decorative flags: except if they follow the guideline in the Holiday

Decoration section of this document.

All Garbage, Yard Waste and Recycle containers must be stored in the garage out of view from the street. All Garbage, Yard Waste and Recycle containers may not be placed out for pick up earlier than 12 hours before scheduled collection and must be removed and stored in the garage within 12 hours after collection. All containers out for pick-up shall be placed only in designated areas as defined by the City of Venice.

GUTTERS NO ARC request is required to add gutters to your home. Gutters and downspouts are to be Musket Brown or Bronze in color.

PARKING All vehicles owned by residents must be garaged or parked in the driveway. No vehicle will be allowed to be parked in the street overnight. Parking a vehicle across the driveway and parallel to the residence is prohibited. Vehicles parked in the driveway must not extend into the sidewalk or street. The presence of an RV is strictly for the purpose of loading or unloading the vehicle. There is no overnight parking of RV’s unless approved by the HOA Board. No boats, trucks over ¾ tons, commercial vehicles, trailers or other motor vehicles shall be placed, parked or stored upon the property or common elements of the community. No maintenance or repair will be performed upon any boat or motor vehicle in the community. Commercial moving vans and trailers, including U-Haul, Penske, etc. may be parked or stored on the property for up to 8 hours while loading or unloading household items. No overnight parking of such vehicles is allowed unless approved by the HOA Board. Pods or portable storage units may only remain on the property for up to 48 hours. Prior approval must be obtained from the HOA Board.

SIDEWALKS The homeowner shall be responsible for the sidewalk that borders the property including but not limited to maintenance and repair, pressure washing, trimming

of low overhead tree branches, and assuring landscaping and other items do not obstruct the sidewalk. All costs and expenses for repair and maintenance shall be the responsibility of the homeowner. If not properly maintained by the homeowner, and should 3 violation notices have been received, the HOA will perform the maintenance and pass the expense onto the homeowner. In no event may the sidewalk be blocked or obstructed in anyway. SIGNAGE NO ARC Request is required. Real Estate for sale signs must be specific to Milano in the approved size and only one real estate sign allowed on the front yard. Temporary Contractor Signs are allowed in the front yard mulch bed and removed after the work has been completed. Small Security Signs are permitted in the mulch bed. Not to be placed beyond the front edge of the garage. Other signs may be displayed if such signs are approved by the HOA or the ARC as to the design, size, location, and content. Severability: Any part, provision, representation, or warranty of this Standard, which is prohibited, or which is held to be void or unenforceable shall be ineffective to the extent of such prohibition or unenforceability without invalidating the remaining provisions hereof. Revocation. All prior guidelines and references outside the Governing Documents addressing architectural improvements throughout the community are revoked and replaced by the Milano Architectural Standards.
