6. TECHNICAL SKILLS Beside common software (Windows, Office, Auto Cad 2D and 3D, Acrobat writer, CAD Pack) our
team develops all the project using B.I.M. (Building Information Modeling) technology.
Building Information Modeling is, first of all, a method that allows to use a virtual 3D information
model that give the possibility to manage and manipulate the whole lifecycle of the project by our
team, creating a collaborative approach allowing a 360° view of all aspects:
Economic and environmental considerations, such as urbanization constraints, construction and
maintenance costs, and energy efficiency, thus avoiding loss of information resulting in less time
and misunderstanding among professionals while saving on project final costs.
Our team uses the Autodesk Revit application to design, control and manage complex projects.
The software used for masterplan development will develop 2D and 3D drawings, with specific
rendering for the most complex parts of the project.
For the hotel and the residences, the BIM method will be used to control all aspects of the
development of the project and to produce an accurate amount of technical details.

All the tender documentation will be drawn up using 2D and 3D drawing programs, as well as
computing systems for computing.
Gantt diagrams will be used to control the project development phases and to continuously
monitor the working times.
For traffic studies, our consultants utilize specific software for design and road calculation (e.g.
Civil Design, Auto track, SAP2000, Acca Primus).
For Structural design and calculation we use specific software like STAAD PRO V8I
MEP detailing we use software Autodesk Revit.

7. PROJECT MANAGEMENT METHODOLOGY
Our methodology is based on a project management approach, divided into several types of
activities:
1. Analysis and definition of objectives and events that drive them (so-called compelling
events);
2. Work planning according to objectives;
3. Risk Management and Control;
4. Evaluating and planning the resources needed;
5. Allocation / Disallocation of Resources;
6. Organization of work and processes;
7. Acquiring the human resources and materials needed;
8. Assigning Tasks;
9. Direction and coordination of activities;
10. Analysis of the results obtained on the basis of facts and information collected;
11. Defining and controlling the necessary corrective actions with project re-routing in line with
the objectives:
12. (Re) timing, cost and other project indicators;
13. Identification, management and control of change of purpose (change request or change
control);
14. Closing the project and rescaling the resources;
15. Notification of the results obtained from the clients.
These are complemented by cross-disciplinary activities that underpin so-called "soft skills",
less technical and more motivated for working groups and interpersonal relationships.
The experience of our team is such as to ensure the achievement of project goals within the
known constraints of time – cost – quality. For each project, an accurate control system is
defined and based on a set of indicators of the project itself. The main activities are:
Identify the elementary activities needed to produce the deliverables associated with
each element of the work breakdown structure (WBS) and their dependencies;
COMPANY PROFILE -----------------------------------------------------------------------------------------------------------------------
-----------------------------------------------------------------------------------------------------------------------------------------------------------------------------
Page 23 of 23
Represent the task breakdown into a Gantt diagram, highlighting the interrelations
between the different elements of the project (macro-activity or work packages, task
and output) in a time scale;
Valuing the amount of work required (completing each task), determining the type of
resources (human and non) required for their realization;
Calculate the times for each activity according to the number of resources assigned to
them;
Determine staff costs for each activity by multiplying the amount of work estimated for
the average costs of the types of resources identified; add the costs of the other
materials and / or services needed;
Determine the critical path based on existing dependencies within the WBS;
Calculate total time (the so-called elapsed time) by summing up the time for all the tasks
within the critical path;
Determine the total cost by adding the costs (staff + materials + services) to all tasks.
This process is made much simpler by the available planning control tools, which can
represent the structure of the tasks associated with the WBS, view the Gantt chart, and
look for the best plan that optimizes resource utilization and reduces the risks involved in
planning, with the constraint to remain within the execution time required by the buyer.
Purpose, Time and Cost: a project triangle
Like any other human effort, projects are also
made and released in a context subject to certain
constraints. Traditionally these constraints are
listed as purpose / quality, time and cost /
resources. Often, the project triangle image is
used (where each side represents a constraint) to
represent their correlation: each constraint
cannot be changed without impact on the other
two, or each parameter is the function of the
other two. A further variant of this constraint system separates the "quality" (or
"performance") from the "purpose", transforming it into a tetrahedron with four related
constraints.
COMPANY PROFILE -----------------------------------------------------------------------------------------------------------------------
-----------------------------------------------------------------------------------------------------------------------------------------------------------------------------
Page 23 of 23
Time constraint indicates the amount of time available to complete the project. The cost /
resource constraint represents the budget available for the project and at the same time the
set of resources available to the project (there is a clear link between cost and allocated
resources). The purpose / quality constraint is what needs to be done to achieve the project's
expected results both in terms of requirements and quality / performance criteria. These
three constraints are closely related: enhancing the purpose typically means increasing the
times and costs / resources of the project; Reducing times often requires higher costs and /
or a narrower scope; a reduced budget (less resources) may involve longer times and / or a
reduction in the target.
Risk Management
The project management discipline has one of its main objectives to keep under control the
variables of the project, consisting of the variables already described in the triangle section
of the project constraints to which the risks are added.
Risk can be defined as a potential cause of bankruptcy of the project or, in other words, an
event potentially jeopardizing the achievement of project goals. Most of the risks with
negative impacts can be solved (or at least mitigated) by intervening in project planning and
having more time and / or greater resources. According to some definitions, a risk may also
be classified as positive in the sense that it may be associated with a potential opportunity.
Project designers can sometimes make a worsening of the three triangle variables: time,
cost / resources, purpose / quality. The remaining variables, the risks themselves, must be
managed by the project team and primarily by the project manager, through a solid and
accurate initial estimate and the use of efficient and reactive planning techniques. Both the
determination of these variables (time, cost / resources, purpose / quality) and the approach
to be used for project risks are usually fixed through a negotiation process between the
parties that is reflected in the initial contract.
B.I.M. workflows
Thanks to Building Information Modeling (BIM), many building professionals can make more
accurate predictions and complete projects with greater efficiency. Thanks to more project
predictability and more accurate data, construction professionals can plan, coordinate and
control the outcome of projects more effectively. BIM provides the tools needed to evaluate
and improve the feasibility of projects, thus reducing delays and mistakes and containing
cost increases.

The main activities are:
Feasibility modeling: visual evaluation of the feasibility of the projects
Quantification: Estimate more accurately quantities and costs.
Multidisciplinary Coordination: among different professionalities.
Logistics and Planning BIM: Coordination and execution of workplace logistics
