HOW LANDLORDS CAN BE ONE STEP AHEAD OF THE CROWD

With increasing numbers of people turning from buying homes to renting, landlords would be wise to have a full

understanding of the many responsibilities and obligations they face.

Miller & Son Letting Agents have devised a handy check list to prepare their clients and ensure they stay one step ahead of the competition.

When you’re preparing a property to let it’s essential to make sure you know what your legal responsibilities are and that the property complies with all the relevant legislation. Landlords have obligations under the Landlord and Tenant Act to maintain and repair the property and ensure that it’s safe and comfortable for tenants. Landlords and Agents need to make sure that the property has a valid Energy Performance Certificate in place before marketing the property. Necessary gas and electricity safety checks must be carried out by properly qualified contractors and any furniture in the property must comply with Furniture and Fire Safety Regulations.

Tenants will not be expecting to do any work to the house, so landlords should make it as attractive as possible to as many people as possible. The best colours to decorate with are neutrals, especially if the property is to be let unfurnished as tenants will need to imagine their own

furniture and belongings in the property. Fit new carpets if possible, or get existing carpets and floors professionally cleaned. It pays to offer tenants the basic appliances even if you’re not renting furnished – a ready to use kitchen is a good selling point,
