This Project Information Memorandum (the “PIM”) is issued by Rail Land Development Authority (RLDA)

in pursuant to the Request for Proposal vide to provide interested parties hereof a brief overview of plot of

land (the “Site”) and related information about the prospects for development of multifunctional complex

at the Site on long term lease.

The PIM is being distributed for information purposes only and on condition that it is used for no purpose

other than participation in the tender process. The PIM is not a prospectus or offer or invitation to the

public in relation to the Site.

The PIM does not constitute a recommendation by RLDA or any other person to form a basis for

investment. While considering the Site, each bidder should make its own independent assessment and

seek its own professional, financial and legal advice. Bidders should conduct their own investigation and

analysis of the Site, the information contained in the PIM and any other information provided to, or

obtained by the Bidders or any of them or any of their respective advisers.

CITY PROFILE

1.1 INTRODUCTION

Ajmer is a city in the Ajmer district of Rajasthan. With a population of eight lakhs, the city is situated 135 kilometers west of the state capital; Jaipur. It is surrounded by the Aravalli mountains. The famous Dargah of the Sufi saint Khwaja Moinuddin Chisti is located in the city. The city is also the base for visiting an ancient hindu pilgrim town for the temple of Brahma.

Ajmer is the center of education in Rajasthan. Ajmer was once known as Ajaymeru, the city ruled by Prithviraj Chauhan. The city has given its name to Ajmer district, and to a former region of British India called Ajmer-Merwara, and to the erstwhile state of Ajmer, which was formed after independence of India, and was incorporated into Rajasthan state on November 1, 1956.

1.3 LOCATION AND CONNECTIVITY

Ajmer is well connected to the other Indian cities through rail and roadways.

Roadways

The city lies on the Golden Quadrilateral National Highway (NH 8), midway between Mumbai and Delhi. It is located about 400 kilometers from Delhi and 135 kilometeres from Jaipur. RSRTC provides an air conditioned bus service from Delhi, Jaipur and other important cities to Ajmer. Presently a 6 lane highway from Ajmer collectorate to Kishangarh is under construction. On completion the highway will reduce the travel time from 50 mins to approximately 15 to 20 minutes.

Railways

Ajmer is at an important railway junction with broad gauge lines to Jaipur and Marwar, Ahmedabad and Mumbai onwards to Bangalore and a Metre gauge line subject to conversion under Project Unigauge to Udaipur. The railway complex includes a major workshop. The railway has helped the city to connect with major Indian cities such as Delhi, Mumbai, Kolkata, Chennai, Bangalore, Ahmedabad, Indore, Bhopal,

Pune, Patna etc. The station is the origin for several long distance trains such as Ajmer-Bhopal Express, Ajmer-Indore Link Express, Ajmer-Ratlam Express etc.

Airways

The nearest airport is the Jaipur International Airport, 132 km from Ajmer.

1.4 DEMOGRAPHY

As per the census of 2011, Ajmer had a population of 2,584,913. Males constituted 51% of the population and females 48%. Ajmer has an average literacy rate of 70.46% with male literacy of 84% and female literacy of 56%. 16% of the population is under 6 years of age.
