    Morningsides inner-city fringe location suits itself to intensification.

    nlike other areas in Auckland in similar locations, Morningside doesot have a prestigious character. Furthermore the area contains a high

    roportion of non-residential uses. This gives Morningside a competi-

    ve advantage for redevelopment and a unique character and identity.

    Morningside is

    well connected

    to other areas of

    Auckland withgood public trans-

    port and road in-

    frastructure. An

    aray of community

    services and infra-

    structure is locat-

    ed within 800m or

    a 10 minute walk.

    The centre is well lo-

    cated at the intersec-

    tion of the two most

    prominent roads and

    close to the train

    station. This historic

    building marks the

    historical centre.

    Quality character buildings are

    located throughout the site,

    showcasing the areas industrial

    heritage.

    Mature street trees are locat-

    ed throughout the site, pro-

    viding a soft green contrast to

    the built environment.

    Mount Albert Primary School and

    Morningside Kindergarten provide

    educational services and a grass

    field that can be used after school

    hours and on weekends.

    The level train

    crossing provides

    gritty visuals and

    acoustics.

    A view of Mount

    Eden to the east

    provides orienta-

    tion and a sense of

    distance.

    Little activity occurs between New North Road and the rail line,

    missing out on exposure to passing trade.

    The centre is vehicle orientated with poor pedestrian amenity.

    Its connections with the surrounding residential areas are poor.

    As a result it is largely unsuccessful catering to mainly in and

    out type customers.

    Morningside Drive is largely vehicle orientated. It provides a

    regionally significant vehicle movement function and therefore

    experiences a high vehicle count. Businesses take advantage

    of high vehicle exposure, while pedestrian amenity is poor.

    Land intensity is low relative to Morningsides inner-city location.

    Non-residential and residential uses situated on opposite sides

    of the street create a poor, inactive street condition.

    Linking notable green areas enhances biodiversity and

    establishes a legible east-west connection through the

    area. Fruit trees and street verges full of edible plants

    free for the public will add a unique identity to the link

    quired for the increase in resident and worker popu-

    lation as a result of intensification.

    The inclusion of 15m wide road reserves and narrower

    pedestrian paths will add more layers of diversity into the

    movement network.

    Active frontages will be encouraged along Morningside Drive

    where the most passing trade will flow, this will increase with-

    in the centre to ensure vibrancy.
