SUBJECT: 2018 Ag Land Average Increase

STATEMENT/PURPOSE: North Dakota State Tax Commissioners Office sent notice of the agricultural value per acre for the 2018 assessment. The State average per acre for 2018 agricultural land is $371.39 per acre, a (4.2%) increase of the State 2017 per acre value of $355.63.

BACKGROUND/ALTERNATIVES:

North Dakota Century Code §57-02-27.2 reads as follows: “All agricultural property to be valued at ten percent of assessed value as determined pursuant to section 57-02-27.2”.

from Agricultural (A) District to Residential (R) District for approx. 9.88 acres in the SW¼ of Section 22, Township140N, Range 85W, Morton County.

a. Summary: the proposed subdivision is located approx. 4 miles north of New Salem. In June 2017, the applicants – Taylor, Joana and Duane Friesz – obtained a special use permit for an accessory dwelling unit on the site of the proposed subdivision, within a 120 acre tract. The applicants are now requesting approval to subdivide one residential lot from the 120 acre tract so that ownership of the lot can be transferred. No home has

been constructed yet on the lot.

Staff recommended approval of the final plat.
