Applicants’s Guide to ConfidentialityData Protection Act 1984The Association, as a computer user, is registered under the Data Protection Act1984. This means that tenants, former tenants or applicants have a right to seeany information held on computer by the Association relating to the tenant orapplicant, including information provided by them.If you wish to check details about yourself held on computer, please would youput this request in writing so that we can send you a copy of the relevant details.If any personal information about you held on computer by the Association isinaccurate, you have the right to request this to be changed and the Associationhas a statutory obligation to adhere to this request.We take confidentiality very seriously, and staff are instructed not to discusspersonal information about applicants with anyone outside the Association.However, the Association’s registration under the Act also means that we have anobligation to provide information about tenants or applicants to other bodies whichhave a legitimate reason for requesting such information.

Who CAN have access to information about You?The police, court official (for example, a bailiff or debt collector), and the InlandRevenue.If a representative of any of the above calls at the office to ask for informationabout an applicant, in every case, the Association will ask for identification andthe reason that the information is required.Confirmation of an applicant’s name and address and the names of any membersof an applicant’s family or known friends included on the application form stayingat that address may be given.

Who CANNOT have Access to Information?Representatives of other organisations, such as gas, electricity, water andtelephone companies will not be given any information.We will never divulge any information about an applicant to a member of thepublic. However, we may forward correspondence in certain circumstances.What about telephone enquiries?Unless the caller specifically identifies him or herself and is known as arepresentative of a body with a legitimate reason for requesting confidentialinformation, no information will be divulged. Mid-Wales Housing TenantsWHAT IS FLOATING SUPPORT?Floating support can provide flexible advice and support for tenants living in theirown home, to ensure they can maintain current and future accommodation.

WHO CAN ACCESS THIS SUPPORT?Floating support is available to all tenants of Mid-Wales Housing Association whofeel they may require:• Advice and assistance with managing benefits and finances• Assistance with reporting repairs or maintaining their tenancy• Support with day to day living• Advice on how to be a good neighbour and tenantThis list is not exhaustive and is an example of some of the ways your supportworker may be able to help you.

HOW CAN I ACCESS THE SUPPORT?If you are interested in receiving floating support the contact details for agenciesare listed below.If you do not want to contact the agency yourself, but would like us to contactthem for you, you can speak with your Housing Co-Ordinator who can make areferral on your behalf.

HOW LONG IS THE SUPPORT AVAILABLE?The support required will depend on your individual needs. The length and level ofsupport will be agreed with your support worker and will be reviewed at differentintervals.

MID-WALES HOUSING’S INVOLVEMENTAlthough Mid-Wales Housing does not provide floating support direct, we canliaise with your support worker if you would like us to. For example we can copyall correspondence that we send to you to your support worker, such as lettersconcerning your rent or tenancy. If you would like us to do this please tell yoursupport worker and they will ask you to sign an ‘Authority to Disclose’ form. Yoursupport worker will explain this further to you.

WHAT HAPPENS IF I DO NOT NEED THE SUPPORT ANY LONGER?Your support can be stopped at any time; you will just need to let your supportworker know that you do not require support any longer. If you signed an‘Authority to Disclose’ form your support worker should inform Mid-Wales Housingwhen you are no longer receiving support so we do not copy any correspondenceabout you to them.

WHAT IF I REQUIRE SUPPORT AGAIN IN THE FUTURE?You can receive support as often as you like, when you like.Just follow the same procedures.

WILL I HAVE TO PAY FOR THE SUPPORT?You should not have to pay for this service but there are some circumstanceswhen you may be asked to pay. Your support worker will be able to advise youon this further.

WILL I BE ABLE TO GET SUPPORT STRAIGHT AWAY?Support is normally available straight away but on some occasions there is awaiting list.

WHAT IS MID-WALES HOUSING ASSOCIATION?The Association is a registered social landlord.We are a non-profit making organisation and our rents and the serviceswe provide are regulated by the Welsh Assembly Government.The Association owns approximately 1,300 properties throughout Powysand Ceredigion.These include flats, houses, bungalows, sheltered accommodation andsupported housing.

Rent MattersThe amount of rent charged depends on the size of the property and ranges frombetween approximately £60 per week for a 1 bedroomed flat to £75 per week fora 3 bedroomed house.Rents are reviewed annually.In addition, a service charge may be payable for things suchas maintenance of heating installations and smoke detectors, cleaning communalareas in flats, maintenance of communal grounds, etc.You may be entitled to Housing Benefit to help pay your rent and service charge.

What services does the Association provide?• Responsive repair service covering all external repairs and many internal• Periodic redecoration of external paintwork plus internal communal areas• Regular servicing of gas fires (if applicable) and central heating• Planned maintenance and improvements over the property’s life• The ability to transfer to a more suitable property in a different area(subject to conditions)

• Access to a mediation service to help resolve any disputes• Adaptations where needed to make life easier• Telephone point/aerial• TV point• Door entry system (where appropriate)• Communal cleaning and gardening services (where appropriate)• Emergency alarm system (where appropriate)• Support to sustain a tenancy, if required
